RUN RUN RUN. DO NOT USE! Spend $750 on my inspection and within 30 days they have cost me over $13,000. Purchased my first home and used dynamic based on realtor recommendation. (Who has since fired them after my home and another he recommended) the other home was infested with black mold and they didn’t mention a word of it in the inspection. Within the first 30 days, 2/3 HVAC units needed completely replaced, one contained black mold all on the exterior and interior of the ducts. In the report it said they “normal and just needed flushed before cooling season”. Dynamic will include pictures in the report of stuff that doesn’t matter for example theyll tell you a light switch doesn’t work or the driveways has a crack but doesn’t show you anything that really matters! Not one photo of any of the 3 HVAC units that all are going to need replaced. They are all 18 years old and this was never mentioned in the report. Had plumbing issues that caused a legitimate pond in my front yard within 2 weeks of move in. Has taken multiple yard professionals and over 30 day’s to try and fix this issue. Again not one word about it in the report. Absolute joke of a company who should be held accountable for the actions. I have no idea how someone doesn’t sue the pants of this establishment or how they are even in business. This is bad business and I feeL sorry for anyone who uses them. Be prepared for a lot of unexpected expenses.

Just used Dynamic Property Inspection and was so happy I did! Not only were all of my questions answered the day of the inspection, but Steve recommended some specialists to come look at the foundation and plumbing of the house based on what he saw (since inspectors are limited in what they are able to do). Thanks to this recommendation, we were able to back out of the contract, as the whole plumbing system actually needed to be completely replaced (at least $30,000 in work). Thanks Steve for going above and beyond to make sure we are making the right decision on something as important as buying a home!
