General Contractor feedback from Perry Hall residents

Don’t waste your precious time and money. They stretched themselves way too thin and could not fulfill their promises. Their communication is the worst I’ve experienced. I dragged them along for about 10 months trying to get them to finish the job. I was the only one who would initiate communication unless they were trying to collect a check. Every invoice I received was over-billed and I had to fight on the phone to get each one corrected.

⚠️ Homeowners Beware — Save Yourself the Headache (UPDATED AFTER OWNER RESPONSE) I hired Superior Design & Restoration in Feb 2025 with good intentions. Sadly, this has been one of the most frustrating contractor experiences I’ve ever had. I signed a contract on Feb 10, selected shingles on Mar 11, and from there faced delays, dishonesty, and outright disrespect. The job was scheduled for Apr 25—then canceled <24 hours before. I was left chasing updates, only to be ignored or misled. Zach (sales rep) was the only helpful person; unfortunately, the rest of the staff, especially Maria and the owner Keith, showed no professionalism. Maria refused to identify herself, talked over me, and claimed materials were ordered—until Dave (another staff member) later admitted they hadn’t been. My wife was also treated rudely by Maria during an in-person visit. On May 15 (the deadline I gave in my demand letter), Keith called and immediately refused to refund the $7,666.50 we had paid—despite no work being done or materials ordered. It became clear that the company had no intention of resolving the situation. UPDATE (in response to owner's misleading reply): Your public response is full of inaccuracies, omissions, and deflections: You claimed the Apr 25 cancellation was due to weather. False—I have a voicemail from Alex stating a crew member’s family emergency was the reason. You said I delayed the project due to family visiting. In reality, I asked for it to be completed before guests arrived to minimize disruption. You said you offered a “partial refund.” That never happened. Each time I raised the issue, I was told “you’re under contract.” On May 15, I calmly asked for a refund. Keith said “No.” You framed me as hostile. In truth, I raised my voice only after being continually interrupted and disrespected by Maria, who refused to identify herself or answer direct questions. I initiated every call during this process. Not once did I receive a follow-up unless I demanded it—and the only callback I received came a full week after I sent a formal demand letter. I was left chasing your team constantly, practically begging for answers. That’s not customer service—it’s negligence. You also claimed I “threatened” police. What I said was: “If you deliver anything to my property without consent, I will call the police.” That’s not hostility—it’s a legal boundary after your staff attempted an unapproved material drop-off. You claimed installation would happen that week—yet Dave confirmed that materials hadn’t even been ordered. You cite internal admin work as justification for keeping $7,666.50. None of that delivered value to me. No materials. No labor. No roof. To claim I never mentioned roof damage is false. That was the very reason I hired your company, as verified by my insurance adjuster. Your inaction led to weeks of additional exposure—including three major storms—causing damage you now disavow. You’ve also ignored my formal request for your liability insurance and bond info, which you're legally required to provide under Maryland law. And this isn’t just my experience. Another public review details a leaking roof your company installed—met with similar excuses and no accountability. This is not an isolated case. It’s a pattern of poor workmanship, delays, and deflection. Let me be clear: you don’t want me as your customer, and I no longer want you as my contractor. I’ve said this clearly—yet Keith publicly dismissed my concerns, refused to make me whole, and is now openly admitting to keeping my money, without delivering a single minute of labor or a single shingle. This is no longer a misunderstanding. It’s a public admission of a company choosing not to do the right thing.

My roof and siding were replaced by this company. The one roof leaked and they fixed it and reassured me no water damage remained. I found water damage below roof and the company said they would repair it but now won’t call me back. I need the area fixed and left hanging even though the company admitted to placing a faulty roof.

This company was so eager to get our business in March 2025. After "holding onto our check" they have been MIA since then, it's been 6 months and after 2-3 phone calls a week we still have not heard from them. We just called our insurance company and was informed the check has been cleared without us signing it. Timeline of Events: • 3/25/25: We signed a contract with Superior Design and Restoration. • 4/30/25: Insurance check received by Superior Design and Restoration. • 5/5/25: Superior Design and Restoration cashed the check. • 5/5/25–present: Despite numerous phone calls, emails, and even Google and Facebook reviews requesting contact, we have received no response and no work has been scheduled.

Stay away from this company. They have taken $8,000+ of our money in May 2025 and have not scheduled to replace our roof / returned any of our phone calls / email. Timeline of Events: • 3/25/25: We signed a contract with Superior Design and Restoration. • 4/30/25: Insurance issued the check and was given to Superior Design and Restoration. • 5/5/25: Superior Design and Restoration cashed the check. • 5/5/25–present: Despite numerous phone calls, emails, and even Google and Facebook reviews requesting contact, we have received no response and no work has been scheduled. • 11/15/25 My main Facebook Account was blocked by Superior Design and Restoration after writing a review and commenting on their post (those comments have since been deleted/hidden by the company)

Last week, WNC experienced a devastating hurricane - Helene - 2 days into no contact with the Outside world, an angel, Sylvia, came up the hill with a flip phone asking people if they needed to contact their loved ones. That was my first inkling that superior is indeed SUPERIOR! Not only was Sylvia able to put myself and my neighbors in contact with our loved ones in the outside world, but she also announced that her friends were coming to our rescue with a tree service from Maryland. This is no ordinary tree service. THIS is an entire restoration company!!!! This is a crew of people who care about communities who have been devastated by natural disaster. This is a crew of people who actually hand out Hugs to soothe you when you know that your home is in danger of being crushed by Very large trees. This is a crew of people who are genuine, care, and put themselves on the line every day for the greater Good of a devastated community. Superior design and restoration has been here for my community in every conceivable way. They have asked us every day if we need anything from the outside world. I just cannot speak enough good things about superior. The consummate professionalism is astounding. Not only do they remove the trees that are endangering my home, they cleaned up every leaf that was in sight, they were compassionate, they were professional, they were thorough, and they were so quick to have everything done the right way. I would not hesitate to call on superior for any of my needs. This Maryland based company was the first responder we needed here in Western North Carolina. Their prompt response to our emergency is unmatched. I cannot speak enough good things about all of the crew. All of the folks all of the people in this company the owner is a compassionate man, their foreman are compassionate men. Their spokesperson Sylvia is an angel who arrived in my neighborhood on the heels of the wind of Helene. When these people said we had nothing to worry about, they meant it. I would give this 100 stars just for showing up and being humane to my neighbors and myself. Thank you seems a wholly inadequate phrase, yet all I can express is my gratitude to this amazing company. If there is a natural disaster in your area, and you see superior design, and restoration in your neighborhood, reach out to them. They are the real deal. There is no price gouging, there is no secret or hidden costs, there is just the desire to help a devastated community. We should all take a page out of the book of superior design design and restoration. They are really amazing humans being helpful and compassionate and professional! There is a special place in heaven for these people!

Unreliable company — missed install, ignored communication, never refunded deposit until bank intervened. Steer clear. I signed a contract with this company on June 26 for a full HVAC installation and paid a $5,600 deposit. The install date was confirmed for July 30. The company never showed up, didn’t call, and later claimed they had “no record” of the job — even though I had a written confirmation email. I repeatedly called and emailed for over a week requesting a new install date. The owner eventually said he’d “look into it” and promised to call me with updates. He never did. I was told multiple times that a refund would be issued, then given new excuses each time — “waiting on the accounts manager,” “backlog,” “equipment delays.” No one followed through. After nearly two weeks of silence and zero progress, I filed a dispute with Chase Bank. Chase investigated and ruled in my favor, refunding the full deposit due to the company’s failure to perform. To be clear, the salesperson I originally dealt with was professional and helpful. The problem lies entirely with company management and their lack of accountability. I strongly advise anyone considering this company to look elsewhere. The missed installation, repeated unfulfilled promises, and refusal to issue a refund until forced by the bank show exactly how they operate

Superior Design & Restoration installed the roof in my house was not professionally done. Shortly after the installation, we began noticing water stains on our ceiling and damage to our hardwood floors. We called the company again to inspect the roof but they kept telling us that the roof was fine and there was nothing for concern. A couple of months later we had heavy rain again around 9:30pm. To my surprise I see water dripping from our ceiling and wall. I documented this with photos and video, so I could show them what was going on. Eventually, another representative from Superior Design & Restoration was sent to inspect the roof, and the findings were shocking. Since we have aluminum siding, one side of the flashing had been cut fit, which explained the significant water intrusion we experienced. No wonder why we got so much water in the house. While the flashing on the affected area was subsequently replaced, we are uncertain if all flashing was addressed. Adding to our concerns, we have since encountered another issue. Since the roof installation by Superior Design & Restoration, we've had issues with animals getting into our attic, causing further damage. After contacting animal control, they advised us to have a roofing company inspect the area above the garage. Upon inspection, we were surprised to learn that shingles are missing in that section. Upon contacting Superior Design & Restoration about this new issue, we were informed that; "part of the roof did not have a shingle at the time of the installation " "The wood was not damaged at the time of the install. And as a homeowner it is your responsibility to keep up on your home". We are now facing an unexpected cost of $15000 to repair this section of the roof and replace it with new insulation in our attic. We are deeply dissatisfied with the quality of the initial roof installation and the subsequent issues we have encountered with Superior Design & Restoration.
