When he arrived, he spent at least 45 minutes diagnosing issues I presented to him. He took the time to carefully examine each issue before providing a quote for the job. His quote was fair and importantly it didn’t change once the work for more difficult. He explained the issues clearly and went to work.

In terms of work, He fixed required three outlets that had been improperly wired by a prior serviceman. He sourced an electrical short in a fixture and installed another fixture.

Very professional! On time and it didn’t take him long at all. We had three outside lights replaced. I highly recommend this company. Great job!

Quality inspections for many years. They are one of my go-to inspection companies.

They do the best Termite control in the Bay Area. The staff and Inspectors are easy to talk to and explain the process.

I walked into my backyard to see a scary mass of flying bugs ready to carry me away, eat my house and possibly my soul, because they were ugly scary. A friend of mine recommended Able and they came out the same afternoon. The inspector, Jonathan, was very polite and professional . He told me I had swarming termites and they could take care of it. I think what he meant was swarming termites of doom and they would send their best bug exorcist. The bug exorcist, Jose, was meticulous, which I *really* appreciated. I have not seen a trace of the swarm of doom since the treatment, which I must say has improved my backyard 1000%. I also loved that the warranty is 2 years, which means the next dark sentient cloud that darkens my door will be a sign of the impending apocalypse and not termites.

(Un)able Exterminators was a horrible experience. We had termite and fungus damage throughout the house, and got quotes from a few providers. We really regret going with these guys...

1) Their quote was totally off - our final invoice came out to be about 50% higher than what they originally estimated. And 50% higher for an entire house is QUITE a big sum. Cannot comprehend how they could have been so off originally. Everything they've put down has been along the following lines: "During the course of repairs, refer to item XYZ of our original report, ABC damage was found." This really is starting to sound fraudulent...
During our supplemental review, Bill (the inspector) came out to look at our garage. He flicked his flashlight on, looked around, took out his ladder, then slapped me a $100 inspection fee. $100 for a 10 minute walk around the garage - I'd like a job like that as well!

2) Our scheduler, Dwayne, is really an amazing guy (and I'm only picking on one, because he truly was something). I called him to schedule an appointment, and literally 5 minutes later, he called me back asking me when we had decided to go ahead with the work. After reminding him what he had mentioned to me 5 minutes ago, he called *yet again*. This time, he got my name totally wrong, and blatantly asked me if I had any questions... No context, just asked me whether I had any question... Maybe the termite chemicals just got to him, but these people really have no organization skills whatsoever.

3) Every single time I've called them, they put me on hold almost immediately. Then, some lady almost always picked up the wrong line, started yapping something until she realized she had the wrong person, then put me on hold again. Once, I'd forgive... Twice, I'd get irritated... Thrice, it's out... And this happened about 8 times total now (and we haven't finished the whole work yet).

4) They subcontract their fumigation (Discount Fumigation) and never coordinate with the subcontractors. No "heads up" that someone else was going to contact us (we almost lost this in spam), no coordination of key handover (Able just took our keys, we had to use our spare keys for Discount Fumigation since Able never responded), and completely hands-off in the entire process. Not something I'd expect for the price we're paying.

5) Finally work... this I'll know in a few days (since they're still working on it), but I'll give them some credit for their work - it seems they are doing *something* (we see lots of wood lying around), but then again, it's not complete yet.

I may give them 1 extra star for a work well done, but as of now their service is down the drain.

The man that did my work was so nice, and he cleaned up after he was finished so well that I couldn’t tell he was there. He also helped me by telling me the type of repair work I needed done for a door, who should do it, and what products I needed. I also found the woman who answered the phone to be very helpful. I would never use anyone else for thermite work.

Their focus is on work related to termite and other rot damage: inspections, tenting, and replacing affected timbers. Repairing rotten floor timber in bathrooms and toilets leads them into removing and replacing bathroom furniture, plumbing, and tiling. So they end up being pretty good guys to do all kinds of bathroom remodeling whether or not there is rotten wood to replace. Unlike most contractors they answer their phone, and show up when promised. Hard to believe, but true! They repaired a rotten floor around a toilet in a rental in 2012; it still looks good. They did a complete remodel of a bathroom in another rental in 2014, including new plumbing, wall tiling, and floor tiling. They replaced bath, shower, toilet, plumbing, and tiling in two more bathrooms in another rental in October 2017; all very good. They are not expert designers, so you need to know exactly what you want. I'll be using them again, both for termite/rot inspections and for bathroom remodels.

My family has used Able Exterminators for years for their properties. When it was time for me to find an exterminator I looked around but was consistently brought back to Able Exterminators for their helpful staff and pricing. We had to treat our home for both dry wood and subterranean termites and they did a fantastic job in answering questions and performing the work. When we had another issue, they had no problem in recommending us to another vendor for a services that they did not provide. It was a great experience working with Able's office staff and technicians. I would highly recommend them for your home or business needs.

We got really bad experience with them. Looks like they do change estimates and assessment based on purpose of report. For sale they will fantasy about everything, thermites, aliens, what they may think of. When we got the house, we got one report. When we ordered one after a lot of fixes - another one. And when we decided to change the place and got one for selling - they put a ton of nonsense there. So, either completely incompetent or else ... Stay away from them.

I never knew fixing high water pressure was something you even had to worry about until my washing machine hose suddenly burst. The technician checked the PSI, walked me through the potential dangers, and adjusted the pressure before it could cause more damage. That one visit likely prevented bigger flooding problems down the line.

A complete repiping project worried me at first, but the crew made it easy. They were organized, efficient, and kept me updated throughout the process.

I employed someone to do pressure regulator troubleshooting, and they were very thorough. They inspected all valves, measured the pressure, and made accurate adjustments. Everything works perfectly without fluctuations.
