We have used Exclusive for about a year now at my the apartment community I manager in Kissimmee. As a new community, the original install was not handled well by the former company. After establishing a contract with Exclusive about a year ago, our landscaping has transformed into a beautiful bounty of colors and vibrant greens.

A technician came out and replaced a part for irrigation but said he’d return the next day to finish programming it and turn on the shut off valve. He never came back, and the job was left incomplete. When I interacted with the same employee that said he would return, he said he couldn’t do anything about it and told me to submit a new order for the same issue—for the third time. It feels like they assume the job is done just because someone was sent out. Very frustrating experience with poor communication and no accountability and no supervisor to talk to.

Exclusive is one of the best landscaping company I’ve worked with. As a property Manager having a great landscaping team is very important. Since they assigned Walber Carvalho to my property my property it’s so beautiful. Thanks guys. Keep up the good work!!

I want to commend Walber Carvalho, the new area manager of the landscaping company that our HOA utilizes. I’ve had two issues arise, and on both occasions, he addressed them promptly and professionally. He ensured the crew returned immediately to resolve the concerns and even followed up afterward to confirm my satisfaction.
This level of service truly stands out. His dedication to getting the job done right, along with his pride in delivering quality work, is evident. It’s clear he goes above and beyond to meet and exceed expectations. I appreciate his commitment to excellence and the professionalism he brings to his role. -
If you are going to do something do it right, if not don’t do it at all. They don’t follow property lines and they don’t clean after themselves. And it show with the new hires, they don’t take care of explaining how each area works, basically get on a lawn mower and start cutting grass.Bad quality of a company. Don’t hire these company.

I live in Nona Preserve and our HOA switched to Exclusive Landscaping from a different company last year. The previous company wasn't good, so we hoped Exclusive would be an improvement, but they certainly have not been. My neighbors and I have noticed numerous problems with this company, but the worst offense happened earlier this week. They sprayed some kind of pesticide/herbicide in a certain area of the grass and only left tiny little signs, barely bigger than an index card, as notice of the toxic chemical that had been sprayed. The signs were placed so that the barely-noticable warning was on the OPPOSITE side of the sign from the side you're looking at when you're walking on the sidewalk (see my photos). So people weren't aware of the chemical and let their dogs walk in the grass. A few of my neighbors complained that their dogs left the grass with bright blue residue on their paws, which was not water-soluble, so it didn't wash off easily, which caused their dogs to scratch and lick at their paws, probably ingesting the chemical. Another issue is that the signs are in English only, whereas probably 50%-75% of the families in my neighborhood are Spanish speakers and not everyone is able to interpret an English-only warning. The way this was handled demonstrates a complete lack of concern for human, canine, or environmental safety — all they care about is making sure they don't get sued or something, because TECHNICALLY they did place signs warning people of the chemical.

I would like to take a moment to recognize Walber for his outstanding work. He is an excellent individual who has truly gone above and beyond to keep the community in top shape. His attention to detail and dedication have made a noticeable difference. The landscaping company should be proud to have someone like him on their team he truly deserve a great review for his hard work and commitment.

I'm extremely disappointed with the unprofessionalism displayed by this landscaping company. Despite submitting a work order before they began servicing our community, they disregarded my explicit instructions and created a host of problems.
They formed a 'mini river' between my house and the grass, over trimmed shrubs and grass, and damaged my property. I attempted to address these issues amicably by speaking directly with the manager and employees, even providing them with food and drinks while explaining my concerns. However, language barriers hindered effective communication.
After repeated incidents, I took matters into my own hands, locking my backyard to prevent further damage. I purchased my own lawn mower and trimmer, assuming responsibility for my landscaping while continuing to pay $220/month in HOA fees.
The final straw came when I received a notification from the city about a water main leak, which occurred on the same date as the previous month's incident caused by the landscapers. Their reckless behavior, including running over plants and forcing their way through a narrow area, resulted in a burst pipe.
Incredibly, after causing substantial damage, the company was terminated and refused to reimburse me and my neighbors. Given their egregious behavior, it's clear they should not be entrusted with operating a landscaping company. A manager named Ryun simply ignored our messages and phone calls while closing work orders without doing anything else to fix the problems. -
I use this company for my monthly landscaping needs at my property. Walber is a great accountant manager anytime I need anything he is there for me. I appreciate him and recommend this company.

Not happy at all with the service they provide in our community. Grass is cut with no effort and spots that are missed and some common areas they overlook time and time again. I have to cut some common areas behind me because they are choosing not to cut it. It is my opinion that this company does not deserve to be hired by anyone. Included are pics of an “upgrade” that cost our community over $100k just last year.

Worst landscaping company on this planet. I keep my yard immaculate and they come in my new hoa destroying my plants. Breaking my lights in yard the first day on the job. My plants were already trimmed 2 days prior and they felt the need to butcher everything. Do not use this company!!!!

Ryun Jack is by far one of the best account manager/branch I have worked with in 31 years as a CAM.
He is communicative, dedicated, pays attention to the budget he is working in, strives to provide the best product, responsive to concerns and complaints and is always willing to meet with the client/CAM.
If I leave him a voice mail, I know that even if he is heading home for the day, he will return my call the same day.
If you have a nightmare of a project that no one else can get under control and looking good, call Exclusive and ask for Ryun Jack. He will not disappoint you. He has turned three properties around in the last three years. Properties that were difficult and complex. -
This company IS THE WORSE. They have a contract with HOA at Pulte Homes at PHILLIPS GROVE, and THEY think we cannot do anything. We have meeting for the board this upcoming week, I’ll be there to bring this issue, we cannot stand with this BAD SERVICE, since we are the ones who pays the HOA. They do not cut our grass, my feet disappear among it, we can barely walk in the back of our yard, and when they come, they do a TERRIBLE job, the grass is completely unleveled. Also, my tree is falling, it has been one month, we already requested multiple times to someone come and fix it, they never answer, and of course, they never came to fix it. It is something that you just get stressed over and over. How can each house pay R$250 for HOA and have such a POOR and NO QUALITY job done like this?

This company hires horrible drivers. In my rear view mirror, I saw their branded box truck with license plate PYNT97 flying towards me on my left side on the ramp from 414 to 1792, where the left lane ends and merges, forcing me to slam on my brakes to avoid getting into an accident with someone that clearly did not care about anyone anyone else on the road. We were then headed north on 1792, and the driver was speeding while changing lanes multiple times, without turn signals, forcing other drivers to let the big truck through as well. No excuse to drive this way. I tried calling the business and could find no way to even leave a voicemail. This would be the last landscaping company that I would ever call. Can't risk anyone driving through my neighborhood like this.

Their lawn care is one thing but their employees/drivers are something else. Had one block me in and almost hit me and when I confronted her driving she laughed and drove off. Whomever this is should not be driving, they are going to hurt someone.

Like many others have said Im stuck with this awful company due to my HOA having a contract with them. If I could Id fire them on the spot. Ive reported 7 problems with their landscaping and it took them 6 weeks to fix one. Ive crispy brown dead trees, that they say are alive because they are responsible to replace them and they obviously dont want to. Ive ponding water in my yard from their poor irrigation and grading that has rotted out the vegetation in the area of pooling water. I reported all of this but nothing has been done, so it all keeps rotting and dying away. Awful company that doesnt want to do what they are paid to do.

Couldn’t imagine any service being worse! Stuck with them due to poor property management at Del Webb Sunbridge.
Most likely upset that I complained that our strip of back yards was neglected in any type of landscaping services that we were supposed to be receiving, this was the result of their corrective action.
Castle Management has been aware of the horrific job exclusive was doing in our Del Webb Sunbridge community for as long as I have resided here so it is also part to blame on Castle Management.
I have personally had to purchase lawn maintenance equipment to do what they are being paid to do. After cutting myself for about the seventh time and suffering from major bug and fire ant attacks due to the ignored area of my property I made another angry complaint to our mismanagement office (Castle Group). Someone from exclusive came and pretty much bulldozed the entire are so now after rains we have washouts and major dirt exposure where nothing but weeds will return.
Aside from this they barely maintain lawns with the best looking yards being maintained by the owners despite living in a retirement community where landscaping and yard maintenance are supposed to be taken care of.
These pictures were taken immediately after the guy on the mower destroyed the yard space. As this now requires extensive work we will be looking at taking legal action agains Pulte for their land development discrepancies, Castle Management for failure to represent homeowners properly and allowing Exclusive to get away with substandard and unsatisfactory service on an ongoing basis.
There is no excuse for what appears to be a retaliatory act and what is expected to be service by self proclaimed professionals. Weed pullers don’t bend over to pull weeds, widely spray weed killers affecting the plantings, can’t seem to do a good job of cutting, excessive use of weed trimmers instead of mowers. What landscaping company doesn’t use regular lawn mowers?
This company finally lost its exclusive rights to private landscaping because they consistently charged three times or more in comparison to other companies. Our cost of removing 6 inches of soil to cut and cap an irrigation line was $195. This consisted of a one minute dirt removal, quick cut of a line and gluing on a 1/2 cap. Simply taking advantage of people in a 55+ retirement community who may not be capable of digging, planting and maintaining their own yards.
Overall a bad company with careless employees and no supervision with quality standards. That is except for all of the attention they give to the sales office and main road to impress potential buyers. News Flash… potential buyers can see the lack of maintenance to resident yards and this out doing the work themselves! -
What a terrible service they provide I live in Sanford Florida (ROSECREST), the grass and year is grass is weeds and some grass, they throw some chemical on the edge of the grass and burn it I don’t know for what purpose they leave my dirty yard, I have to manually turn on the irrigation and clean the outlets of the sprinkles, every time I take out my dog I must remove weeds, if it rained they do not come in the week nothing recommended and I will suggest to Hoa to suspend the contract. There are neighbors who bought their machine to cut the grass, I refuse because that’s what we pay.

I just want the property damage to stop.
They work for my HOA, I have, in writing, declined to get lawn service because of this company. They damage something each time they're on my property, without fail, like clockwork.
Today, despite having signs that say don't Mow in English and Spanish, and reflectors my HOA put in my yard indicate that my yard was not to be mowed, they mowed my yard. Left gouges in my front yard and slammed my fence gate over my landscape edging, leaving paint from my gate on the stone. They previously damaged a front corner fence post and ripped two balusters off my fence, and claimed that it was already like that. The fence was 7 weeks old at the time. It's still not fixed.
If your HOA hires this company, lock your gates, cut it yourself. You will 100 percent receive damages if you let them on your property, at least that's my experience.
I tried to call this company before I posted this review. Not surprisingly, they don't answer the phone. -
This is the WORST lawn company I've ever had. They have started to create weeds in my grass. They left huge ruts in my grass because they get here at 8 AM when the grass is still wet. When they edge the lawn, they ruin every edge they do because they use one hand while doing it. They have no control where the edger goes (Lazy).
I recently bought a lawn mower and started mowing my lawn. All they ruin are the edges still.
I DONT RECOMMEND THIS HORRIBLE COMPANY. -
I am the Vice President of our community HOA, we are a small but luxury community of just 100 houses in Windermere. We have used Exclusive Landscaping for many years and stayed thru the ups and downs of various company takeovers and buyouts. I wanted to take a moment to recognize and thank Walber Carvalho our area manager and his team for the work they have put into making our communal areas look beautiful. Together with the area manager Luis Cortes who chases up any small overlooked detail and Eric Cedeno the irrigation tech who ensures small leaks are quickly attended to we have finally arrived at a point where on my walk around all we have to discuss is the odd weed in the sidewalk and requests to trim some low hanging trees. Walber ensures his team knows our community and every little detail of what they need to attend to. When we have specific problems Walber helps to coordinate a fast and cost effective solution, whether it's pine trees that have died from a disease or bare patches we would like filled with colorful shrubs he makes notes and very soon its completed. In this age of email and fast moving labor it's wonderful to have an attentive knowledgeable team only a phone call away. I wouldn't hesitate to recommend Walber and the team from Exclusive Landscaping if you are looking for a personal touch to making your community look amazing.
