Crowne Creek Village - Smith Douglas Homes

Crown Creek Village looks nice at first glance, but don’t be fooled—there is effectively no HOA enforcement, and it shows.

Ongoing issues include unregistered vehicles sitting for weeks, cars routinely parked on the street blocking sidewalks, trash and recycling bins left in full view for extended periods, and multiple homes with yards completely overrun with weeds. Some properties are in such poor condition they clearly fall below even the most basic covenant requirements, yet nothing is done.

There is also a clear lack of common area maintenance—landscaping is neglected and the community is overrun with mosquitoes, making outdoor spaces unpleasant and, at times, unusable.

Safety is also a concern—loose dogs, blocked sidewalks forcing families into the street, and poorly parked vehicles creating hazards for school buses.

What’s most frustrating is the complete lack of accountability. Smith-Douglas Homes claims the HOA is controlled by the original builder, Wren Homes. Meanwhile, the HOA management company (when they respond at all) blames “the developer.” It’s nothing but a constant runaround with no one taking responsibility.

After months of inaction, issues have had to be escalated to the City of Huntsville and local authorities just to get any traction.

If you’re considering moving here, understand this: the rules may exist on paper, but they are not enforced. The result is a steady decline in the community’s appearance, safety, and overall quality of life.

Proceed accordingly.
