    Project manager (Brian) is really great. Work scheduling and progress on a daily basis by workers, don't expect too much and lower your expectations. Estimated project completion is about right. Contractors needs to communicate their schedule a little bit better. A perfect score (5 stars) means flawless work. Giving 4 stars for satisfactory project result. Yes, I will recommend and use this company. Thanks for the experience.

    Sharing the positives and negatives using Kneeland for your construction needs. I would rate them somewhere between 2.5 and 3.0 stars. We used them to put an addition over our garage. They were just two rooms with separate split systems for HVAC. We also used them to replace our entire roof. Overall I would not use them again for a project.

    Positives:
    Least expensive contractor, the framing and roof for the new portion went up quickly. They started the project within a couple of days of when they said they would begin. They also did a nice job prepping our room so no dust/debris would get into our living space. The addition also looks like it was always part of the house. The carpenter they use (Mario) does great work. He pays attention to details and does quality work.

    Negatives: These are some of the larger items that frustrated me with the process. There were more items that did not go well, but did not list them here. I know all construction companies will have their faults. These are the negative that bothered me but may not bother someone else.

    - After the initial structure went up, it was very unpredictable when contractors would actually show up to do work. It became a big joke with my husband predicting the % chance if someone would actually show up to work on the addition. The project was supposed to be done by the beginning of August. They did not finish the last small final pieces until November.

    - They did a poor job matching existing construction. They were adding a window next to an existing window in our master bedroom because we removed two other windows in the room. We were told that they would match the window exactly. FALSE STATEMENT. They just ordered the same size window as the new construction and never measured. It looks terrible and they asked afterwards if we wanted to order a new window for the other one. Clearly this information went in one ear and out the other.
    - The drawings for addition for the inside and outside did not match each other. The windows were not in the same place measurement wise for inside and out. They put the window frames based on the outside drawing measurements which made one side look terrible on the inside. They fixed it but just caused delays. You need to watch them very carefully and say something as they won’t think things through.
    - They left trash including a TON of cigarette butts in our yard, on the street, and in front of our neighbor’s house. As a 6- & 7-month pregnant lady I had to go out and pick them all up.
    - They did not order enough shingles for our roof so they had to tarp part of our roof. They did a very poor job at protecting it so when it rained we had a leak in our kitchen. There were water stains all over our kitchen ceiling. The PM asked me (a 7 month pregnant person) if he wanted them to fix it or if I wanted to paint it. First why would I fix their mistake and second why would you ever ask a pregnant person to use paint during pregnancy.
    - The wood floor stain came out terrible after 2 times. They offered to try and fix it a third time or receive a credit. I opted for the credit as we did not want to waste more time with them trying to fix and turn out terrible again.
    - The insulation contractor they used decided to let themselves into our home and left both of our doors wide open. We have dog so she was barking and scared. We were very lucky that our dog did not run out of the house with both doors wide open to the outside.
    - They cut into a wire in our garage within the first two weeks of construction which left our garage doors without power. They did not want to listen to me with where it needed to be fixed before putting sub floors in the addition which would cover up the wires. We were without power to our garage doors for about 2 months before they fixed it. They had to cut into our garage ceiling to get the wires and did a horrible job patching it up. Does not match at all.

    Greg and his team were very professional in all areas - prompt, responsive and efficient. They do good work at a good price - as simple as that.
    The work they performed for me was to expand my 1950 house. They performed the work in the time they estimated initially. Greg and his team also kept me apprised of the work via text, and was quick to answer my questions. My neighbors said it’s was cheap and quick.

    Carl, Greg, and Your Amazing Team - the addition to our 100-year historic colonial came out far above our expectations! It was a great experience having your skilled staff and sub-contractors working on our house while we remained there throughout the entire 7-month project. In addition, you promptly helped us out when a minor issue occured 3 years after conclusion of the project. Kneeland's know their stuff! I hope we get a chance to work with you soon again!

    Overall, we are extremely happy with the 3rd floor dormer master suite renovation that was performed on our house in Medford. The work done was very good and the finished space is beautiful. The price is very competitive, but as mentioned in another review, make sure you know what you want (which we thought we did) as the change orders start to add up. We were slightly disappointed that the project was completed after the quoted turn around time, but we realize there were delays due to availability most likely as a direct result of the COVID-19 pandemic. Quoted timeline for starting and completing next steps in the project were not always accurate. Our questions were always answered, but sometimes took a few days. Some groups of workers were very good at clean up, while others were not so we did a lot of clean up ourselves. Everyone we worked with was friendly and professional.

    This is my third project with Kneeland. Back in 2003 we had them design and build a second floor on a ranch that we had as our first home.We sold that house and with the upgraded renovations we were able to afford a larger home in a better neighborhood. In 2012 we bought a colonial and had them add a family room and we recently renovated the basement. Kneeland has consistently performed for us and I have recommended them to my friends and family.

    Kneeland had done three home projects for us over the years and each time they did a super Job!
    We just finished an addition project and had a great experience working with Greg, our project manager. Greg is listening to our needs and address any problem quickly in a professional way. Highly recommend!

    Kneeland just finished a complete rehab of our kitchen. It was a great experience from first meeting with the owner, Carl, to finish. Our project manager was Nick. He was always professional and answered all our questions. The job came in on time and on budget! It is an old home and they all did a terrific job working with walls and floors that were not exactly straight or even. We could not be happier. Thank you for a great experience!

    My great uncle redid his porches with Kneeland Construction but does not have a google account. This is what he has to say:

    "OUTSTANDING is the word that describes the relationship and interaction I had with Kneeland Construction during the dismantling of my existing front porches and the construction of new front porches. Every person with whom I had contact was very professional and personable. I mostly dealt with Nick, who supervised the project. He listened, intently, to each and every concern I had throughout the entire project. We would discuss my concerns. Nick, would explain why the work was being done a certain way and if there had been options what they were and why they were not chosen. He was always available to answer any questions I had. My phone calls, if not answered, were always returned in a timely manner. I don’t believe Kneeland Construction could find another person who could better represent the company to individuals who are seeking the services Kneeland Construction provides. But it doesn’t stop there, the workers who dismantled the existing porches and constructed the new porches were, also, very personable and worked diligently. They arrived early every day and the work area was exceptionally clean when they left at the end of the day. The person in charge of the crew explained to me what they planned to do each day. He, also, showed me, as they were dismantling the existing porches, the problem areas of the existing porches that caused the deterioration and explained how those problem areas would be eliminated when constructing the new porches. As each section of the new porches was completed, my neighbors, who watched the project on a daily basis, were remarking how great, how fantastic or how amazing the new porches looked. Even the contractor, who was doing work at the house across the street yelled over to me and commented that the porches looked outstanding. Yes, when you step back and look at the porches in there entirely they look fabulous. It isn’t until you take an up-close look at the detail work that you realize the high quality of workmanship that went into building the new porches. Thank you, Kneeland Construction. Your expertise and professionalism allow the project to progress smoothly from start to finish. The new porches have exceeded my expectations as to how they would look, when construction was completed. Again, everyone at Kneeland Construction was very personable and easy to work with. I felt Kneeland Construction’s major objective was that I get the new porches I wanted. I did! I am extremely happy!     Kneeland Construction built an addition for us including one car garage, master bedroom, deck and AC system for the entire house. The owner Carl was very nice and thoughtful. He compromised his profit changed our original AC plan from mini split for all to central AC on the second floor. It made the entire house more comfortable and beautiful. The project manager Nick was very responsible and a fun guy to work with. He always has quick response to our questions or request, and also gave us great suggestions to solve the problem during the construction. Our new addition came out great! The most thankful thing is that our project was completed during the COVID-19 pandemic. We appreciate Kneeland's work quality and timeline. Thumb up! Highly recommend Kneeland Construction.

    Kneeland built a second floor addition to our ranch house in Lexington. The price was very reasonable, although I would advise that you know what you want done before the work starts, because change orders can add up. The owners, the project manager Nick Sivieri, and the subcontractors, were all very enjoyable to work with. Nick had many helpful suggestions. Importantly, the work was done in a timely fashion and Nick was always responsive to our questions and concerns. The only down side is we are still finding little bits of old roofing and chimney around the outside of the house. The corona virus hit near the end of the project, so some interior finish work was deferred at our request. It has now been completed. I recommend this company highly.

    Kneeland Construction did a great job building our kitchen, bathroom, and study addition. We had interviewed several contractors over the years and never felt confident enough to move forward with our project until we met Carl. Carl's expertise was very apparent. He was the only person who told us he could tuck a load bearing beam into the celing so it would be flush with the exisiting construction. No one else had suggested this and we would have had a huge beam hanging below the ceiling. Carl was also able to draw up the necessary plans whereas other contractors required us to hire an architect before even giving us any indication of how much we would be charged.

    Our first impression of Carl's expertise, reputability, and honesty was confirmed every step of the way. Kneeland's crew, from the excavator, foundation pourer, builders (Alessandro and his team), and project manager (Nick) was professional, neat, and courteous. The crew was always timely and the project was completed ahead of schedule. Both our neighbors had built additions with other contractors and we endured losing our entire summer to noise, dust, debris and at times noisy workers with foul language. After the completion of our addition, one of our neighbors, who had planned on using a different contractor for their addition, switched to Kneeland Construction.

    Nick did a great job managing our project. He was always available to answer any questions and kept us informed and explained what was going to be done during each phase of the project prior to the work starting. We had supplied our own windows and due to a delivery delay, the project was on hold. During this time we had a question for Nick and I called him. I wasn't aware Nick was on vacation and he picked up the phone, and addressed everything. He always made time for us, promptly returned my calls, and made sure we were totally satisfied every step of the way.

    We are extremely happy with our addition and cannot thank Carl, Nick, and the entire staff at Kneeland Construction enough for their efforts. We highly recommend Kneeland Construction.

    Kneeland Construction recently completed a major renovation of our cape house. They dormered the entire second floor, added a new bathroom, performed an expansion and complete remodel of our kitchen, and removed multiple inside walls bolstered by new supports. Everything came out great with quality workmanship throughout.

    All of Kneeland’s employees and subcontractors were reliable, friendly, and great to work with as well.

    A special shout out for Nick Sivieri, our Project Manager! Nick was a pleasure to work with. He kept me completely informed throughout and ensured that I was in agreement with everything being done. Nick went above and beyond in ensuring that everything was done to my complete satisfaction.

    Then, a while after completion, we had a water leak from the second floor that ran down into our first floor and into the basement. I called Nick right away. It was a Saturday. Carl Dumas, Kneeland’s owner, personally came immediately out. Carl went on the roof to rule out that possibility and then checked throughout the house. It was determined to be coming from the new bathroom and we shutoff the water to that area. Nick came out with a crew the very next Monday and they found and solved the problem in short time. They opened ceilings and walls in the process and repaired and repainted everything. I am extremely impressed with their follow-up service. They stood behind their work after the fact, as promised.

    Kneeland is simply the best contractor that I have worked with. I highly recommend them and will use them again without hesitation.

    We used Kneeland to put an addition on our second floor. We added a 13x13 bedroom and hallway over an existing room. We were very pleased with Kneeland's work. We thought they were professional, timely, and fair. They did everything they promised and we didn't have any huge issues. All of the subcontractors were very polite, professional, and respectful of our property. They were also all very flexible and didn't mind a dog and toddler following them around. The only issue we faced was that they don't really work on a schedule and subcontractors would just come whenever (ex. showed up a different times every day). However, our project manager, Nick, was very good and we asked him every day who was coming and he always responded. We recommend Kneeland and will remember them if we want to do any additional work.

    I have used Kneeland Construction twice to add additions to my home. In each instance they were great!!! Their pricing is very competitive but more importantly they do a quality job. I think a key to their work is the quality of the individuals who provide oversight to the work. This latest time, in 2022, Kevin was the supervisor and made sure the work was done rapidly and was of the highest quality. The job was complex and they found solutions to problems. He, like the other supervisor several years ago was responsive, knowledgeable and skilled. I can recommend Kneeland without any reservations and with the highest praise.

    We had a great experience working with Kneeland Construction. Our project manager and all workers were very professional and responded to our ideas and needs in designing and constructing the additional room with bathroom that we built. We appreciated their work and guidance through the permit process which would have taken much longer without them! At every turn we were told, "Tell us how you want it." That was the best thing to hear. Communication was good, work was accomplished in a timely fashion, and we are very pleased with the end product.

    We needed an additional bedroom for our growing family, and Kneeland Construction was the perfect choice for the job. Their team helped us design a room that would work well now and also grow with our kids over time. They were creative, suggesting solutions we hadn’t even thought of, like built-in shelving and extra windows for more light. The craftsmanship is flawless, and the new space feels like it’s always been part of the house. The team was friendly, approachable, and kept us updated throughout the project. We couldn’t be happier with the outcome—it’s a dream come true!

    We found Kneeland's yard sign from our neighbor who had dormers added. We knocked at the neighbor's door and asked for direct feedback before signing contract with Kneeland but after getting multiple quotes from competitors of high reputation.

    Kneeland just finished a 2-story addition to the back of our house (it has difficulties on ledge foundation, roof supporting, etc). We were very pleased with Kneeland's work and our choice. We thought they were professional, timely, fair and caring. They are also very nice persons to work with. (especially Nick, Carl, Alessandra, Carlos)
