Mr. Cobb is a friendly guy. But low quality work. They've been done since January/February of 2023 and there is lot of issues. While they were building they did leave our roof wide open for leaking. There is still water damage on our "living room" wall.

And the bathroom door that was replaced doesn't even open or close properly. 😒

After months of searching, they were the best, least scam-ish general contractor company i could find for my 203k reno.
Mr. Cobb was professional in how he treated me throughout the project. However my concerns are as follows.

The lumber purchased for my renovation is paid for by me. However (as seems to be practice amongst GCs) he claimed that he was returning the extra. Which i know to not be true, the lumber which belonged to be was taken and is used to build the house he was buolding for his family. I called him out on it but he only gave his excuses why i wasnt paying for it. Despite claiming to be transparent, when i requested the invoices on the lumber that would show what i paid for, he refused.

Once again, friendly fellow, but the enture project was characterized by below standard operating (in my opinion). At one point there was a waterfall of rain pouring down my wall where they did not seal or cover something properly... the stains on the wall are still there as he never felt the need to clean it up.

Every requested would be qouted. Seem to have an understanding, only to have the job half done with an absurd price tag suddenly introduced to "finish" the rest as it "was not part of the quote". I asked to have a window removed and the hole closed up. Two door openings walled up. He would cover one side and leave the studs bare on the other side and claim finishing it wasnt part of the quote. The deck was half replaced, leaving the older half shifted and precarious, only for it to nearly fall apart shortly after they "finished" the reno.

Gutters weren't part of the massive roof that slopes to the deck had to pay extra after the fact. Back filling wasnt done.
Every window replaced still needs work. The crawl space has puddles of water. The laundry room was quoted. And after questioning why plumbing and things were being completed before the put up sheet rock, he said it was to bypass trouble with the inspector, only later to decide no finishing their work would be another $10,000 for just finishing the laundry room he already quoted me on. Other things like a replaced door that wont shut unless man-handled, and things like that.

I'd say the theme is "un-finished".
I had a lot going on in my life diring this so i had to pick my battles, and my dying father won out most of the time. So i let a lot go because lack of time and energy, the whole things is highlight by a quote from him during one of our conversations in which he explained that he told his son "you can't con a con".

In the end i am frustrated with myself. You'll get screwed by these people no matter what, i still think i got less swindled by him then i would have with the others i interviewed. But even the "Christian" general contractor will have justifications for what they do. Disappointed with what my money got me but it is what it is.
