Steve with Bulldog Home Inspection was outstanding! From start to finish, he was professional, knowledgeable, and incredibly thorough. He took the time to inspect every detail of the home and explained his findings in a way that was easy to understand. The owner performed the inspection of our Brookside KC home himself. It is clear that he is an expert in his field. This was important to us as not everyone has the know-how to evaluate a 100 year old home. He let us know up front the different considerations for an older home versus a newer one. Time from payment online to a thorough report was quick and quality of the comments was excellent. He took time to verbally review the highlights before he left the property and gave us as much time as needed for questions. I am very happy and would certainly use the service again.

Very professional. The 1st house I had inspected they called the inspection off because the inspector saw so many things wrong before he even got inside...and Bulldog didn't charge me for it. When you need a home inspection done(mine was for a house I'm planning to buy), this company is the one to go with.

We had two inspections done with our new construction home, one by Bulldog and one by Holmes Inspection.
We were very disappointed with the performance of Bulldog, and the lack of attention to detail and major errors compared to the solid/complete/detailed report provided by the Holmes Inspection Company. In addition, Bulldog was not competitive on price as it was higher for lower quality and less time spent at the home.
Major misses by Bulldog:
1. Gas leak
2. Freon leak
3. Main water supply line protection missing
4. Ducts crimped in attic, lack of airflow
5. Negative grading/drainage towards foundation
6. Flashing missing above door
7. A couple shingles damaged
8. Some gutter spots level rather than slightly sloped
9. Siding too low, too close to ground.
10. Window caulk missing on some windows
11. Exhaust vent never hooked up in attic
12. Furnace filter missing
13. Deck floor damaged
14. Deck railing unstable
15. Range light not working
16. No hot water in one of our showers
17. Wood mold in basement
18. Thermostat not setup correctly for heat pump/aux heat
Most of the Bulldog report was filled with the same sentence "Inspected. Appears Good". Inspection time was way too fast, likely why they missed so many major items. It ended up being a complete waste of $509, should have just gotten Holmes Inspection. To say that I'm unhappy with the service I received from Bulldog would be an understatement. Quite honestly, I feel like I got ripped off.
We set up an appointment with Bulldog for January 18th, 2018 at 12:30. He was an hour late. We talked to Steve for a minute about issues we had. Our conversation was recorded on our security cameras.
Post inspection we talk to him again in our kitchen about some of the issues we've had, and he tells us he didn't find anything major and that he'll put everything into his report.
Fast forward to January 26th, 2018. 8 days after our inspection with Bulldog. We have water dropping into our bathroom from an externally vented exhaust fan. We call the builder, who sends out a roofing company to see if we have a roof issue. They find multiple issue on the roof. None of those items were on the inspection report.
Roofing foremen then goes into attic. As soon as he stuck his head into the attic, he called back down and said we had a problem. He then continued up into the attic. Upon getting back down, he informed us that all the venting and ballasts in our attic were completely covered by insulation or might be missing altogether. He stated that he should see some sort of light in the attic, but it was completely pitch black. He said it was also very hot and humid as there was no air flow at all. He stated this could be causing some of the other sweating and condensation issues we'd been having and could eventually lead to water damage and possibly mold. We told him we just had an inspection 8 day earlier and they didn't find anything. He laughs and says, "You need to get your money back".
The next day I'm talking to a neighbor. Come to find out, he had the exact same problems. But he had hired a different inspection company. The company he hired found ALL the airflow and attic issues, put them in his report, which my neighbor sent to the builder to get fixed.
Our issues would never even have been found, or found too late, if it weren't for a leaking exhaust fan. So, I call Bulldog and explain to Kimberly what's going on. She says "Ok, I'll talk to Steve". Kimberly calls me back later and basically says "Well, it's not our problem and not related to a leaking vent". I tell her the vent has nothing to do with Steve missing a serious problem on the inspection. She says, "Ok send me an email explaining things and I'll talk to Steve". So, I send the email with a copy of the email the roofing guy sent to me and to my builder laying out all the problems.
Steve emails me later that evening. He basically says it's not his problem, he didn't miss anything, and that it's our fault for not telling him about any issues before hand (have him on video talking about issues), and the roofing company is trying to scare us.
So Bulldog Inspections missed an important issue that was caught by a different inspector and a roofing foreman. Which wouldn't necessarily make me think that I got ripped off, but that they made a mistake. But the way Kimberly and Steve completely discounted our concerns and didn't off so much as a "Well, we made a mistake. Sorry" really shows their character. They blamed us. They blamed the roofing company. Everyone but themselves. This makes me think that this isn't the first time this happened and won't be the last. A reputable company would own up to their mistakes and try to take care of the customer. That's the exact opposite of what Bulldog Inspections does. Now we are going to hire another inspector since we can't trust any of the inspection done by Bulldog. I'm a first time home buyer, and in my opinion, if you are too, you need to hire Bulldog. Steve is a complete pro. Showed up early, answered all my questions thoroughly, pointed things during the inspection, and gave me a brief overview of the "bones" of the house. This was on a Saturday. I had my inspection report the next day. The report itself is incredibly thorough. There's pictures with indicators so you can clearly see what he's referring to in his notes, and he gives easy to understand recommendations for any issues he finds.
Tl;dr I have so much more information about the house because of Steve's inspection and report, and it's going to make the rest of the process much easier and worry free.
P. S. I just want to add, it's unfortunate that Steve got a one star review. Just reading what Lauren wrote it's pretty clear she didn't understand the limits of what an inspector can do. -
What a great company with a great heart with a great mission. They are extremely professional. My husband and I were brought to tears when we learned and applied for the Upreach program. We were even more surprised when we won.They did such a thorough job and were so kind and friendly. Thank you Bulldog for everything you have done for our family. You guys are the best. I wouldn't trust anyone else.

Steve was amazing showed up before time scheduled! He was very detailed in all that he did. He was very professional in his work! Kim was also very sweet and quick to answer questions! I was very impressed and would recommended him to anyone!

One star is giving way too much praise. You are putting trust into and inspection company/ termite inspection company to find issues in your home that you are about to purchase. Give this company ZERO TRUST. There is about $40,000 worth of problems to our home that we had purchased because Steve didnt care to do a thorogh inspection. The roof is a little five years old and leaks, multiple pipes are leaking, electrical issues, window issues, fireplace issues, wood rot, and last but not least a termite infestation. If he would have just appologized and said he makes mistakes, that probably would have been fine, but not only did we never speak with him personally, he put the blame on everyone else. His Normal inspections are only and hour to and hour and a half (what kimberly had said), which we got the minimal amout for a nearly 3000 sq ft home! That was for a home inspection and termite inspection together. Kimberly the receptionist did do well on communicating with me. I never write reviews, but what else can you do when a company does this and has a bunch of fine print. ( you can go to court and only get back what you paid for the inspection) Make sure with any company you read the fine print so you dont end up like us!

We are out-of-state investors in Florida real estate, and buying property without seeing it firsthand can be quite a challenge. Steve is the solution to our problem - very professional, and his reports are so detailed that our contractors can prepare a bid based just on his inspection results, without needing to go out and see the house for themselves. We plan to keep working with him for a long time yet, and recommend that you do as well.

The inspection was good. It was after the inspection which is the reason for the 1 star rating. Steve turned on the water under the kitchen sink. There was a leak, which he documented in his report. He did not turn the water back off. The leaking water caused damage to the hardwood floor. He didn't return calls and Steve refused to accept any responsibility for the damage, which was caused by the leak. Had he turned the water back off, there would not have been damage. Inspection fine...any problems...forget it. I will never use his services and will tell everyone I know to not use his services.

Steve was very personable as well as professional. His inspection was very thorough and made us feel much more confident with our house purchase. He noticed several things that we hadn't seen and led to the seller agreeing to make the repairs! If we hadn't had him come out, we may have had problems in the future. We are very glad we chose him and would recommend him to anyone.

We hired Steve after reading his excellent reviews and we definitely were not disappointed. Steve took great care in being incredibly detailed and providing several photos for us which we really appreciated because we are coming from another state and were not able to be at the inspection. He also went over the inspection report on the phone with us and then gave us quotes for what the repairs should cost by a good contractor. We really appreciated his professionalism, responsiveness, detailed and thorough report and enjoyed working with him. Keep up the great work Steve and we highly recommend him!
