    We hired Steven Greenwald to inspect the house we were buying, and he used a drone to examine the roof. Unfortunately, his lack of attention resulted in him missing several major issues that ended up costing us $6,500 in repairs. The problems included a broken and improperly installed gutter leading to a major leak, damage to the chimney, insecure satellite dishes with loose bolts, and necessary repairs to two skylights.

    We interviewed five roofers who all came back with the same list of repairs, suggesting that Greenwald's oversight was not just an isolated incident. If he had taken the time to inspect the house properly, he probably would have found these issues himself.

    According to the owner's response, however, Greenwald claimed that none of these problems would have been obvious to him. However, four other roofers noticed them all without any trouble. When our leak started raining down on us from the basement, it became clear that Greenwald had missed something critical. The damage was not just minor water seepage; we had massive leaks that required extensive repairs, including fixing interior ceilings and window banks on two floors.

    These problems occurred immediately after we moved in, despite being hidden by the owner who didn't disclose them. Mr. Greenwald's failure to notice these issues cannot be attributed to our lack of awareness or expertise – it was his responsibility as an inspector. It's not about what you might think is obvious; it's about doing your job. The fact that he did show up on time and had a charged drone battery are the only redeeming qualities in this otherwise unacceptable experience.

    It's worth noting that New York State law requires home inspectors to report on readily accessible roof systems, including roofing materials and condition, drainage systems, flashing, skylights, chimneys, and other penetrations. Greenwald failed to meet these basic standards, and his lack of attention had serious consequences for us.
