I've been a Realtor for a very long time and Ed Wagner is an excellent inspector and the only one I ever recommend. He is very thorough and excellent with all my buyers. I've never met another inspector that even came close to as good as Ed.

Ed is not only thorough, he is willing to explain his observations in detail even to a concerned father of the buyers. He is flexible allowing the buyers to modify, within reasonable limits, the scope of the inspection on the fly. He arrives on site with all the various tools, instruments and whatever else might be required to complete the job. His Infallible integrity is obvious to any observer.

Ed was so wonderful to deal with, he doesn't try to sell you on services. He explains your options and then helps you work within your budget ( if you need to ) . We are so thankful we found him and highly recommend him to anyone needing mold services.

If you are looking for a house inspector who checks all the boxes when it comes to being thorough and detailed in every aspect of his work, choose Ed Wagner. The house was examined with a fine-toothed comb, in a good way. Each room, each appliance, roof, basement, circuit breaker, every light switch, window, and the use of his infrared “gun” that detects temperature differentials behind walls and ceilings..that can’t been seen by the human eye. I was throughly impressed and so grateful to have the house examined so closely while considering purchasing the house.

Wagner Inspection Service - a Seller's Review

In the fall of 2010 we were thinking about putting our house on the market; it wasn't a very auspicious time to be selling. We contacted Ed, now the owner of Wagner Inspection Service to ask for guidance on how best to ready our property for sale. Our house was built in 1917 and had had a lot of non-professional repairs done on it.

Ed gave the house a very thorough, top-to-bottom inspection and presented us with a report, complete with pictures of problem areas. He found hidden termite damage, electrical wiring that wasn't up to code, heat-loss area, and several hazardous areas that needed attention. He advised us as to which repairs and improvements were absolutely necessary, which would improve the value and/or attractiveness of the property, and others that would be nice, but might cost more than the value added by doing them.

Our house went on the market in May, 2010 and sold in August 2010. We give a lot of the credit for the quick turn-around to the good advice we had from Ed Wagner.

Ed is the most thorough inspector I and my real estate agent have ever worked with. He goes through every little thing verbally and gives you a ridiculously detailed report following the inspection. And it's not just things he found wrong, it's different upgrades you should think for the future to will help you and the assessment of the house.

Ed was very thorough and walked us through every part of the inspection. His notes were very detailed and the report he produced had many pictures as well as a great summary at the end prioritizing issues in order of urgency, which was very helpful. He showed up early and obviously likes what he does. I'd certainly recommend him.

Mr Wagner is extremely knowledgeable and thorough in his inspections. He spent several hours walking me through the process as he did his inspection, informing me of his findings along the way and explaining everything in great detail. When all was said and done I was left feeling much more informed on the intricacies of the home inspection process. Extremely pleasant experience. Emailed with mold questions and asked for a quote. Within less than 24 hours Ed responded and kindly asked if we could talk on the phone about the issues. He called me that day and gave me a small lesson (much appreciated) about everything relevant to my issues. I learned a lot from him, and now I feel better armed with information. We were looking to purchase a house in 2012, we had heard about Wagner inspections through our relater, as well as the first time homebuyers class. From the first call, Ed Wagner was very professional, came out at a time that was compatible with our schedules. I reached out to Ed for air sampling and information about mold. I almost feel silly writing a review.. he's got so many 5 stars! I didn't use Ed for his services but he was very, no EXTREMELY, helpful with a situation i was having and would not hesitate to use him for any inspection needs. He's very knowledgeable (i was looking into a mold situation with my landlord) and generous with that knowledge. Not only did he make it very clear what he could do for me he explained how mold works, the remediation process and what i needed to be on the lookout for if my landlord went with someone else (which she did and i didn't trust their results). He let me know what the remediators should do, how to find out what products they would be using and about the product data sheets and what followup testing should be done. Hopefully i will use him for the independent air sampling after all remediation steps are complete, but also i would never hesitate to call him again if i had another job i needed done and happily recommend him! (only gave him 4 out of 5 stars because i hadn't actually used his services! Will update if and when i do)

Ed is everything you can ask for in a home inspector. Thorough and honest with a keen eye for detail. Ed was very thorough with his inspection. He took his time to make sure he covered everything for us and explained what he was seeing clearly and concisely. We showed up for our 9 AM appointment and he was already there with his ladder against the house. He went over all the services he provided and associated costs before we began the inspection, so there were no surprises at the end. Report was delivered to us 2 days later as promised. Fair pricing and great value. We will use his services again in a heartbeat next time we purchase a home!

Ed was recommended to me by a builder after I had called a few other inspectors to find that they were either unavailable or super expensive. Ed answered when I called and gave me a super reasonable and affordable quote right on the phone. I was in a time crunch and although it was on short notice, he got out to do my inspection and did an awesome job! He was very friendly and very knowledgeable about construction of the house, what was good, what was bad, and the potential issues there could be in the future. Although he was very professional it was clear that I was not working with a large corporate company and that I was not just another work order. Ed took the time to make sure he did a good job and write a very in depth, descriptive inspection report. He also took some great photos.

Ed performed a prompt inspection and mold test for our house. We received lab results within a week. I found Ed to be straight forward, clear, responsive and knowledgeable. Ed has an excellent level of enthusiasm about his work, I would recommend him highly.

Wow! To say that Ed is good at his job is an understatement! Not only was he very professional, arriving early and getting right to work, but he kept us in the loop of what he was looking at. He didn't seem to mind the entourage I brought with me and he was happy to answer any questions we had while pointing out what might be potential problems and suggesting ways it could be fixed, but always suggesting use of a professional qualified to make those changes. The report that we got back was detailed, accompanied with photos, and well organized by areas, type of system and the information and suggestions for repairs or maintenance in the future. He was also a generally nice man, sharing fun stories of his own and just creating a nice atmosphere during what can be a scary and nerve-wracking time for new home buyers!
