IF OVERPROMISING AND UNDERDELIVERING HAD A FACE IT WOULD BE DOMINICK SANTIAGO’s
WORST EXPERIENCE EVER. Dominik charged us over $7,000. To renovate the hallways in our building. All of the paint started peeling off within 1 week of the Job. His workers showed up to the job drunk and was dipping his whole entire hand up-to his wrist in the paint can! I had to send the guy home in the middle of the day. He left cracks in the walls that were supposed to be repaired. He left the stair case unfinished because he couldn’t figure out how to lay the flooring down around the spindles. His painter painted the radiator with flammable paint. And nothing was properly prepped or primed. The building is old he didn’t clean the walls before applying the paint.
I’m honestly embarrassed for Dominik because he owns a business with no self respect pride or dignity in his work. If you call him out for his inadequacy he will throw personal insults at you. He had to give us a $900. Discount in the end. This guy will try to get you to take out a loan to renovate your home and then do 1/2 the job then disappear. Thank God we didn’t do that. -
Worst company ever, DO NOT even think on using this company, they made me take a 203k loan and then abandoned my project after 7 months of doing NOTHING while I was pregnant and they don’t care at all. Now i have no money, have to still pay the loan and my newborn has no place to live.

I will take the time to express what I believe working with Dominick Santiago, Dom Realty Group, or One Source Properties LLC (Same person, same company just different names), in reality is. I definitely agree with all the negative reviews that appear here now. If you see any positive ones, it’s simply because they know each other.
The way Dominick tries to manipulate people to do a job the way he wants to believe is more beneficial for himself than to the customer (lacking ethical and principals) is just fearful. We agreed to the contract of complete Demo to the studs for “X” amount in three total payments depending on how the work has been advanced and completion of 4-5 days excluding Sundays after seeing in person the house and providing this price. However, the first day only 3 people showed up to start the job, and not on time. They arrived after noon time. Obviously, they were able to finish 3/4 of the job in the 1st level. Instead of giving this contractor what was agreed on the first payment, I cut a portion since it was not fully completed or advanced to the point of giving this company 50% of the job as a payment. The second day, same three workers showed up and finished the day with 1/2 of the first level. Second floor (untouched), siding (untouched), a lot of garbage still in the first floor.
The third day and fourth day, no one showed up to worksite. We got in contact with Mr Santiago and we were told that no one showed up because the check I gave him did not clear and will not clear in his end/bank until July 1st. I explained to him that from my bank, the business banker told me that it was already cashed on June 21st (proof that I will surely upload if needed). The policy that his bank has when it comes to new client deposits (not having history of transactions from a new client) has nothing to do with my bank or check. Therefore, on the 5th day the same 3 workers and 2 new ones showed up to site. They advanced the job a little more and were closed to finish the 1st floor; 3/4 of the job in first floor was completed and some molding and doors removed from 2nd floor. The 6th day same crew came in and I told Dominick a portion of the 2nd payment will be provided in the morning and another portion at the end of the day when I see how much the guys advance the work.
At the end of that day, I gave him another check and in the morning a portion through Zelle. This will total the two full payments that we agreed on.
At the end of that same day, Dominick reached out to us expressing that he “miscalculated” his numbers and that he needs more money to complete the job, otherwise; he will continue it.
I reached out back to Dominick and explained that we agreed on a price and we are not giving any additional amount. We also provided him a day to come back to the worksite to finish the job as has already exceeded the number of days, as per contract, he was supposed to finish the job, otherwise; he will be violating the terms once more and be in breach of contract as of July 1st, 2024 after 9AM. Today it is!
I will be updating this reviews with images if needed!! It is just too much working with this story teller! 100% NOT recommended!
