They don’t wanna pay their bills

In this hot housing environment I found ICON by chance. The whole house construction and buying thing has been intimidating, but Kevin and Kennedy have been exemplary in their actions, words and care of me! Kevin's ability to teach and guide me has been supreme and a key reason for anyone to pick ICON above the crowd! Thank you so much!

Icon homes are cheaply built/finished. The house is 2 years old and it has had construction defect issues due to shoddy craftsmanship. They don’t care about quality or customer experience.

Icon built us a beautiful home in west linn. The process was seamless, their team is great and over 2 years in the home has held up perfectly. 10/10 Would recommend!

Be informed before you sign a contract for a new home build. Their initial prices for homes are fair for the market areas they are in, but what they don’t tell you is that to get a decent home you will need to spend a ton of money on top of your contracted price(3 to 6 times Home Depot’s pricing for everything), and give you almost zero credit for the low end apartment grade features that come standard in your contract. This also comes up almost 3 months after you sign a contract for them to start to build home you were imagining. The appliances they included in you contract are all old discontinued models. If you are ok with apartment grade materials, no name $40 msrp toilets, $20 bathroom mirrors, and lowest grade carpet and tile and sinks you will be fine. They will nickel and dime every aspect of the home to maximize their profit, so do not assume anything is standard even if they say that it’s just like another lot and show you pictures and designs. Also be careful with their flooring and materials subcontractor Paulson flooring. They are arrogant and sound like they are selling a high end car. They will charge 3 to 9 times what others are charging if you don’t go with their apartment grade carpeting and tile and lowest end quartz countertops in the kitchen, that they got for pennies on the dollar. Great example of this is saying anything but carpet on steps will cost $10,000 in labor. I wish someone had written something like this before my family endured 3 months of headaches!

Do NOT buy a home from Icon. I purchased a brand new home in Oregon City from Icon about 13 years ago. They were negligent in installing the siding and rock work on my house. I am currently having to spend around $80,000 to repair the dry rot that has resulted from their negligence. The dry rot was so bad that major structural beams of my house had been eaten down to less than half the beam. I have contacted them and they sent their warranty guy out to inspect the damage. He couldn’t deny that such damage should not exist in a 13 year old house. He reported back to the owner and will no longer return my phone calls. This company takes your money for shotty work and will not stand behind their work and do the right thing to repair it. Just about everyone I have spoken to in my neighborhood has had issues with their construction. You have been warned. Stay away from Icon built houses.

The home we bought appeared to be well constructed. Structurally, there are no issues. However, they did a horrible job with finish work, finishes, products, and vendors. I would never recommend working with Icon to anyone, in fact, I have told several friends and family to never use them or buy from them. We had problems with their vendors during our one year follow up never following up and fixing and finishing their work. The drywall and taping was the worst I have ever seen in any home anywhere. And it was never fixed after being fixed. We had problems with them changing things on our plans and then telling us they had the authorization to redline things they felt necessary without telling us. This caused a huge problem with our upstairs bathroom that we then spent several hundred dollars fixing. Horrible company, horrible management.

A home construction company is only as good as the contractors they use. Unfortunately, it's a roll of the dice when going with Icon. We bought one of their homes about 19 months ago and have been dealing with multiple issues since then.
One of the first things we noticed was the massive backflow of rain water coming out of our downspouts. We were told it was fixed prior signing papers on the house, but after the first heavy rain it was evident it wasn't. Turns out, one of their contractors cut one of the drain lines underneath our driveway prior to pouring the concrete. What could possibly go wrong with that? Once they figured out the problem, they had to cut out a portion of the driveway to repair the line. Now we have a large section of our driveway that looks nothing like the rest of it.
The next big issue we discovered was the amount of water in our crawl space; I could've floated a few toy boats down there if I wanted to. Once the issue was brought to the attention of Icon, they had a couple of their employees come out to regrade underneath the house to move the water towards the sump pump. They eventually had to bring in multiple loads of rocks to regrade the slope, however that did not solve the biggest issue - water coming through and resting on the concrete. As you can see from the pictures, the water has no place to go after coming through the concrete. It constantly rests on the footings. Is that something you'd want under your home?
Icon promises a one-year warranty, but here we are after 19 months of living in the home and many of the requested fixes have yet to be addressed. This is most likely due to their inability to retain warranty managers; I've been dealing with three different ones since we purchased the house.
One of the main fixes we needed was for a large section of drywall to be fixed. At least twelve of the drywall screws were either completely visible or were pushing through the paint. The one contractor that actually does a good job (Westside Drywall) was able to redo the wall without any issue, however, one of the painters that Icon contracts with absolutely sucks. He spent a couple of hours repainting the damaged wall and doing some touch-up paint and fixing caulking. The wall would've looked better with drywall primer than whatever the painter did to it. My kids joke that it looks like a Zebra and that they could've done a better job of painting it. I agree. This happened five weeks ago and has yet to be fixed. I've reached out multiple times for the paint color so I can do it myself, and keep being told, "Sorry. It should've been dropped off."
You have a lot of options when choosing a home builder in the Portland Metro area. Maybe you'll get lucky with who Icon chooses to build your home, but just be prepared for a long, frustrating experience.
