Do not use. Cheaper than other options. You get what you pay for. From no shows for cleaning to motorcycles being parked in your lobby to cleaning crew napping in a backroom during business hours to not being able to reach customer service this is not a professional or dependable operation

Really love this cleaning company! Great attention to detail, exceptional customer service, and the franchisee's clearly work hard to uphold the Jani-King standards. If there are any issues, the team at Jani-King manages to handle it promptly and with the urgency. Definitely recommend for your commercial cleaning needs!

Contracts are written very one sided. They create barriers that must be completed prior to cancelling their cleaning service.
There is a clause that gives them 60 days to fix their issues and then they claim it's fixed and your issue is a new one and they start the 60 days over again. Be careful about their auto renewals as well. Overall poor cleaning and a company that is hard to fire. Just cross your t's and dot your i's and you can finally get away from them.

We changed to Jani-King services this year and could not be happier! The Franchise Team we were assigned to is FANTASTIC! The team we have working during the day and night are all friendly, efficient and have a knack for finding more to do instead of just getting by. Our building has never been cleaner, no drama, organization skills are very impressive and their cleaning is above all others. EXCELLENT Service, Ownership and Vendor relationship!! I highly recommend them to anyone looking for a professional cleaning service for their business. Thank you to the Aranda family and Jani-King for training and providing quality staff!

Jani-King of Kansas City has an excellent Operation of Brand Services, Valery Freyre. She does a great service with communication, meeting the customers needs, and providing assistance as soon as the customer is needing assistance.
A Franchisee of Jani-King to ask for is Ricardo Dominguez. His team is capable of getting the job done. Ricardo does great at managing the porter cleaners on his staff.

I'll never forget being bullied into giving a 5 star review after only leaving a 1. “Mike” didn't like being held accountable for not fulfilling their end of the contract. There were months left but because he was made aware that we would not be re-newing he stopped sending the cleaners the day he found out even though we would be paying until the final date of the original contract.

After a considerable amount of time and abbetterbunderstabding of how to do business professionally this situation has never sat well with me.
I'd be doing interested parties a disservice by not warning them of the shady business practices that could potentially happen.
Makes me wonder how many other dissatisfied customers were bullied out of giving an honest review or not having their contracts fulfilled.
Do better Jani-King, and if Mike is no longer in the picture after this time then you're one step in the right direction.

We had Jani king KC for many years. Really no issues over the 10+ years, small 3-5% at times increase over the period. They contract with a local person who actually performs the service. Jani King is only the middle man. The actual provider/cleaning person was GREAT, 5 star on cleaning. BUT Jani King came in and tried to up the rates a significant 35% amount, with immediate effect at next months billing. We said no.. we found a different service. Then they came back trying to change the 2 times a week to 1 time for a 10% increase. We said no. Like others in this posting review they say we have a contract BUT what kind of contract allows one party to make significant changes at the expense of the other. We are going to fight it all the way. My advice, be leery of any contract they present to you.

The owner is one of the rudest people I’ve encountered. Seems like as soon as someone disagrees with something he said he starts cussing & flipping people off. I found it hard to believe a company owner acted that way. I highly recommend that no one use this company unless they enjoy being treated this way. I personally don’t so I will never use them & plan to spread the word about how this guy acted. I wish I could give negative stars because that’s what they deserve
