I contacted Robert with an issue I had with a water heater leak. He came over first thing the next morning, diagnosed what was causing the leak, and explained to me that my water regulator was bad, causing too much water pressure inside the house. He attached a gauge to my kitchen faucet that showed the pressure reading at 95, but should have been closer to 55. The additional pressure over time caused the release valve on my water heater to stop working properly, which was causing additional water to leak out of my water heater. He replaced the regulator and put in a new release valve on my water heater. He was finished in less than 90 minutes, and the leak is fixed. And to top it off, his bill for parts and labor was very reasonable!! Thanks Robert!

I had to have valves fixed and rearranged for my new dishwasher. I called him and he came the same day to fix it. Work was excellent and a reasonable price. Would definitely recommend!

Called Mr. Franks on a Friday afternoon with a Faucet line leak. He arrived very promptly and fixed the leak. He added adapters to make it easier for me to install a new faucet to a Laundry tub if I need to.
Very courteous and professional, highly recommended!!
