We worked with Nick from Kneeland to add a second bathroom where an unfinished closet had been and extend an existing dormer on our home. Nick was great to work with - if we ever had any questions or concerns, we could text or call him at any moment and he was quick to respond. If it wasn’t something he could address over the phone, he was great about either sending someone or coming out himself to take a look. We felt the pricing was fair for the work being done, and Nick and his team of sub contractors stayed on schedule. We’re so happy with how our new bathroom turned out, and our bedroom feels so much bigger with the dormer. It was our first major project as homeowners and we had a great experience working with Kneeland. (Included a couple photos of our in progress/after/before)
It is the second time I used kneeland for addition projects. like last time, things were moving smoothly and both projects were done within the promised timelines. the project managers were easy to work with and no issues at all. And their price was reasonable as well. I would re-hire them again for my future projects.
They did exactly what they said they were going to do (two attic dormers), on time, on budget. Awesome group to work with. No complaints and would highly recommend.
Worked with Kneeland to do a porch rebuild, they kept to schedule and budget. Nick was the project manager, kept in communication and was easy to work with.
Project manager (Brian) is really great. Work scheduling and progress on a daily basis by workers, don't expect too much and lower your expectations. Estimated project completion is about right. Contractors needs to communicate their schedule a little bit better. A perfect score (5 stars) means flawless work. Giving 4 stars for satisfactory project result. Yes, I will recommend and use this company. Thanks for the experience.
Sharing the positives and negatives using Kneeland for your construction needs. I would rate them somewhere between 2.5 and 3.0 stars. We used them to put an addition over our garage. They were just two rooms with separate split systems for HVAC. We also used them to replace our entire roof. Overall I would not use them again for a project. Positives: Least expensive contractor, the framing and roof for the new portion went up quickly. They started the project within a couple of days of when they said they would begin. They also did a nice job prepping our room so no dust/debris would get into our living space. The addition also looks like it was always part of the house. The carpenter they use (Mario) does great work. He pays attention to details and does quality work. Negatives: These are some of the larger items that frustrated me with the process. There were more items that did not go well, but did not list them here. I know all construction companies will have their faults. These are the negative that bothered me but may not bother someone else. - After the initial structure went up, it was very unpredictable when contractors would actually show up to do work. It became a big joke with my husband predicting the % chance if someone would actually show up to work on the addition. The project was supposed to be done by the beginning of August. They did not finish the last small final pieces until November. - They did a poor job matching existing construction. They were adding a window next to an existing window in our master bedroom because we removed two other windows in the room. We were told that they would match the window exactly. FALSE STATEMENT. They just ordered the same size window as the new construction and never measured. It looks terrible and they asked afterwards if we wanted to order a new window for the other one. Clearly this information went in one ear and out the other. - The drawings for addition for the inside and outside did not match each other. The windows were not in the same place measurement wise for inside and out. They put the window frames based on the outside drawing measurements which made one side look terrible on the inside. They fixed it but just caused delays. You need to watch them very carefully and say something as they won’t think things through. - They left trash including a TON of cigarette butts in our yard, on the street, and in front of our neighbor’s house. As a 6- & 7-month pregnant lady I had to go out and pick them all up. - They did not order enough shingles for our roof so they had to tarp part of our roof. They did a very poor job at protecting it so when it rained we had a leak in our kitchen. There were water stains all over our kitchen ceiling. The PM asked me (a 7 month pregnant person) if he wanted them to fix it or if I wanted to paint it. First why would I fix their mistake and second why would you ever ask a pregnant person to use paint during pregnancy. - The wood floor stain came out terrible after 2 times. They offered to try and fix it a third time or receive a credit. I opted for the credit as we did not want to waste more time with them trying to fix and turn out terrible again. - The insulation contractor they used decided to let themselves into our home and left both of our doors wide open. We have dog so she was barking and scared. We were very lucky that our dog did not run out of the house with both doors wide open to the outside. - They cut into a wire in our garage within the first two weeks of construction which left our garage doors without power. They did not want to listen to me with where it needed to be fixed before putting sub floors in the addition which would cover up the wires. We were without power to our garage doors for about 2 months before they fixed it. They had to cut into our garage ceiling to get the wires and did a horrible job patching it up. Does not match at all.
