Let me start off by stating my name is Sheila, not David, and I am reviewing this company under our office google account...

This is the WORST cleaning company I have ever dealt with!!! We've had two separate crews come in just in the past 6 months and neither cleaned as expected! Trash cans were left full, floors were not cleaned, dusting was not done, it never smelt clean, etc.

Our first cleaning crew was terrible from the beginning. They refused to move anything to sweep or vacuum. Floors were neglected. Bathrooms were never cleaned. When they were fired, the head of the cleaning crew came in and tried taking OUR broom, dust mops, etc.

The second cleaning crew did GREAT job....... for the first week. Again, floors are being neglected, dusting isn't getting done, nothing is being moved, trash isn't being taken out, floor mats aren't being cleaned, etc.

I spoke with Tina at JaniKing Orlando who in turn spoke with the "head customer service" lady. I was told by the head of customer service that they will get a new crew in, they are "sooooo sorry" and they will "credit your account for the past month." None of these things have happened as of yet.

This is a physician's office where cleanliness is expected and if it is not clean, it leaves a bad taste in patient's mouths. The doctor was out of town last week so the girls in the office and I spent a whole day cleaning the office. All the cleaning crew had to do was take out the trash, it wasn't done!

The girls and I were in the office from 5:00pm to 7:00pm on Sunday, 10/04/2015 decorating the office for the doctor's birthday and guess what?! THE CLEANING CREW HADN'T BEEN IN!!! They are supposed to come on Friday evening or Saturday!!

The most frustrating part of all of this is that we are locked in to a contract until February 2016 so we have NO options at this point! Please, please, please do your research on other search engines or review sites before signing with these people. They obviously only put the GOOD reviews on their website and they talk a big game when they come in to speak with you.

If I could give less than one star, I would!

Edited to add: It is now 04/12/2017. We cancelled our contract with them in February. We tried to get out of it last year but it had conveniently renewed without our knowledge. This company is now threatening to send our account to collections because they expect us to pay for a service that was never provided. We would come in to dust and dirt on the floors, full trash cans, dirty windows, etc--NO ONE CAME!! Now that we're telling them we're not paying since the service was not provided they are requiring proof of our dissatisfaction and asking why we stayed with them. WE STAYED BECAUSE YOU TOLD US WE COULDN'T GET OUT OF OUR CONTRACT!!

I can't believe this company is still open. We can't be the only ones having issues.

I have had my franchise for 10 years. It has been a great experience for me. I have grown my business and have had a successful outcome. It has worked for me because I have made it work for me. If you put in the time, effort and apply what you are taught at training you will succeed.

Absolute terrible communication with every level of workers, management and salespeople. The first cleaning person they sent refused to even move chairs and would not vacuum under them. And then cleaners quit (they are independent contractors) and never told JaniKing. Then they new cleaner they sent never showed up the first weekend and then sent his own crew who had never even been in our building and set our alarm off. I am located in Lakeland, FL and this was all for a commercial account.

I have been using Jani-King of Orlando now for a little over 2 years, my previous company was with me for 10 years. I have to say that I have been very pleased so far, professional staff, the best regional account manager that I have dealt with in a very long time, Juan has always addressed any issues or concerns that I have had. He has always been there to answer any questions that I have. That means the world to me that he really cares about his customers and that I'm not just another account to him. My facility is quite large and no matter what extra work I need done they always come thru. Please keep up the good work and the great customer care.

I am not generally one to write reviews, but one is warranted with the experience we have had with Jani King. They were hired to clean two of our buildings totaling about 24,000 SF in 2020. On average, they would be on-site anywhere from 10 minutes to an hour or two each visit; every once in a while, they would be here longer. Emails and pictures were provided to the owner during this time to make sure we had everything documented. I took over as manager in March, and in April, we gave a 60-day notice per the contract to end the services so that we could hire a new employee. (Unfortunately, the contract was not up until September, my fault for having the wrong date. However, they knew we wanted to cancel the contract and did not say they would not accept the cancellation until September per the contract until the end of the 60 days was over, and we would not let them back on site. Therefore, we had to give an additional 15 days for the notice to cure clause after the 60 days, and nothing improved during that time either.)

During the 60 days, they offered to switch franchise owners; this would be the third one, we agreed and hoped for improvement. (They offered another change at the end of the 60 days too.) We gave the new owner a tour of the facilities, and she agreed we were not just "picky," and our concerns were legitimate. We once again provided daily, weekly, and monthly tasks for them to complete. They started off ok for a few days, and then it went back to less than 20 minutes a day and no shows. During the 15 days, we had them complete and sign off on the checklist every time. Not everything was completed as required each time, and we provided photographs and emails detailing the experience.

We took back over the cleaning in house, and within a couple of days, the residents noticed a considerable difference in the cleanliness of the buildings, and we are saving money.

Really appreciate all the attentiveness and attention to detail Brian brings to the team. He is always a pleasure to work with when he stops by!

Jani King is a fantastic company. They will assist you with all your commercial cleaning needs. They have a 99% retention rate and customers stay on average 5 years.

I hired their service for our company in Polk County a little over a month ago and so far, so good! They seem to have a very receptive team that is prompt at answering and taking actions. My sales rep is Anna Marie Pond and her reliability alone was the reason why we chose Jani King!

Jani King is the best cleaning company we ever had. They clean a federal facility I work at in Kissimmee , and their work is outstanding. Rayner and his team do a great job everyday!

Terrible service with the William in the Orlando franchise. We only had him for 1.5 months and during that time they left our back patio door to our property open two times, then one night he randomly called me and told me the key stopped working and asked if we changed the lock (we didn’t). He refuse to Jair admit that they lost our key. He returned two mailbox sized keys that didn’t even fit the front door. The next morning we found the key on the floor outside our building.

I am using my personal account as i do not want to put where i work at for privacy issues. Our office contracted your services and your staff Alexandra is amazing at her job. She keeps our office clean and smelling nice, makes sure to respect other's spaces while she works and waits until the space is clear in order to be to cleaned. She is not only the cleaning staff, she is very respected and valued here in the office. She has a bright smile on her face and if she needs anything from my end she always communicates with me and I help her get any items that she needs. I do give it 4 stars because she could use help to clean office. 1 person is not enough for a big space, especially the schedule in our office varies and she has to work around the time line. I also wish that products would be purchased by Jani-King in order to make it easier for her and not depend on our office to order for her. Sometimes we could be busy and miss a communication with her and we do not want items to be out of stock.Overall this is about it. Alexandra is bright profesional and everyone loves her. Just add another staff to help her please.

Jani-King has been extremely responsive and whenever we ask for an additional service outside of our contract, they deliver! Monthly checks are a must, and anything that needs to be addressed gets done. They've made communication so easy, and I highly recommend. This is my second time working with this franchise, and I have no complaints.
