I paid Pacific Coast Termite for a termite inspection during the inspection period when purchasing a house. The inspection was prompt (which was impressive during the early stages of COVID) and did correctly note the presence of termites. However, I asked explicitly when ordering the inspection to note damage that would need to be repaired (as a previous inspection mentioned sistering floor joists being necessary to remedy the termite damage). The inspection from Pacific Coast Termite did not mention anything regarding necessary repairs so I took that as a good sign and purchased the house.
When I had another company come out to fumigate and treat the house for termites, they recommended very significant work be done, including opening up a significant portion of stucco, replacing structural elements of the house - including joists, mudsill, and sill plate. This along with the damage discovered when opening up the stucco ended up costing tens of thousands of dollars. I don't fault Pacific Coast Termite for not finding the damage behind the stucco, but since the basement provided relatively easy access to the sill plate and mudsill (and both would disintegrate to the touch), I would have expected the inspection to include this, which would have likely influenced my purchasing decision.
I would recommend Pacific Coast Termite if you're looking to figure out if you have termites quickly, but would steer clear if you're looking for what kind of remedies are necessary for the termite damage.

Scott came out to do the free termite inspection. I received a report that was very confusing because the boxes checked were stating I had tenrmites. I messaged back to confirm if he was stating my house was positive and needed treatment. He did not respond. So, I called to have someone interpret the report. The lady could not, and said she would have to have Scott call me. After not hearing back, I sent second email. No response. It is disappointing how paid workers cause business owners to lose business.
