I hired Houseworks for a good size house remodel-every room was touched in some way, including adding a second floor balcony with the doors and windows to access it, 4 bathrooms, lots of lighting and electrical, turning a storage area into a permitted bedroom and bathroom. Houseworks was great to work with because their designers and builders work together to make sure everything is right. They appear pricier than other alternatives, but every aspect of their work was done well and now after 2 1/2 years of living in the space I can tell you that all of the work was top-notch. I actually think they save you money by doing things well the first time. When we had a couple of small post construction issues, including a ceiling fan that decided to become noisy they came right over even a year later to fix it. They are very communicative, did not go over budget at all. Any changes to original spec were facilitated through change requests which I had to sign off on to make sure I understood what was happening. At the end of the project I received a binder with all of the documentation from systems they had installed such as plumbing fixtures, jetted tub, lighting etc. budgeting information, which is good to save for when you sell your house so that you can apply the cost of your remodel against your capital gains on the property.

We contracted with Houseworks for a long overdue kitchen remodel in our Victorian flat. From the outset, they helped us focus on our priorities and advised us on our options. Through weekly meetings, Cory and Cody cheerfully and patiently guided us through the process and provided us with detailed schedule and budget updates. After taking our kitchen down to the studs, the build-out was done with great care and attention to detail. Ricardo, the lead builder, was a true craftsman, a delight to work with and did a great job coordinating and scheduling the other workers on the team. Whenever a problem was encountered he was quick to provide an effective solution. We’re thrilled with the outcome and happy to be back in our new and much improved kitchen.

We worked with Houseworks on a full kitchen remodel down to the studs for our Miraloma Park home in San Francisco, and we truly enjoyed the process from start to finish.

This is clearly a premium product, and it shows. The design process was thoughtful and iterative, and the construction team was outstanding—professional, reliable, and highly skilled. The workmanship is top-notch.

My father-in-law, who has built several homes, was especially impressed with the framing and carpentry, which says a lot about the quality behind the walls as well as what’s visible.

The project included a new skylight, custom cabinetry, a beautiful countertop, a window bench, two custom-built closets, and premium appliances. The end result is a dream kitchen—both functional and beautiful.

We just finished a whole home renovation with Houseworks and would highly recommend them to anyone thinking about starting a home improvement project. Our project in particular included the removal of the center patio in the middle of our house and incorporating that space into our kitchen. Houseworks has been great to work with from start to finish - expertly guiding us through the design process, helping us identify and make choices for our home, and seamlessly transitioning us from design to construction.

Houseworks completed our project on time and within the budget we had determined. They have been great for people like us who do not have the time nor the experience to manage a project of this magnitude. We had an awful experience and strongly recommend the others avoid this contractor.

I'll share a bit about our experience below, in the hope that it helps others avoid a costly and stressful construction fiasco.

Themes
- The team on the ground had terrible attitudes, no passion for the work, zero respect for the opportunity. Lots of hiding issues from us, aggressive, argumentative with us and also our neighbors. It was painful to work with them.
- Major workmanship issues across all trades: electrical, plumbing, flooring, doors, drywall and plaster, wallpaper, painting, stone and tile, finish carpentry, cabinetry.
- Regularly sent invoices despite incomplete and defective work, under threat of abandoning the project and leaving us and our young baby without a place to live.

Select examples of poor work quality:
- walls have pits and bumps everywhere
- destroyed our brand new custom cabinetry
- ruined brand new, freshly installed oak hardwood floors with major dents, punctures, and gauges
- plumbing issues
- damaged brand new countertops
- no light switches to operate some lights/fans
- damaged tile/grout. voids where grout was missed entirely.
- damaged many of our finish materials (bathroom mirror scratches and dents, missing parts, scratches on brand new hardware, cabinetry damaged)
- damaged windows

Houseworks walked off the job despite major workmanship issues and incomplete work that we had already paid for. This, after running 5 months late on a 5 month project (and still never finished).

We now have to hire another contractor to fix the damages and complete the work.

We got taken for a very expensive, very long nightmare construction project with Houseworks, but you don't have to. Save yourself the stress and disappointment.

I saw another review on Yelp where the reviewer refers to the owner Jeff as a con artist. You should read it.

He shows up on time, works hard all day only taking a little time for lunch. I watched him several times and he takes pride in his work. His workers follow his lead. Jim likes everything done right and boy does it show. People love my kitchen.

Mylett Construction was meticulous, careful, attentive, courteous, and professional. They were good listeners and asked very good questions to fully understand my ideas and what I envisioned. I appreciated the exchange of insight as they helped me understand the pros and cons of my wish list, the associated choices to make, and how to approach each major phase of the project. Peace of mind is very important to me, and I really liked how they were approachable and answered questions every step of the way and accommodated our schedules and special requests when possible.

Jimmy and his team are exceptional at their craft. We had Jimmy do various projects such as installing a sink and cabinet, new flooring and painting.

Prior to each task, Jimmy asks what we are interested in accomplishing and then purchases the products for installation. Meticulous is the way I'd describe his workmanship.

Mylett Construction rejuvenated a long neglected second story patio. Work included removing and replacing existing patio and repairs under patio to the garage. Old patio railing was brought up to code and now looks modern. Jimmy did an excellent job explaining the options for the project. He provided updates as the work progressed. I'm happy with the professionalism, workmanship, and the quality of the work.

Mylett Construction did interior work on a condominium unit. The work required painting the entire unit, new vinyl flooring and heating panels. Jimmy recommended the best flooring options. The unit had some deficiencies that Jimmy discovered and corrected. The space was kept neat during the project. I'm grateful for his efficient workmanship and the quality of the work.

Jimmy did an additional remodel of the outdated kitchen and bathroom. Both areas were demolished and completely transformed into modern contemporary rooms. The kitchen work involved new cabinets, back splash tiles, countertops, sink, lighting and appliances. The bathroom work required a new bathtub/shower with glass door, toilet, vanity, medicine cabinet, lighting, tiles for shower surround and floor tiling. Jimmy and his father communicated helpful advice on design choices and offered solutions to problems. I was happy with the quality of their work and their attention to detail. My renters will enjoy living in this beautifully renovated condo.

Jimmy and his team did an excellent job re doing my kitchen floor. They were very detailed and took their time to make sure everything was perfect. Jimmy even came back a few days later for some follow up. And the cost was very reasonable! I love my kitchen now!

Mylett construction (MC) completed our addition of a two room studio plus an upgrade to two baths, including new construction of an outdoor deck area. Our 1919 Edwardian home is the original floor plan, we asked MC to uphold the architectural design and finishes. MC understood our wishes and matched yesteryear to todays designs in the new areas of living space to include custom woodworking and finishes. We couldn’t be happier from drawings to occupancy. All on time with full commutation between the Mylett team and us the client during all phases of design and construction.

YW did an absolutely fantastic job on our house. The price was fair and the work done on time. We worked with YW Builders to remodel three bathrooms in our SF house. As first time renovators, we had heard a lot of horror stories from our friends (and the internet!) about other contractors, but we needn't have worried. Clayton and Pat were a pleasure to work with, and we love our new bathrooms.

Clayton and Pat were professional and communicative. They did a great job coordinating some unforeseen structural engineering work that came up (which our architects had missed). They also proactively raised questions about design details that we had missed. We actually spent most of the reno abroad (which we had some apprehension about), but we never felt out of the loop.

We love how the work turned out. The tile install in particular was really high quality. We have floor-to-ceiling walls of stacked subway tile, which came out beautifully aligned. They also did a fantastic job with some of the more complex design elements, including sourcing our custom cabinets.

We would 100% work with YW Builders again on future projects.

We could not have envisioned as smooth of a renovation project as we did with YW Builders. After purchasing our home, we immediately hit the ground running with YW, taking on a major renovation. Throughout the project, Clayton and Pat were thoughtful, responsive, and honest from planning to execution. When we started with YW, it was our first remodel and we were anxious. It was a big project for us; admittedly, stories from friends of remodels gone sideways were on our minds. To our delight, we experienced nothing but positive things with YW.

Our remodel included the kitchen, bathroom, flooring, one bedroom, and minor structural work. From the beginning, Clayton, Patrick, and the whole team took care of our home. They came with a positive attitude every day, worked seamlessly with the architect and structural engineer, brought in expert craftspeople at every stage, and kept us updated. They also remedied issues an inspector found with previous work (unrelated to YW), which required us to reinstall our forced-air and tankless water heaters.

In addition to the big elements, YW was attentive to our design sense with all the details, from fixtures to color schemes. When we weren’t sure, they had resources and helpful suggestions, which we often took. Lastly, they were fairly priced and completed the work on the early side of the estimate, just in time for our son to start school at home. We love our remodeled home and can’t recommend YW highly enough! Five stars, A+.

I’ve worked with many contractors and always had bad experiences, but James and his crew are going above and beyond. I worked with them on various interior and exterior house projects and a very complicated sewer line replacement. Currently we are working on root causing an issue another contractor caused in my house. James is texting late into the night, helping us solve the issue. He is super knowledgeable and is actually on site every day. Highly highly recommend this business!
