Rob S at CPM is doing a great job overseeing maintenance the community. He is responsive to any issues and takes pride in his team/work. Sunny is a hard worker on his team. The community landscape looks beautiful!

At all cost stay away from this company. They have ruined two car covers and property. They do not care about your personal property at this company over and over we asked for them not to blow debris from the street into our driveway/garage. Why would anyone take debris from the street and blow it into your house? Someone inept I suppose this has been going on for over a year with no resolution in sight. In the photos, you can see how I barricaded my vehicle, and CPM still blew debris all over it and under it and in it also put a hole in the cover.

As a Community Association Manager is imperative the communication with our vendors. David Landers is always a phone call away with any request including emergencies in our property. Jesse & Eduardo an amazing irrigation crew. CPM is lucky to have David Landers as their leader . Dion Montgomery always sharing the information needed with our association including monthly schedules & proposals. Rodrigo Ruizdiaz our on-site supervisor the same, always a phone call away to assist on anything in our community. Solution minded! Kervins, our porter! A hardworking young man that is always there for us. They are always respectful and professional!

Victor Flores is the BEST landscape supervisor/project manager with CPM. We hired Complete Property Maintenance on November 1, 2024, and under Victor’s direction, our community landscaping has made a full recovery and now looks like the beautiful upscale community our homeowners have been waiting for, considering our prior landscape company. In addition, Victor goes above and beyond to not only work closely with the Property Manager and team in the office successfully, but he knocks on doors of our homeowners to help put them at ease by completing their work orders promptly and communicating directly with them so they are extremely satisfied with the prompt response and resolution. We receive numerous praises about Victor specifically, so we wanted to share our experience with everyone.

I especially appreciate his honesty — on more than one occasion, other vendors have recommended additional work that Shawn assessed as unnecessary. With his honesty and experience, he’s my go-to resource for tree management. Highly recommend!

All the employees working with CPM are wonderful. However, I interact with Antonio Martin, landscaping and Ariadna Buenaventura, office work every month. Antonio always makes sure the landscaping work is done professionally and his crew does the work asked by him. Ari always answers the telephone with a smile. Any questions that I have, she is very informed and is able to respond quickly with the answer. CPM is the real full Complete Property Maintenance company and the back bone of a successful company is hiring the right employees that care!

Working with Kenny Lauderdale and his team, including Alex, has been an absolute delight. This year, we faced numerous challenges due to the lack of rain. However, Kenny and his team’s expertise proved invaluable in supporting us during those difficult times. I am immensely grateful for their timely and consistent communication.

One of Kenny’s standout qualities is his promptness in responding to my needs, requests, or any issues that arise. His quick turnaround time is highly appreciated, especially during emergencies. CPM maintains our neighborhood landscaping, including irrigation. The sprinklers had been spraying my truck in my driveway, making it impossible to keep it clean. I put in the work order to adjust this yesterday and they fixed it this morning. The 2 techs, Eduardo and Jessie were great. They had to wait around for a couple of hours while my neighbor had contractors in the yard, so the wet check would not inconvenience them. I really appreciated them waiting and not just leaving to get me next time they were in the neighborhood. Then while Jessie operated the controller, Eduardo was great by adjusting all of the sprinklers in my yard and keeping the spray off the driveway and walkway. Thank you Eduardo and Jessie.

My wife and I live at the Bridges since 2021 and have worked with a number of CPM people on going with the maintenance of our home. Without a doubt our best experience and best work was done when Oscar Lema was overseeing things here at the Bridges. He is not only personable and caring but he is extremely knowledgeable and experienced in all aspects of his work. In addition it was easy to see that all the workers for CPM enjoyed working with and for Oscar and they shared a mutual respect that propelled them all to work with a greater sense of pride and efficiency. About 2 years ago Oscar was moved to a different property and taken away from the Bridges Community. There was an immediate fall off in both morale and quality or the worked performed as well as communication between homeowners and CPM. I know I speak for most homeowner in the Bridges by saying that Oscar Lema would be greatly welcomed back to the Bridges or at least given a more supervisory position that would at least allow him to oversee the management and work flow at the Bridges. You have a very caring and tireless working manager in Oscar Lema and you would do well to have him

We live in a community where CPM has the landscaping contract.
They do a great job with the diligent work from their crew.
Rob Snead is the manager for our community, formerly Oscar Lema who is now the manager at Avenir for CPM.
These guys are both real professionals who stay after all the details to get the job done properly.
Robert Wayne Howard and his son , Robert William Howard and Roger Charles are guys who do most of the hands on duties keeping our community green and clean , they are tireless in their efforts to get it done right , every day all year long.
There are many other employees on the crew whose names I don’t know but they work hard as a crew to keep our community beautiful.

Just gotta say this crew from CPM was super professional and left properly looking top notch!
This crew Ruth Garcia, Sylvester F, Leonel, Adrian, Ana Leticia, Mari, and Victor took care of my property and left it looking good and cleaned up.

A big thank-you to Oscar at CPM Lawn and to Aldrin, irrigation technician.
Oscar responded quickly when we reached out with concerns about whether our plants needed more or less water. He explained that the yellowing on the lower leaves is normal as the old growth dies back, and that the other plant is a Panama Rose and what we were seeing was normal .
Oscar also immediately coordinated a visit from Aldrin, who arrived shortly after, inspected the irrigation system thoroughly, and ensured all settings were correct. Excellent service, communication, and professionalism from both.

For more than 8 years, we have used CPM services. They planted our choice of flowers every year. We are immensely satisfied. They are prompt and professional. Prices are reasonable.

I would particularly like to mention Ari Buenaventura and David Bufford for their more than satisfactory services.

I have had many HOA based landscaping companies for the past 30+ years. This, by far, has been the best. The manager of our development, Victor Flores, is the reason for this. His attention to detail, professionalism, and friendliness is amazing. Most landscaping companies just show up cut grass and trim, do a rushed job and overlook visible issues. I have seen Victor take the time many times to train his team. He works with them as if it is his own property. He is always readily available to help out himself, too. He showed and taught us us so many things about our own landscaping.

I want to give a huge thank you and well-deserved recognition to David Landers, South Division Irrigation Manager of Complete Property Maintenance (CPM), for his exceptional work and dedication. David was able to identify and resolve long-standing issues with our irrigation system— problems that had stumped multiple companies for nearly 20 years. His expertise and persistence finally brought solutions that many thought were impossible.
I've been the Community Association Manager at Hammock Reserve for a year now, and since CPM began servicing the property in May of 2025, the positive change has been truly noticeable. David's efforts have made a significant impact, not only on the property but also in improving the satisfaction of homeowners-many of whom were absolutely ecstatic that these long-running irrigation problems were finally resolved.
David is also incredibly responsive and communicative, which has made my job so much easier. Knowing I can count on him for timely updates and effective solutions has been a game-changer.

Don’t know where or how to express my gratitude. The knowledge and professionalism of everyone I have worked with in my community is top tier. A giant thank you to Antonio who is in charge of my community’s bed crew. He answers every call, is so hands on and, cares so much about the service provided. Dave is a masterful irrigation specialist. He always takes the time to communicate what is going on with our aging system and creatively problem solves and curates the most cost efficient and effective way to repair what’s needed. Jodie and Shawn are skilled and brilliant arborists. They care about the health, beauty and well being of our trees. They are able to accurately diagnose if there is an issue and then treat accordingly. I will also say that Shane regularly checks in to make sure all is well. The customer service is outstanding and the pricing is always fair. This team is the BEST of the best.

Whenever I have an issue with the landscaping at my house, Dagoberto Figueroa from CPM Landscaping Pros is always there to fix it quickly and efficiently. He’s great to get along with, always showing up with a smile and a positive attitude. Plus, he’s incredibly hardworking and dedicated to getting the job done right.
