Manipulative thief. Please have a lawyer read his contract before you sign. Pay very close to the budget he gives to you for your build. If something seems off it is. Do your homework. He underbids by giving you an unworkable budget!!!

Bought a home in 2020 from Ed Cavendish in the Heath Yacht and Golf club. Phenomenal build quality, high end materials and finishing. Ed was very responsive about the final 1% and went above and beyond to make sure that the minor details were finished well. Very happy.

Purchased home in 2018 from Cavendish Homes...The owner, Ed Cavendish did not live up to any post warranty work. We were not the only buyers that purchased homes from him that ran into this difficulty. We poured thousands of dollars, post sale, to finish the 'blue tape' list. Quality of house (i.e., framing, foundation, electrical, etc...) was solid. Unfortunately, the finishing work was not...after we moved in and he had his money interactions with the owner was difficult at best. Buyer beware. I would never purchase a home from him again...nor would I recommend anyone to do so.

I purchased a home built by Ed Cavendish of Cavendish Custom Homes and have had nothing but issues. The first owner barely lived in the house, so many problems were not discovered until I moved in. Since then, I’ve had to deal with a leaking roof, faulty LED lighting, a misaligned and cracked front door, missing cabinet hardware, and—most concerning—a lack of a whole-home surge protector, which is a clear violation of Rockwall building code for homes built after 2020.
When I contacted Ed directly, he initially sent out his own electrician and contractor, both of whom confirmed the door needed replacement and that the surge protector was missing. But after that, he refused to take responsibility, stopped answering calls, and even oddly asked me to come to his home instead of resolving the issues.
As a homeowner, I expected better quality and integrity. I’m now exploring legal action. I strongly urge others to think twice before working with this builder.
