Synapse Construction

I am the Home Owners Association president for a small, 12 unit condominium building on Capitol Hill in Seattle. We worked with Synapse Construction on a comprehensive exterior renovation to address deteriorating stucco siding, failing roof membrane, misc water intrusion issues, and rotten framing. The project’s scope of work included siding replacement, new windows, new doors, new roof, new deck surfaces and railings, and new flashings and wall penetrations. The work also included extensive rot repair and significant re-framing of structural lumber that was discovered to be rotten. The project budget was over one million dollars.

Synapse was an excellent partner throughout the process. Their communication and project management were effective without being cumbersome. The schedule was well maintained during the course of the project. The full extent of rot was unknown prior to starting the project and Synapse did an excellent job of carefully exposing where rot was found, and systematically addressing it. The cost and schedule impacts of unknown rot repair were effectively conveyed back to the HOA so ownership could make timely decisions.

Synapse deployed a high degree of craftsmanship throughout the project. After install, we utilized an independent, third party window testing agency to check for leaks in the new windows. The new windows passed the leak tests with no issue.

Synapse’s cost to complete the project was fair and comparable to or less than similar contractors who bid on the project. Overall, our experience was good and we would recommend Synapse to other condominium buildings that have exterior construction and waterproofing issues.
