Cheap Builds and the HOA company Priority Community Management is garbage. The 5 star reviews on here are from DR Horton employees. They have meetings during the day so the working people can't attend and they can't voice their opinions or vote on the issues. If I knew about this I would have never bought in here. They sell you lies and false promises. STAY AWAY

Buyer beware! If the price sounds too good, it probably is. We stumbled upon one of their listings on Zillow and the price/ sq ft was great especially for FL inflation. Once moved in we found multiple examples of shotty craftsmanship including no caulking in the showers whatsoever leaving about a 1/2 inch gab in between the shower surround leaving nothing to prevent water from damaging the walls. Another example is the builder did not even add stairs to the pull down attic. Details are missing from the house that any builder despite the price of the house should have added. Also they advertise for smart home products but the products included only function if you pay for an expensive monthly security service. We are not happy with our purchase and we will not be recommending DR Horton to anyone.

This team of builders has the cleanest job site you'll see anywhere.

So far so good have not dealt with hoa yet. House was clean and just some minor things and they fix them all. Alan ans susie I worked with both amazing and kind and explained everything to me and my husband.

This is a great community and all homes have stainless steel appliances. From the resort style amenity center, amazing landscaping throughout, being next to a state park and lastly great prices!! I am very happy with this location!

2 months and the builder has yet to resolve issue, continues to make false claims and statement to avoid the underlying issue. Right now my brand new house is surrounded by piles of soil and dead sod.

I am writing to warn potential homebuyers about my experience with this builder. My new home has a severe drainage problem that has made my backyard unusable. Despite multiple pre-closure agreements and inspections highlighting the need for proper grading, the builder has consistently refused to fix the issue.

The problem started with standing water and mud in the backyard after it rained. Grant, the builder's representative responsible for repairs, initially promised to fix the problem. However, after several weeks of delays, he changed his position and now claims that standing water is "normal because it rained."

I was told the issue was related to irrigation, but after speaking with the irrigation company directly, they confirmed the problem is the builder's fault due to improper grading.

Update, came to fix my crooked shower door that wasn’t closing leaking, so they sent some kid who literally beat the shower in like a brainless zombie. Ruined the aluminum vent the screw.

Ironically he closed it and told me to leave it closed for the glue to dry come to find out the guy was an utter idiot. I am attaching pictures.

Stay away from this builder their incompetence is astonishing. They also concreted in a crushed pipe trying to cover it up. I am beyond frustrated w the level of incompetence and impunity these warranty reps carry themselves. I have missed over ten days of work and still counting.

Broken water heater 2 months now, crushed pipe 2 months because they attempted to conceal it w concrete after the slab around the pipe broke because of poor foundation and standing water they stated would be fixed pre closure and took them 4 months and legal demand letters had to go out before warranty reps did anything.

These are lemon houses! And everything will need to be repaired.

This builder has failed to honor our agreements and has shown a complete lack of accountability. Their representative has provided false claims instead of addressing the core problem. I strongly advise against purchasing a home from this builder. They are incompetent, and the continuous refusal to resolve this issue is a constant headache.

it is 3/18/2026 almost a year after moving in and the builder has yet to honor preclosing agreement, claims HOA will handle it while Amy with HOA is a complete liar claims she is getting things done while doesn't do anything. useless builder/HOA

refusing to fix standing water as agreed preclosing, went from claiming they would fix it to all the excuses possible now without resolving the issue. purchased a new home and i cant use my back yard because its nothing but mud

stay away do not buy a house or believe anything they tell you prior to closing.

they went from oh we will fix it prior to closing
and now after closing they are telling me to refer to the warranty, 48 hours for property to drain. when the water just stands and does not drain in any direction because they didn't properly grade the neighborhood

UPDATE 4/20/26 Richmond american is still refusing to honor preclosing agreement and fix my grass as agreed upon preclosing. BEWARE these people will not honor their contractual agreements, miserable situation to be in as they continue to claim its HOA responsibility after signing and agreeing to fix it in preclosing agreement and the HOA lies that they are fertilizing and does nothing about it!

I really want to buy a home here but the HOA is the only thing stopping me. If I bought a townhouse in Oakleaf and the HOA was $169 per month, I could understand it because of the access to the amenities, and access to Clay County schools. The square footage on these new construction paired villas is amazing and they are BEAUTIFUL. It comes with lawn maintenance and appliances, but it's zoned for terrible schools. I own a home down the street in the same school zone now but my current HOA is less than $50 per month. I'm maintaining ownership of my current home, but I love these!

Our brand new car with 10 miles on it. Got not one but 2 nails on it because of the poor site construction management. And YES everyone have been complaining and reaching out to builder but after you buy it. Builder DOES NOT CARE! So beware of what you will be getting into!

Some neighbors can be very noisy even after 10pm. The dog poop has never been picked up from the dog park. Some appliances from GE were installed wrong. I am grateful that I was able to buy a home in this community, however I wish I spent a little more time looking for a more quieter place. HOA is 175 dollars a month and they are not doing their job.

HOA is pretty pricey and dog park trash hasn’t been picked up for months, I believe a neighbor did once because they were sick of waiting… Fence is broken since I moved in September-2024. Still waiting to hear back

Jeff did a great job painting my house and building a beautiful custom fence for the back yard . Very attentive to details and even took care of my honey do list . Repaired closet doors and even hung a few lights and ceiling fans. Thanks for all the hard work and for making my home beautiful again
