We were between Toll Brothers and GH. Gorgeous homes but I’m not giving more than half a million dollars to people who don’t want me in their neighborhoods. Not only were me and my husband treated like trash by some old lady with tattoo eyeliner, we were told to wait in the kitchen “so I can show you how this works” while she talked to ANOTHER customer who came in BEHIND US. Lol we waited about 7 minutes without being addressed again before we left. Idk if it’s ageism or racism but get it together Sweetgrass! Toll brothers it is.

This is NOT an assessment of the overall quality of the final Graham Hart Home Builder (GHHB) product --- it IS more of a review of the subcontractor quality, the value received for the price paid, and GHHB customer service after closing.

We moved into our new GHHB spec Home in Eden Estates in North Richland Hills in Summer 2022. Overall, I would rate their quality of construction as good (~ 3.5 stars). However, I rate the overall experience with GHHB as 2.25 stars (for this review, that's rounded down to 2 stars) because of the overall value of their homes in the current market, the poor quality of work of several of their subcontractors, and an overall lack of "...attention to detail and dedication to a job done right" as promised by founder Shawn Goff on their website.

VALUE: Items such as built-in entertainment centers, pendant lightning in kitchen, high-quality light fixtures, fireplace mantle, ceiling fans in bedrooms, etc were not included in our half-million dollar + house. I understand market prices have increased, but the overall value for the money spent was just not there in our case. Another example was very cheap carpeting/pad that I have already had to replace in some rooms after only one year of wear! I did appreciate some of the included features which did add value to the home: engineered wood flooring in most of downstairs, under counter kitchen lighting, and a 6 foot wooden privacy fence.

QUALITY: One of the pictures shows an example of the orange peel texture that has been misapplied at numerous locations on the walls/ceilings in many rooms. It's ugly and catches your eye whenever you see it, and I had them correct a couple of the more noticeable areas. The misapplied texture is a perfect example of what I deem to be a major shortcoming to a quality home --- subcontractors' lack of pride in their workmanship AND the lack of an efficient process to hold those subcontractors accountable.

DEDICATION TO A JOB DONE RIGHT: The painting and drywall contractors that GHHB used for my house were definitely not dedicated to a job done right. They seemed very reluctant to perform the necessary touch ups during the first few weeks in our new home, and then did a poor and/or incomplete job when they did arrive. This was more than an isolated incident, and I sensed tension between GHHB and their painting contractor. I thought GHHB’s electrical, HVAC, cabinet, and plumbing contractors were indeed dedicated to a job done right and I had favorable experiences with each of those 4 groups during my warranty period.

GHHB used a company called ProHome (based in Wichita KS) to administer their one year warranty. I can tell you from my experience that having a third-party warranty vendor is good for the builder but a very undesirable option for the homebuyer. Read some Google reviews of ProHome for a sampling of complexities you’ll have dealing with a middleman/3rd party like ProHome for your warranty work.

I wish GHHB would focus more on enhancing energy efficiency in their homes instead of creating and promoting the ‘Smart Home’ concept. You will notice this when you view their marketing materials or their websites. Yes, it’s nice to have Smart accessories like a Ring doorbell and an Ecobee thermostat, but money for those Smart Home items would be better spent toward additional insulation or more efficient HVAC systems that lead to long-lasting energy savings.

Bottom line and advice: expect to spend about 5% to 7% of your purchase price in post-closing improvements to properly finish out your new GHHB home. If you are able to buy a 'custom' home from them, then plan on at least 7% worth of 'upgrades' from their base price to get window coverings, nicer carpet, upgraded lighting/plumbing fixtures, and a house that's complete with built-ins and quality appliances. You will also need to be prepared to closely assess quality at each phase of construction and be ready for post-closing battles on some warranty items.

Absolutely LOVE my new Graham Hart home. Peggy Childs executed an incredible sales experience from start to finish. Matt builds the most well built home and I can’t say enough about his professionalism. The entire graham Hart name is one of a kind. I look forward to spending many wonderful years in the home. My husband and I recently purchased a Talon Hills home from Graham Hart Builders. We absolutely love our new home. The Graham Hart person we really want to thank is Peggy Childs. Peggy helped make our experience a very positive one. We lived over 2000 miles away while our home was being built. Receiving weekly email updates from Peggy helped us stay current on the progress of our home. She was quick to respond to any questions we had about our home during this process and would take the time to investigate then get back to us if she didn’t know answers right away. It really gave us peace of mind as we prepared to sell our home up north and get ready to move to Texas. Peggy was such a pleasure to work with. She is very professional, obviously has years of experience in the industry and is well informed about the homes. But what makes Peggy stand head and shoulders above other home sales managers is her welcoming and friendly presence. As a buyer you can ask questions without feeling rushed or pressured. As a residential lot developer, we have had a great experience working with Graham Hart in their selection and purchase of our lots. They take great care in considering the future needs of their home purchasing clients. They are fair, considerate, and a pleasure to work with!

We had a wonderful experience with Graham Hart. Peggy, in their sales office, cares for the client and wanted to make sure she was meeting our expectation every step of the way. She answered all of our new home builder questions from the very beginning to the end. We picked our lot, floor plan and started the building process. If we did not understand or were unsure of something she could explain it or get us an answer to help us understand. She helped us make some changes to our floor plan that we wanted, provided guidance in the design center process and made sure we understood all necessary documents. Matt handled the construction side of our home. He knows how to build a quality home down to the very last detail. He met with us several times on site to explain processes that we did not understand and made sure we were educated and completely understood. We had some 1st time home builder questions for him as well and he delivered the same as Peggy. Peggy and Matt both kept us updated through the building process and advised us of timelines and made sure we were all on the same page every step of the way. Thank you Graham Hart, Peggy and Matt for making this process a reality in delivering us our dream home.

Graham Hart makes beautiful homes, but our foundation is compromised, and a structural engineer is recommending that piers be installed ASAP to stop any further foundation movement. Though they have been easy to communicate with about simple issues, they are suddenly difficult to communicate with on this.

I really wish I could give more stars because Graham Hart's designs are nice, the Talon Hills neighborhood setting is gorgeous, and they have often provided good customer service. But our home's foundation is showing serious signs of potential failure at just 2 years old, and Graham Hart has been dismissive or unresponsive to our foundation concerns. This is especially concerning to me because I have repeatedly questioned the way they designed the foundation and the surrounding soil on our lot.

In response to this particular concern, they have remained largely hands-off, assuring me that their foundation design is adequate despite my continued communication about alarming signs of foundation settlement over the past 2 years. In September of 2023, I received a call from someone at Graham Hart who wanted to know more about my concerns. This was after I had notified the warranty company and the local neighborhood sales office (Peggy Childs is a wonderful person to work with, by the way). This person who called me asked if I thought our issue was a drainage issue. I responded that I did not know, and that I wanted someone to come check our foundation. I received no further follow-up from Graham Hart after this call, and finally hired a structural engineer in April 2024 to inspect our foundation.

This licensed, independent structural engineer is recommending 11 piers be installed to halt rapid and continuing foundation settlement, among other repairs. I have notified Graham Hart of the engineer's findings and they have yet to respond.

I would be more than happy to revise this review and say that Graham Hart responded with seriousness, good will, and a sincere effort to remedy the problem, but that hasn't happened yet. The way they have treated this particular concern makes me doubtful.

We thought this might be our forever home with our two small children. We are beginning to regret buying from Graham Hart.

8/5/2020 Update: A different representative from Graham Hart met with me and we were able to work toward a solution which involved them installing drains on both sides of my house to correct the issue. This work was just completed so it is too soon to tell if the issue is actually fixed its a big step in the right direction and I hope as a builder they continue to work with their customers to find solutions.

We continue to have drainage issues around the property. Finish out was done poorly. Had to fight with Graham Hart to get them to get their vendors to fix most of the stuff. We have crooked doors that are not square. Put a level on them and they are off by half an inch on both sides. No wonder it was hard to get the refrigerator inside. They didnt put caulk on anything. Cabinet people say it's the painters job. Painter said it's the cabinet peoples job. In the end Graham Hart never stepped in and no one did it.

As the agent representing the buyers, I can confidently say this was a deal where everyone truly went the extra mile. I negotiated hard to make sure my clients got the best possible outcome, and the team at Terrace Oaks by Graham Hart met every challenge with professionalism and heart.

Kyrsten, the community manager, was incredibly responsive and kind throughout the process. Armando, the builder, deserves a special thank you—he worked through the weekend to make sure everything was ready for today’s closing. That level of dedication is rare and deeply appreciated.

Jordan Brown, the sales director, was phenomenal. He was a steady hand throughout the process, always professional, transparent, and solutions-focused. I’m grateful for his leadership and partnership in getting this done.

On the lending side, Spencer and Sherry were just as committed. They responded over the weekend, made last-minute arrangements, and truly went above and beyond to make this closing happen on time.

It takes a village to get to the closing table, and this team showed up every step of the way. Grateful for the collaboration and proud to have helped my clients start their next chapter in such a beautiful home 🏡
