John gave us a detailed inspection of our future home and was happy to answer any follow-up questions after sending us the report.

John is a thorough and trustworthy inspector. I worked with him twice in my home buying process. The first time, the inspection surfaced potential significant foundation and other structural issues that were recommended for further evaluation. The sellers got hung up on me wanting further evaluation and became very negative. John took my calls and emails with questions I had on the situation. Ended up backing out of that via mutual agreement. I am in the middle of inspection contingency on my next accepted offer and I knew I wanted to work with John again. He’s very communicative through the process. This inspection is much less worrisome, although of course there were normal items to note and suggestions for follow up. I feel safer with this purchase because I know from the last experience he will be honest if there are major concerns. It isn’t a perfect house, but his report and in person feedback throughout the inspection helps me to know what I will need to monitor and budget for. Not only that but again I know he is a call or email away with any follow up questions. He also quickly made himself available to accommodate our scheduling/availability. Thank you John!

Very unprofessional and prejudice company, John lied all over this report by making things red as if they are safety when they were not, my guess is to gain monetary value for his client. He speculated that we did not pull permits, but in fact all permits (electrical, plumbing, building) were issued & closed out, and Cudahy inspectors are very competent. He put random red marks on cosmetic recommendations, which are supposed to be for safety concerns only. He was rude to our neighbors (according to them), and rushed a report full of unnecessary falsehoods. DO NOT USE THIS COMPANY! See attached for proof of his opinion, which was wrong! Hearsay in a report is very unprofessional.

John was very helpful with some questions I had about mold in the bathroom at a family member’s residence. His recommendations were in line with what the research shows as well, which helped me be confident in how to approach the situation.

This is my first time buying a condo, and there were noticeable water stains in the property, but the seller didn't provide any explanation. I was really worried. John did the inspection on my new place. He showed me several areas that needed attention, and made good suggestions in how to correct them. His report was comprehensive and thorough. The report color coded problem areas, making it easy to read and understand. He used different colors to denote areas would need immediate attention, and other areas to monitor, others that would need maintenance in the future.
I would not hesitate to use Amelia's again, and would highly recommend them to anyone

John is thorough and diligent. You can tell he wants what’s in the best interest of the BUYER. He provides an unbiased professional opinion about the homes defects. He has the right equipment for roof inspections. He even went in the attic. If you’re looking straightforward and honest home evaluation. Look no further. He’ll save you a headache by detecting costly home repairs that the seller tried to mask with a coat of paint.
