    For anybody looking to encapsulate their crawl space I highly recommend Lane from Crawl Space Brothers. He did a fantastic job on my very messy, smelly, musty, and extra large (approximately 1600 sqft) crawl space. He was very responsive, answered all my questions, and did the job he promised all for a reasonable price. I interviewed 11 companies and it came down to 3 who I felt were qualified and priced appropriately. However, Lane was the most knowledgeable and the only one that immediately responded to my texts and emails. So that made the decision easy.

    I recently bought my home at the start of the summer 2020 and after the first major rainfall, I discovered how damp and musty my crawl space could get. The smell was horrendous inside the house and my girlfriend couldn't stand it with her allergies. I rarely have allergy issues and this was impacting me too. Our newly installed wood floors were even warping. I typically do 95% of all the repairs, construction, and installation around the house since I grew up doing exactly that on a farm. And farms need a ton of maintenance. So when I investigated what to do about the crawl space smell and humidity, I was prepared to do it all myself.

    I did my research, watched you tube videos, and priced out all the materials AND tools. I figured I could buy the tools and resell them after I was done. I even bought a full body protective suit and a full face respirator. It was pretty gross down there especially because there had been some raccoons that used my crawl space as a latrine and hundreds of cave spiders called it home. Overall, I priced it out to cost me less than $4,000 to do it myself which also includes a dehumidifier.

    So with knowledge and cost of materials in hand, I started interviewing companies. I got quoted a range of $5,000 to $30,000. I couldn't believe the swing in prices! The $5,000 was quoted by someone advertising on Craig's List. However, I discovered many reviews of his work on the Better Business Bureau site all saying to stay away. The $30k quote came from someone who was more interested in mold removal and the encapsulation was only a small part of that price. He wouldn't do the encapsulation without the pricey mold removal process. (by the way, there was hardly any mold per 2 mold experts I had come by). The remaining 9 companies all proposed similar work and were around the same ballpark ( $10k to $20k) for the 40' x 40' space.

    So in the end, my main factors for choosing a company was price, online reviews, who was actually doing the work (I hate when I hire a company and they hire subcontractors they pay pennies to and not oversee their work), were able to complete the job soon, and said all the right technical things based on my research. That came down to 3 companies but I hired Lane for the following reasons. 1) He was very knowledgeable and answered all my questions which I mostly already knew the answers to 2) he talked about being knee deep in mud digging out a hole for a sump pump basin. This coming from the guy who owns the company. So that was a major plus for me. 3) He said he would do the job himself since he was still hiring some new help 4) His estimate was very reasonable and was in line with the cost I came up with. I had determined how much on top of materials I was willing to pay someone so I could avoid doing the disgusting and potentially hazardous work myself. And Lane's quote was right on the money. (Remember, DIY is a great way to save money and learn something new, but definitely not at the expense of your own health and safety. That's when you need to hire professionals who have the right equipment and experience.) 5) Lane was very responsive by text/email and would actually answer his personal phone when I called him.

    So I'm happy to report that my crawl space looks phenomenal and is a dry 40% humidity. My house smells great and no more allergy issues. Plus no more creepy cave spiders. Our many thanks to you Lane.

    We used Crawl Space Brothers to encapsulate our crawl space. They were extremely professional, communicative, & quick working.
    If you have any crawl space issues, we highly recommend them! 10/10!

    After much research and cold calls on the best way to insulate a crawl space, my daughter decided to hire Crawl Space Brothers (“CSB”) located in Marlow Heights, Maryland. Her home is located in an area of Alexandria that is crawlspace prevalent and the below grade ground can be very wet.

    When I met Lane White at the initial appointment for estimating the job, his approach and advice was logical, all-encompassing, and better than any other companies’ proposed solutions. Mr. White’s objective was to fix the many years of mold and moisture problems without doing anything that would prohibit or impede any possible future work needed in the crawl space. His goal was also to improve the air quality in the main living area of the house. She was unaware that an inadequate sump pump and improper drainage had led to mold, and so remediation was part of the final project.

    CSB helped to identify two other problems discovered in the course of the project and was able to correct them ahead of the promised timeframe of the job.

    We are very pleased with CSB’s Warranty and the opportunity for the company to service the commercial-grade dehumidifier they installed on a yearly basis for a nominal amount.

    The team at CSB is professional, courteous and a pleasure to work with. The line of communication between CSB and the customer is exceptional. They provided before and after pictures that kept her apprised of the scope of the project and the end result.

    Without qualification, I would recommend CSB for all your crawl space needs, and would be happy to speak with anyone trying to make a decision regarding hiring CSB.

    Lane came to the house on a Saturday to diagnose a problem with water pooling in our crawl space. He spent considerable time examining the entire space and left me some extra vapor barrier, tape, and hose. I would highly recommend Crawl Space Brothers. I wish they were in the DC area when the original work was done on our crawl space.

    I cannot recommend Crawl Space Brothers enough. They did an amazing job encapsulating my Crawlspace which added value to my home and made the basement more aesthetically appealing. They are true professionals and will be referring them to my friends/family.

    I have a 1950s rancher with a pretty large crawl space, and didn't really know much about them when I bought the house. Since then, I've done quite a bit of research on crawl spaces, different solutions for improving the space, pricing, etc. So, when Lane came out to the house to do the inspection, I had an idea of what needed to be done and how much it would cost. He spent a considerable amount of time mapping out and measuring the space, taking photos and video, before walking me through the conditions, recommendations, and price. Given the area we live in, his price was in line what what I expected, especially for the amount of work that was needed. I was very impressed with how thoughtful, knowledgeable, and thorough he was, and decided to hire him on the spot. He and James did a great job! They were professional, friendly, and communicated frequently with me throughout the project. I felt 100% comfortable having them in my home. James even pointed out an issue with one of my pipes that was leaking. He cleaned it and patched it up for me until I was able to get a plumber out to replace it. Above and beyond, hard working, up front and honest, and just great people to work with. I would absolutely recommend them (and have already!) to anyone needing crawl space work. I have peace of mind now knowing that the air coming into my home is much cleaner and healthier. I've also noticed that the floors are no longer super cold, and the house retains heat so well that I have yet to turn the heat on this year! Money well spent. Thanks again, Lane and James!     Lane and his team (especially Hunter) were fantastic from start to finish. Wonderful communication on options to solve our issues and throughout the scheduling process. Fast and efficient work once we found a time that worked for both of us and are very happy with the results. Would highly recommend to anyone looking for any crawlspace work.

    Not long ago we bought a 1940’s cottage on a crawlspace. The home inspector pointed out that the crawlspace needed work- the openings were letting in some water and the insulation was falling down.

    Lane from Crawlspace brothers came out and was very professional in hearing about what I knew of the crawlspace. (I’ve explored the space extensively on my own.) He suited up and went into the crawlspace. It’s important to note that this crawlspace is more of a belly-crawlspace than a crawlspace- It is too low to actually “crawl”.

    Lane spent quite some time under our house and did a very thorough diagnosis. He confirmed the problems we already knew about; The openings need reworking and the insulation needs to be replaced. But he also found signs that the walls of the foundation have some leakage that will require addressing, likely through some kind of French drain and sump pump. This would be a big job, and one he wasn’t sure he has the team in place (yet!) to do. Rather than attempt some of the job, he recommended exploring specialists in installing drainage systems.

    It takes real integrity to know your limits and be willing to say “no”. Lane told me he only wants to do work that he knows he can guarantee. I really value the honesty and professionalism he showed through the whole process.

    Space with moderate sized crawl space that was experiencing some limited pest and moisture/humidity issues during summer. Decided that sealing off was the best way forward and worked with several vendors on proposals. Lane worked with us to find a right sized solution for our problem and our family's budget. Work was completed in a timely manner and is high quality. We are pleased with the results. Would recommend this company to others looking to solve crawl space issues.

    Lane and his team were fantastic to work with to help inspect and encapsulate our crawl space. His guys were always prompt, quick, and polite, and did an exceptional job on our encapsulation. We won't consider anyone else to do crawl space-related work for us in the future. Definitely recommend.

    I reached out to Crawlspace Bothers for advice after a different company encapsulated our crawl space. Even though I had never been a customer, Crawlspace Brothers returned my call quickly, asked questions to better understand the situation, and even provided a recommended path forward. I was so grateful for the professional advice that I called them back the next day about them doing the work to resolve our crawl space issue.
