We've been using Barnes for 21 years for everything from basement overflow to frozen kitchen pipes. Prompt and professional. They get the job done.

Oscar was wonderful. He was timely and professional. The work was excellent and he explaiend what he was doing every step.

Fabulous service from Barnes Plumbing today; so pleased that I was motivated to write a review. My bathrooms are as old as the hills and have parts that look like they came out of an archaeological dig (!) Jonny S. figured out what was needed and was able to make a very satisfactory but temporary repair last week while he tracked down parts. He came back to install them today and our 'ye olde' shower now works like a charm. And in addition to great service and expertise, it was a joy to observe and benefit from the pride he takes in his work. Considerate and neat...and willing to indulge the 93-year-old in our house with a photo; made my day TBH. I wish all contractors were like this!

Used this plumber company for the first time for a Ruud hot water heater problem that other plumbers had difficulty fixing. The repair was successful!! The repairman was prompt, courteous, tidy and very knowledgeable. I hope to not need plumbing services in the future but if I do, I will call them again!

These folks do great work. When the pilot light on our year-old hot water heater wouldn't stay lit, they correctly diagnosed the problem and made the necessary repairs (as oppossed to the first folks we called who tried to sell us a new water heater), including making sure that all the parts were covered under warranty, correctly diagnosed an additional problem with the heater venting and recommended a great service to fix it. They are our plumber from now on.

We had very good experience with Barnes Plumbing company! They replaced old leaking copper sewer pipe in the house. Johnny was great! He is very professional and honest. We highly recommend Barnes Plumbing!

We needed some copper pipe replaced at my mom's house (pin hole leaks behind drywall in a 70 y.o. house) and liked Johnnie's work so much we asked him to come back to install a new shower/tub faucet in one bathroom and install new washers in an original faucet in another. He could do it all, and well. Very happy. I highly recommend Barnes plumbing.

Do not use MH Barnes for Heat Pump Hot Water Heaters. We had them install an AO Smith water heater 22 months ago. They had promised a unit with a 10 year warranty and delivered a unit with a six year warrantly.

After six months the heat pump portion of it failed. They could not diagnose it. They sent out a junior person when it failed who knew nothing about heat pump hot water heaters. We called repeatedly for follwo up after this one visit. Barnes did not return phone calls.They did not help us with a warranty claim.

After we reached out to AO Smith directly, they helped us diagnose the failure using two simple thermometers and the software on the heat pump. AO Smith offered a warranty replacement.

I would not have Barnes do any work for us again.

Barnes came highly recommended from our friends. They are very professional, timely and fairly priced. Every time they have come to our home, they have fixed the problem with as little hassle as possible.

Echoing other reviews -- I wouldn't recommend Barnes Plumbing. They installed a sump pump battery backup in my house in November 2022 and it started beeping with an error message in December 2024. When someone from Barnes came out in January 2025, they said the battery was dead and should have lasted 5 years but they couldn't do anything about it because the manufacturer only had a 1 year warranty. They said it would cost over $500 to replace a battery that was only 2 years old and was defective. And then they charged me $130 for someone to just come out to my place without even telling me that there was a charge for that (and told me I "should have asked" when I asked why I wasn't informed of the charge). They said the $130 was for a minor fix they did that took 4-5 minutes total, so they charge $130 for 4-5 minutes of work. That is a complete ripoff and I would never have agreed to the work if they had told me that ahead of time. We could have just fixed it ourselves. I'm looking for better options in the DMV and you should too.

UPDATED TO ADD: I asked them for an itemized receipt (and it turns out they charged me $150, not $130). I asked 3 times over email, at least 3 times over phone. They haven't sent one. They just keep sending me the same $150 bill with no explanation of services rendered. And they couldn't even get my name right. I'm just paying it at this point to never have to interact with them again. Avoid this company.

$275 dollars to not even properly diagnose whether or not they fixed the problem because the plumber was unable to read my meter ( not their fault but I was under the impression they'd return and this doesn't seem to be the case ). The 275 dollars was a charge to change 3 flappers, one of which was brand new because we had a different plumber come not even 2 weeks earlier. I used MH because they were listed on the WSSC website as master plumbers but I sincerely wish I had just stayed with Len the Plumber. Additionally their billing system is RIDICULOUS . You can't hand the plumber payment at the time you have to wait to receive an invoice and then you can't even pay online (??????????) You have to call to provide cc information over the phone or send a check in by mail ?!??!?! Both of those options are completely unsecure and also more time consuming. I will NEVER return or reccomend this place to anyone unless they get with modern times for payment and stop overcharging for terrible service. Zero stars.
