I had an inspection for a potential property purchase and OSI was amazing. They were very through and professional. They took their time to inspect every inch of the home and are honest in what they find. I highly recommend them to everyone.

I was very pleased with the service I received. They came and did a thorough inspection within 2 days of my call which was during the Christmas/ New Year holidays. After the deficiencies were repaired, they went out and immediately did a rein-spection of the condo .

We are in contract to buy a home in the St.Pete area. Brian and Payton were very thorough while inspecting the home. They made sure I understood what issues the home had as well as answered all my questions along the way. I highly recommend them if you’re in the need of a home inspection. I used OSI for an inspection on my new build. They were more expensive than other inspectors I quoted but I thought it would be worth it based on the info provided to me in the intro call and what they would do. On the day of the inspection I met with them and then left while they were working. I was then texted that I needed to return because one of the inspectors and my builder's project management were in a verbal argument cussing at each other. I had to go back to the house, mediate both sides, sit for hours at the house to basically babysit and ensure nothing else happened while they completed their work and were ready to walk me through. While based on what I know and what each side told me, I'm sure both parties were at fault, I shouldn't as the homeowner paying for a service have to deal with this. Everything should have been handled professionally. I would not use this company again.

Brian and Payton were great all around. They were willing to work with our schedule and were very communicative. They discovered a few issues that we ended up having the seller handle and then they were quick to come back out after the issues were dealt with to make sure we were good to go. They provided excellent feedback and a very detailed final reports. I would definitely recommend.

I’ve spoken with OSI a number of times, and in my opinion they’re the best St Pete has to offer. Yes, they’re a touch more expensive than some of their competitors, but the peace of mind you get knowing that they’re INCREDIBLY thorough and I’m not going to have any surprises after a purchase is well worth it. Don’t skimp on your inspections!!

OSI makes you feel like someone is on your side through a process that tends to be grueling. Brian and Payton are extremely caring in the time they take to explain the simple things that need proper attention, and the time to discuss ever angle on the big items found during the inspection. That kind of attention to detail is an indication that OSI cares about their service and their reputation. I highly recommend OSI to anyone look for a new home or to any other inspection needs!

The folks at OSI Inspection Services were extremely responsive, detailed, and professional. There was a situation with a selling realtor following the inspectors and trying to get them to overlook key details of the home inspection. There was another situation which was my fault in needing to schedule an inspection over a holiday period. The folks at OSI handled both situations seamlessly and delivered a detailed, professional report. I wish I could give them more than 5 stars! I would absolutely recommend and will use their services in the future.

I've personally hired OSI to do a variety of inspections at least 4 times. Not only are they great for wind mitigation or 4-point inspections, but they are excellent for new construction. Unlike most property inspectors, Brian is builder/contractor too! I won't build or hire a builder without having Brian review their work at various phases. Outstanding!

My family has used OSI Inspection Services three times to evaluate real estate purchases. The staff is courteous, responsive and extremely thorough. Of note, is the comprehensive report along with photos that facilitated lower insurance rates. We were provided with a wind mitigation survey certificate as well as the documentation associated with the four point inspection requirement. An additional benefit, the report provides us with a roadmap of discretionary fixes moving forward.

Brian and Payton are the best of the best! I was referred to their company, OSI, years ago when buying my first home by a realtor friend of mine who complemented them on their ability to provide the most thorough inspections around. I had terrible experiences with other inspectors who would drag their feet in getting me reports and miss things that were obvious to even me as first time home buyer. These guys find anything and everything and have been a huge asset in saving me a ton of time and money. I highly recommend them to anyone looking for an inspector to get it done right the first time.

Brian and Payton were extremely detailed in our inspection from top to bottom, we had/have no concerns about any surprises coming our way as first time home buyers. They were very knowledgeable and professional throughout the whole process. The written report was just as organized and easy to understand as they were in person, making sure we had all our questions answered clearly. They were very transparent and gave great advice on which repairs were most important to focus on first. We were very impressed and appreciative of them, and will be recommending them to all our friends and family!

I used OSI for a home owners insurance claim recently. They came out the same day I called and got everything they needed in a single visit. They wrote up the report and got it back to me very fast. The insurance comply had no issues with the documentation OSI put together. These guys did great work!

OSI has talked me out of buy 3 different houses already! (Sort of)

Truth is, they’re so good at inspections, thorough isn’t even a good enough word.

We’ve hired them 3 times since coming to St Pete and what they uncovered / discovered no other inspectors would have - and I’ve been a real estate investor for almost 10 years.

They won’t talk you out of buying a house, but they will tell you absolutely everything that’s going on with it, and they really put the power in your hands.
