We purchased this property relying entirely on our Realtor and you as we are from out of state. The inspection was well done with photos, videos and suggestions. We were extremely happy with the two additional inspections that and were requested, Sewer Scope and Thermal. Being we purchased this property sight unseen, it gave us peace of mind that there were no issues. WELL WORTH THE MONEY SPENT!!!!

Do not use this company if you are buying home. Their "limited 60 day warranty" is an absolute joke and they didn't cover anything that they missed during the inspection. They also require you to purchase a home warranty or else they will not repair anything. Vanessa herself stated that the limited warranty is up to her team to decide if they will cover it. And guess what, they didn't cover anything they missed during the inspection. We found issues that they missed immediately upon moving in and she said she "stands by their findings and report."
The owner and inspector Steve is not thorough whatsoever. When he estimated the age of my pool pump he said, "I've seen other pool pumps with more sun damage on the top of them that still work, so you are probably good."
He did not get a water pressure reading during the inspection, because he didn't want to remove the hose that was attached to the spigot outside. We found out that the water softener was old and limiting the water pressure throughout the house so I moved the lever to bypass. This seemed to fix the issue. I asked Steve to come out and get a water pressure reading since he didn't get one on our inspection day.
He specifically chose to not inspect my water softener which had a leak that was missed. The bypass valve was leaking and created a flood in my garage and spare bedroom when I moved it to bypass. When he came to check on the water pressure for the house, he complained to me about driving out 40 minutes to get a water pressure reading. He discovered that my garage had flooded due to the leaky bypass valve and he chose to leave the water there, saying he "fixed the leak". He didn't do anything. He left my garage and spare room flooded and the valve was still leaking after he left. He also left my back door wide open.
He noted that my RO system was low on pressure. All he said was that I needed to replace the filters. What he didn't check was that the valve was turned off and that there was a leak in the system that caused mold under the sink. Another simple thing that I discovered days after moving in.
It's the attention to detail that is lacking here. There are things he just totally glazed over and chose not to inspect. If you want someone who actually cares about your house and that everything is in working order, and a company that stands by their inspection and their 60 day move in warranty, DO NOT choose this company.
All homes are different. If your home has anything "out of the norm", Steve will not even look at it. He won't tell you that your shutoff valves are faulty and not standard. He won't tell you if your windows are difficult and nearly impossible to open. He won't tell you if your pool vacuum doesn't work. He won't tell you that your master bathroom tub faucet has a leak when it's turned on. He won't tell you your water softener has a leak. He won't tell you any of these things because he doesn't inspect or even look at any of those things.
List of things I've already fixed less than a week living here that he missed:
- replaced water softener valve ($300)
- replaced washer valves ($250 and a huge headache. My shutoff valves were completely frozen and were from Canada and not standard)
- replaced pool vacuum (wish he told me that doesn't work)
- replacing RO lines (wish he simply turned this on and told me it leaks, price TBD)
- Need to replace master bedroom faucet (he didn't notice it leaks when it's on)
- Need to replace some windows (he didn't mention that some of them are almost impossible to open)
- Garage door (he chose not to open it during the inspection because it was "blocked". $750)
PSA, these are all things that I didn't know were broken and couldn't negotiate for in the BINSR, because he chose to skip over them.
TLDR; 1/5 stars. They lack attention to detail. They lack integrity and don't stand by their 60 day warranty. They don't inspect "special" systems in the house like water softeners, pool vacuums, RO systems, and they don't even look at your shut off valves. It's a very generic, basic checklist inspection.
