WORST PLACE EVER. DO NOT MOVE HERE!!! maintenance ignores your requests! water boiler hasn't been replaced since a month ago that i let them know! they hang up on you when you call. also the assistant property manager is rude & hangs up on you! the first day of moving they're was mold in my fridge and broken stove & broken clogged toilet! please do not move here

The trash is out of control. There are rodents and bugs and flies directly in front of my door because the trash overflows so much each week it fills up the parking lot and its location completely out of control and unattended weekly. I have never been lst on my rent . I keep my apartment very clean and i have had no complaints. Raise my rent again im gone.....

Do not rent here !!! Seriously whatever you do, go somewhere else! Have had nothing but problems since we moved in, fruit flies, mice , pest control doesn't work from what I've seen. Stuck in a year lease, our toilet doesn't want to flush half the time, our sprayer on our sink is broken. Our oven just recently stopped working. Went to turn on the heat because I have a one year old in the house and our heat doesn't even work it blows out cold air. Last but not least I paid rent on the 1st (wednesday) nd recurve a text today stating that rents due before the 6th to avoid a late fee.. Called the office and there was no trace of my rent payment? Seriously? Good thing I have a receipt that they gave me on wednesday! Lmao.

UPDATE: my stove was finally replaced after 1 month of not being able to use it, someone broke into my car and stole my boyfriends subs. I almost fell down the stairs with my 1 year old daughter this morning because there is no light in my building for nighttime ! 2 times last week I came home my door was unlocked when I KNOW I locked the door when I left, $100 went missing from my table in the living room... Have tried to call the office for that and to put in yet another maintenance request and can't even get an old of them , Ever !!!!

I lived in these apartments, I would live in my car before ever living in them again! I live in another complex management is through the same company Forza, I love the new place and manager is great and on top of everything! only giving this place 1 star because u have to give at least 1. I kept photos and call logs everytime I called management at timberwind, everything was fixed with paint or duck tape or never fixed!!!! I recommend getting a copy of renters rights and learning the laws and the rights you have as a renter.

The most "horrible apartment"! Ever since our first moved we knew something was wrong. No refrigerator on our first day, just started cleaning the apartment on the day we moved, infested with roaches, carpets leaks on rainy days and the worse of all we didnt get any deposit back and blaming us for something we didn't broke just to not give our deposit back. So unprofessional! Don't risk here!

I've lived here 6 years, they appear to try to make things better but its just keeps going down hill. They have crappy pest control! I have talked to numerous people that have or have had many different kind of bugs in their apartment! They dont keep up on their trash/ getting their dumpsters emptied, they are almost always overflowing. No matter how many times you talk to them about problems they ignore you and will not send anyone to fix any maintenance problems. There has been water running down the walls and pooling up behind the paint, mold growing, paint peeling off the ceiling, wear and tear on the carpet and linoleum, sheet rock crumbling away, door almost falling off the hinges, windows leaking, cabinets swelling and pulling away from the wall from the leaking. And im sure i'm forgetting a bunch more stuff. Bottom line these people do not deserve anyone's business!

I currently live here, and the bottom floor gets flooded and brings trash infront of my door. Well when management brought the trash to my attention, he told me in 2 hours I'll come back and if it isnt cleaned up, you will get a fine of 50 dollars. I was gone for not even 30 minutes and he is looking and calls his ground keeper to clean it up. Even when I told him I would be gone. Bad roach infestation and same with mice and fruit flies. Manager is unreasonable and quite rude. DO NOT MOVE HERE

My uncle was found deceased in his apartment, and the detective told us that we needed to go collect his belongings. We call the apartment and try to arrange a time to come get his belongings and they tell us no one can go in his apartment because there’s an ongoing investigation, which was odd considering the police had told us they had gotten everything they needed, and cleared it. We call the apartment back and they tell us the police have to let them know it’s cleared, so they did. We call the Hudson apartment complex back and they tell us that we need to hire a lawyer, won’t let us speak to anyone except the receptionist, and won’t allow us to collect his belongings, even though my mother was listed as his direct emergency contact, and the police have verified she is next of kin. Real A-1 service, guys. Do not rent from them. Terrible.

I wish I could leave a negative review. The apartment is infested with roaches and mice. Maintenance is a laughable joke-it takes them a week to respond and when they do come, the repair isn't done correctly. Neighbors are low lifes- I have constant weed smokers below me, and people upstairs who are constantly fighting. I wish I could break my lease. Please do not move here. The low rent may be tempting, but it's not worth it.

Paid rent on time for last 13 months, gave them 30 days notice. I'm moving 31st July from here THANK GOD, new female in office just started n now office can't find my folder with my paperwork, nor my credit of $137 and my payment of $119 credit wasnt apply to this month rent. Plus was told my deposit could be use for last month rent which now I'm told it can't be but they can't show me my contract where it says that, cause of misplace paperwork folder. They stating i owe $449 due to late fees n rent but they see where i made two payments last month on 3rd for more than $620. The level of frustration is something else, i didn't have these problems until after I gave them my 30 days WHATEVER YOU DO DON'T MOVE HERE YOU WILL REGRET IT!!!

DONT MOVE HERE!!!!
I've been here for a year and there has been 3 different managers and none of them seem to know what they're doing. Maintenance is a joke. Our unit flooded and it took them 3 weeks to fix it which resulted in mold growing in the unit. Then our furnace started leaking and it to them a month to fix that and guess what that caused... that's right more mold! The manager only cares about collecting rent, not making sure the apartments are livable.

Worst experience ever. Lived here for over a year and was first moved into an apartment that was infested with cockroaches so bad that I had to keep all of my food in totes and couldn't leave plates in my cabinets. The roaches were so bad they destroyed a lot of my stuff. I had to fight to be moved to a different apartment and it took them 6 months to move me to a different one. Management never came out to fix anything. I lived the last six months with a huge hole in my ceiling. Place was filled with mold and just a terrible experience altogether don't move in here it's all a lie.

If I could give them 0 stars I would. These are the worst apartments in independence mo would not recommend. Maintenance lies and says they fix things and do not, office takes their word and doesn’t fix anything at all. There’s always built up trash, there’s safety hazards that they aren’t trying to fix. Not all the way clean when you move in. There’s loitering and people breaking into apartments and stealing cars. Nothing in these apartments are secure don’t do it definitely a waste of money. THEY NEED TO BE SHUT DOWN ASAP

New management is great!!! All the ladies in the office are so nice and helpful every time I go in there. The maintenance is prompt and cleans up after himself. Not too bad on the eyes either. I would give this place 6 starts if I could!

Carson was absolutely wonderful and easy to work with. He did a full thorough inspection of our chimney and fireplace. Couldn’t have asked for a better experience! Thank you so much!

We had Carsen out today to do repair work on the chimney. He did a complete inspection of the fireplace, gas line and chimney. He completed the repair work and everything is now working great. I would recommend Chimney Restoration and Carsen for any fireplace or chimney work you need done. They are very thorough and extremely reasonable. Great job !!!!!

The owner and ALL the staff went above and beyond in EVERY aspect of their work with us from estimating to finishing some pretty complex work. We had a fairly comprehensive job involving the removal and replacement of an entire fireplace in our great room. I would call it major surgery and the finished product was exactly as they described it in the statement of work. They also replaced an older chimney cap on another fireplace. I was fairly particular about each step and each of them understood and delivered great customer service. Chris, the owner, clearly cares about his customers and his employees. All of them are customer oriented and skilled. I had references on their work as well as two other bidders. Thanks to very honest references we selected KCCR. The estimates from the other two bidders were wildly out of line. This is a solid company that takes pride in their work and professionalism. Highest recommendation!

I found a crack in my chimney crown. The crown was not original to the house because I had a fireplace insert put in sum 20 years ago. I called Chimney Restoration to get a quote on fixing the crown. It was probably built correctly for the time, but more recent improvements are by design. I thought while I was at it I would have them do a complete upgrade to the outside surface and replace some of the bricks that had cracked from ice and water expansion over the years. They did a very complete job including protecting deck surfaces and cleanup. I would recommend them again.

Chris, Joseph and the entire crew were on time, knowledgeable, experienced, very professional and polite, while performing their work in record heat! They took great care of our 100+ year old fireplace.
