    Love the home but have had a few things come up which warranty will cover. Warranty takes forever to get resolved but understand lot of new homes and we arr not the only ones dealing with issues

    Everyone makes a mistake in their approach to any given situation. We have found if you speak to Dustin on a second occasion you will get positive results. Additionally you may also choose to speak to his two superintendents Kyle & John & his warranty person Hunter who's workmanship is outstanding. Also they are Texas polite.

    We are so appreciative of DreamBuilt Homes. They were professional from start to finish. They took their time letting us choose colors, countertops, flooring, landscaping, and more.     Recently purchased a house they built in 2021. Coming from renting a betenbough I can't even describe the amazing difference. This house is built so well. No dust coming in every door and window. The house stays cooler. I can't hear any outside noise in the house. Beautiful functional floor plan.

    My husband & i purchased with Dreambuilt in 2021. We love our home but have had problems with the caulk in our shower since we first moved in. We have had them fix it multiple times and it keeps coming up and ruining. Last time i reached out was within our “warranty”, but never heard back from anyone. I reached out again because it is now completely gone in our shower and this can cause big issues.. i was told that we are out of warranty and they cannot help us. I get we are out of warranty but they have never fixed the issue since the get go and now we are in a bind. We are very upset with these builders.

    Nothing but problems with our Dreambuilt home. Windows failed 13 months after built and of course they say it’s cosmetic and not in warranty. We had so many issues to get fixed from doors that still don’t close right to leaks in roof to fences falling down etc. Being out thousands of dollars to replace windows on a new 300,000 plus house in a year is very poor customer care and in my opinion cheap shoty construction. Complete joke and not the kind of service one would expect for that kind of money.

    My wife and I recently purchased from Dreambuilt Homes and are loving it so far. When we have had an issue they have responded quickly and have taken care of it to our liking in a very quick and timely manner. The houses are very well built and they do not cut corners. Bottom line is we would recommend them to anyone who is looking to purchase a new home. Everyone we have dealt with that works for Dreambuilt has shown professionalism and taken care of us.

    We purchased a DreamBuilt home that was a year old in 2022. Have loved it ever since. We had some concerns that Kyle and Beau came out to assess quickly, and were reassured that repairs would be taken care of despite not being within the timeframe for the warranty on several items. They were professional, knowledgeable, and very easy to work with. If you are in the market for a new home we highly recommend the DreamBuilt team!

    Horrible

    We bought a new home in Preston Manor and numerous structural issues and appliances have been an ongoing problem.

    This builder will apply the cheapest finishes and appliances available. Warranty work was damn near impossible to get done.

    I still have a ceiling vent that is hanging by two screws that was very poorly installed.

    Had a home built off 82nd and Alcove in 03/2021. Found issues from day of closing until currently. Reached out the day of closing and was told “I was to picky”. Very unprofessional, multiple office people dealing with throughout the building process, refused to fix things within the first year, warranty issues that wouldn't be addressed priority, have had two major leaks and no care to fix, cheaply built homes, no pride in building a quality long standing house and customer service is nonexistence within the company. Run now if you want a quality built home. Pictures attached are cracks that started within the first year and after they were made to fix issues, this was the result afterwards…..absolute nothing!! Have you started running yet……please start if not. Only gave a star because it was the only way to write a review.

    My brother had a house built here. He needed a custom floor plan and they managed to accommodate his needs. He got a hot water recirculating system that was reasonably priced. He bought a specific water filtration system and they installed it flawlessly. A safe room for weather incidences. Custom 3 car garage. Fully landscaped.

    There were a few minor issues such as wind leaking through doors and sprinkler system needed adjusting. When he called to say the wind was coming through the door, they came that day and adjusted the threshold. My brother is picky as he's built and repaired houses in his youth. He went by the house a couple times a week and called whenever he had questions. He has the standard kitchen package that doesn't include a refrigerator, but they found one to match. This company was absolutely perfect for my brother's needs.

    However if you're having a house built, you need to be diligent throughout the process no matter who's building it. If you're buying one already built, you need to not only have it it inspected but be there while it's being inspected. And do not sign papers on promises regardless of the builder.

    Here we are a year later and still dealing with the same issues. 4 times the caulk in our shower has had to be redone. Doors keep sticking, new front porch is cracking and the craftsmanship is very sub par. Our 8 foot slab on our peninsula still has a blemish all they say is it’s normal. The caulk around the trim is horrible the joints in the trim are not smooth or level.
    We are seriously regretting our decision to go with DreamBuilt. It has been a very unsatisfactory experience so far. We shouldn’t have these issues for what we paid. Definitely do your research and use an inspector and check on the progress because there was never a supervisor at our site

    Dreambuilt was so great to work with! They really took the time to listen to what we were wanting and made it happen for our family! We had the best team and felt like the whole process was very smooth from start to finish! Kyle, our building manager, kept us informed on updates and worked hard to make sure everything was even better than expected! They were affordable, great to work with, and built our home in a really timely manner. I truly felt they wanted what was best for our family and we were not just another house to build for them. They seemed genuinely as excited as we were through the whole process. Highly recommend!

    Our house is 4 yrs old. We were working closely with the front man and yet everyday we visited the site we found something else wrong. At one point the owners wife called my husband & yelled at him that they were not going to sell the house to us because we were finding too many things that they had done wrong.... And they were only going to refund our deposit, and not all the other money we had paid down. What???

    We wanted to put river rock on two-thirds of the property, but we had to pay as if we were getting a full lawn & promised we would be reimbursed. That never happened. The back yard sod was laid over ungraded dirt so it always looks lumpy. The same with kitchen tile. We paid for our own tile, but we had to initially pay for their tile. We never received reimbursement plus they painted the interior of our house in beige's that I had never seen or selected. I had to pay out of pocket to get the open kitchen & living room repainted white because of their error. The kitchen cabinets were supposed to be stained grey, but they were dark brown. The carpet wasn't stretched properly & started buckling in two of the bedrooms within a year. One of the toilets was not installed correctly,

    They had to extend our finish date by a month because they had planned on workers during the Christmas holidays, but no one showed. Then at closing we waited an hour, but no one showed. Luckily the Title company was able to get the paperwork from them so we could finally move in.

    We love our home and the layout, but we learned a lot through this experience.

    Dustin at Dreambuilt Homes has been great to work with. I recently purchased a home in the Lincoln Pointe subdivision in Van Alstyne. I selected the lot and the floorplan prior to construction. Dustin was very flexible in allowing us to make changes from the original floorplan and finish out. It feels like a custom home and not just a standard build. There were times where he felt that his subcontractors hadn't done the job up to par and he made them redo it. Without me noticing or saying anything about it. Any problem has been quickly addressed. I could not be more pleased.

    From Recently attempting to build on a piece of land and currently unable to, to switching to buying a new Dreambuilt home they were building the process has been Phenominal. Dustin & Lexey's responses are always quick & satisfying to help ease the process with any questions we had. From checking on the build time to time the contractors were polite and welcoming to myself and wife on seperate occasions. Upon the walk through before closing Beau & Dustin were very thorough and particular to help point out final touch ups needed. Once returned after closing everything checks out perfectly. The only minor defect ever found upon inspection was a slightly damage dish washer door, (from installation), Beau has already had the replacement here in less than a week. With their help, communication and a general understanding homes begin settling after some time I do not fear whatever minor things may come with the great service we've been given!

    UPDATE: Well here we are almost 8 months after closing and still waiting on things to be fixed. Our front door still leaks air and doesn’t close flush. Still waiting for the mortar on our fireplace to be repaired. We have caulk separating from our hall bathtub, none of the doors are perfectly plumb there are gaps and zero clearance on almost every door. Still waiting on a decision on our peninsula slab of granite there is what appears to be a divot in the slab. They tell us it’s a normal thing. Out of 6 pieces this one has it? Curious. Still waiting on our threshold for our back door into the garage and a bolt for a hinge on the garage door. If you go with them make sure you check every stage of the build. Hopefully the contractors are better now. QA is not that stellar.

    We have chose DreamBuilt because they had a plan and layout that the wife loved. The experience was great and responsive during construction. We picked exterior color, stone for fireplace and requested not to have the mud bench installed. Granted house was still at the stud phase so shouldn’t be an issue. Minor changes.
    Fast forward and the house is painted wrong color, mud bench installed and the wrong stone was installed on the fireplace. Fortunately we caught the stone before it hardened and the paint before the painters left. The electrician forgot our plug above the outdoor fireplace, installed a 50 amp range plug for the dryer( which still hasn’t been addressed) 2 regular non GFCI outlets by bathroom sinks and none of the cable/network jacks are hooked up and they forgot one for the outdoor fireplace. Irrigation was installed and sod laid over all the debris on the lot. Ground was not leveled or graded before installation. We have spots that do not get watered because sprinklers were set too low. Yard is uneven.
    Response is great until you sign for the house then it’s very slow.
    We love the look and layout of our house, however we never met the builder himself and the contractors seem to go unchecked. They had used our toilet while working on the house. Cabinets have one coat of paint in them and show all imperfections. Our punch list was not complete before closing. I blame the contractors but some responsibility falls on the builder.
