However, as it progressed, both Jeff ****** and his spouse, assumed an active role in overseeing the project, despite his wife not being formal parties to the contract. It is imperative to underscore that our team is obligated to strictly adhere to the terms outlined in the agreement, with any deviations requiring formal documentation through a change order.
Jeff ******’s wife directed the team in Spanish without authorization, expanding the project scope beyond contractual limits by addressing unnoted issues such as cracks and areas obscured by vines. The inspection report noted limited visual access due to dense vine growth, indicating that any discoveries post-vine removal would necessitate formal documentation and approval due to the inherent challenge in assessing concealed elements.
Following the prescribed vine removal procedure outlined in the contract, significant vine encroachment onto window and soffit bands was discovered, necessitating additional measures beyond the initial scope of work. Despite transparent communication regarding the necessity for these supplementary measures and their associated costs, Jeff ****** expressed dissatisfaction, overlooking the complexities involved in estimating obscured conditions.
Moreover, despite Jeff ******’s dissatisfaction, we provided additional joint repairs at no additional cost to him. Unfortunately, he chose not to acknowledge this.
Furthermore, discrepancies arose regarding the installation of the weep screed and concerns were raised about the placement of the door pan, highlighting further instances of miscommunication and deviation from established protocols. Jeff ******'s insistence on addressing perceived deficiencies without allowing for proper rectification impeded project progress.
Additionally, unfounded allegations of poor workmanship and questionable work history were made by Jeff ******. Our transparent communications and established work history can verify our credentials from past clients. Notably, Jeff ******'s specific concerns regarding base coat application and texture match were addressed with explanations to achieve a match as close as possible. It's important to note that achieving a texture match of 100% is not possible due to original specifications and the several coats of paint application.
Furthermore, Jeff ****** raised concerns about debris on the property. However, it's important to clarify that any heavy trash was neatly stored in a designated area. The issue he references relates to the washing of tools, which was conducted in an enclosed area away from the project site and visible to the public. It's pertinent to note that the sudden termination of the contract resulted in delayed heavy trash removal, a task which Jeff ****** undertook without consultation, deducting associated costs from our payment.
Moreover, it's crucial to note that stucco tools must be washed constantly for efficient operation, requiring access to water. Jeff ****** mentioned inadequacies in tape and protection, yet it's crucial to understand that covering the AC unit with plastic can damage it.
Ultimately, Jeff ****** not only halted work at 35% completion but also breached the contract by preventing us from completing the project and performing a final punch work for necessary corrections. Despite this, Jeff ****** received discounts for incomplete areas and paid what he deemed appropriate.
