Definitely would NOT work with again and tell everyone we know to AVOID AT ALL COSTS. You will end up paying $$$$ to have their shoddy work fixed.

Took the roof off our 2nd floor porch to add a 3rd floor porch onto our 2.5 family home. According to the city of Lynn they never even pulled a permit for remodeling the porch. Proper waterproofing was never added so water leaks under the siding down the walls rotting the wood and leaking into the house.

Their fix was to add flashing and caulking to the outside of the shingles with large gaps where water is still pooling and the caulking is shrinking and cracking.

They also added a random 1/4 of a step outside the new porch door, we are not sure why but we guess they are hiding some mistake under there.

Unless you want shoddy amateur work done on your home DO NOT CALL KNEELAND

We had a dormer bedroom and office added to our cape in Arlington. After many calls and quote visits, Kneeland were by far the lowest price in the area and their work was fantastic. Nick the project manager was excellent and responded very well with all my questions and queries. They helped us to get exactly what we wanted and everything came within our budget. They let us know the cost of any extras we decided on along the way (we decided to add on spray foam insulation and hvac) so there were no major cost surprises. The team were all very friendly and they kept the noise and dust to a minimum and the rooms look amazing. Would definitely recommend them. Thanks kneeland!

Used Kneeland for two projects - third floor master bedroom with bathroom and now a two car garage. Very good to work with when you know what you want. They do great work at an affordable value.

From permitting through construction and close out Kneeland remained an honest, reliable and hardworking partner on my home renovation project which included: new foundation, three story addition on the side of our house, and dormer in our attic. Highly recommend!

Kneeland Construction Corporation was a pleasure to work with start to finish. I cannot say enough good things about Nick, Carl, Eddie, Greg, and Sue, and some other staff I am sure I unintentionally missed. In the day-to-day we worked most closely with Nick, who maintained patience, a levelheadedness, and a sense of humor throughout the process. For us it was a big undertaking to consider adding onto our home, which we have occupied for 18 years. Their price was the most competitive and they delivered a quality product.

Our project consisted of a shed dormer, new siding and roofing for the addition part, three new windows, extending two bedrooms ( roughly 200sf total), mini-split heating and cooling system, new flooring where the addition was, and some small side projects like sanding floors since they were there anyway! They helped coordinate all subcontractors for the job, and their crews were respectful, hardworking, and all around nice people who knew their craft.

Some good to know:

1. The town where you do your addition might have a lengthy permit process due to by-laws and COVID. For perspective, we signed a contract in May and work didn't commence until November 2020 and was fully finished in January. Carl was very helpful in attending town Zooms with us to move the process forward, and Eddie and Greg checked in regularly and connected with the applicable offices and staff in our town. So if you are thinking of doing renovations, that can help you when you choose to initiate the project.

In addition, some materials took a bit longer to order due to COVID-19 and we had to make a second choice on our siding. This was just our experience, and the situation is improving all the time with the pandemic. Nick juggled all the pieces to minimize delays.

2. Budget more than you expect-we got excited and upgraded the siding we chose and added a mini-split. We were glad we did and the team helped us to make some nice choices, but change orders add up!

3. Kneeland was clear from the outset that finished painting did not come with the addition, so we coordinated that piece ourselves. Again, it helps to plan ahead to move back fully into your new space!

We highly recommend Kneeland Construction.

I have hired Kneeland several times over the past twenty years or so. Most recently, they did a large renovation of my moms house, including installing central air, installing new kitchen and master bath, re-routing dryer vent, installing 28 new windows, new gutters and more. In my home, they have done very big projects (raising the roof to create more interior space, adding a front foyer, etc.) as well as small ones. They've helped me out with little jobs that they probably don't really want to do, but since I am a repeat customer, we have developed a relationship. I have a woodpecker busy destroying shingles at the back of my house--very persistent devil--and although it wasn't dirt cheap, Kneeland did come to repair the shingles. Unfortunately, the woodpecker is back making new holes. Not Kneeland's fault, though. They are reasonable in price. I hired them to renovate my mom's house after her death, and the work came out great, though because of Covid, the job took longer. Carl's experience allowed him to make useful suggestions about various aspects of the renovation, in order to make the house more salable. I would not hesitate to hire them again and recommend them to others.

For years my wife wanted to add an open concept living space and an extra bedroom to our home. And square the front of the house off, so it had better curb appeal. We scheduled meetings with numerous contractors. Rather than provide us a quote they would ask us how much we could afford to spend.

By chance I located Kneeland from an ad on Google. We contacted them and Carl from Kneeland came out to our house, listened to what we needed done, and a short time later we had an estimate. Kneeland’s price was reasonable so we chose to go forward with the project. We had a great experience with this company’s staff.

Nick, from Kneeland, oversaw our project. He provided his cell phone number so we could contact him throughout the process. Nick understood we were on a budget and worked with us to stay as close to the budget as we could. Nick and all the other workers from Kneeland were professional and respectful. My wife and I are extremely happy with the way the addition came out.

We worked with Kneeland earlier this year to put on an addition. They were phenomenal to work with! Nick was very communicative, easy to work with, and always responsive. He also went out of his way to become friends with our dog! Cost estimates were accurate and change orders were clear, no unexpected financial surprises to worry about. Project was done on time and looks absolutely gorgeous! Our home is over 120 years old and they took such great care to make sure things were done well. Would definitely recommend!

We used Kneeland to add an extra bedroom and update the exterior entrances to our home. We found them through a friend, and we were happy to go with them when they gave us a reasonable quote with options based on where we wanted to spend our money. The project had a delay with permitting, but Kneeland worked with us through adapting the project to meet requirements and keep things within a reasonable budget.
Once we kicked off the project, it moved quickly and Nick did a fantastic job on keeping us informed and keeping the project on task. We finished ahead of schedule and are so happy with the final project!

We used Kneeland to add a 2-bedroom addition on our home, which added an additional floor on part of our house. They were fantastic! They were willing to work around our funky home and were the only contractor that we spoke with that was able to keep every room in our house livable the entire time during construction! The workers were incredibly nice, prompt, and did a great job. They were very communicative the entire time. They were so nice to our toddler and became best friends with our dog! The project was completed earlier than expected and was exactly on budget. We would highly recommend them!

HKF did excellent work on a tricky and difficult job that few others were willing to take on. It was a repair of an AC water line that broke inside my roof and was leaking water all over the place.

Hayce took care of all the logistics to make the job happen. She was clear, concise, on time and most importantly, she genuinely cared. Her father Alceir did the actual work. He did a fantastic job and didn't hesitate with all my requests. He was very quick too.

On top of all that, their price was very reasonable and fair. They were responsive and honest. I whole heartedly recommend them!

Hayce and her crew did an outstanding job replacing our door and front entryway. Hayce was attentive, detail oriented, kind and professional from the first meet up until the last nail was in. We were able to afford having this work done. Her pricing is fair. She works with integrity and professionalism. We interviewed many contractors. Hayce was honest and reliable. Her team did an outstanding job. They were professional, punctual and very friendly. We could not be happier with Hayce and her team. Absolutely, we will hire her for our future projects. Hayce did a great job replacing my bedroom floor, the process was seamless from start to finish! Communication was easy and Hayce always gave timely responses to questions. The floor replacement itself was good quality, fast, and the cleanup was good. Highly recommend working with this contractor! If I need any work done I plan to hire them again!

HKF and his team were absolutely AWESOME! This remodel was a full gut job and rebuild of the inside of a 2br, 2bath condo. New Floors, kitchen, bathrooms, vents, sockets, and switches, painting, etc… Everything was completed on time and within budget. Hayce and Cris worked closely together to communicate daily either by phone or through pictures. They were professional, and courteous, and cleaned up daily as required by our condo association. I worked with this company to install new floors at our parish. We had some troubles from the other systems in the building due to the installation. HKF Construction went above and beyond to alleviate those troubles, including coming back ASAP to finish the job, once the troubles were resolved. After installation, THEY RETURNED REPEATEDLY to make sure we were happy with the new product. There were some adjustments that needed to be made which they were willing to do themselves.

Only reason I could not give 5 stars was that it did not go smoothly overall, but I would confidently recommend them to anyone who wants new floors and wishes to work with an extremely responsive contractor.

Hayce's and her crew are very responsive, efficient and reasonably priced ~ (hard things to come by in a contractor these days). HKF helped finish a room renovation that turned out well. I'd recommend Hayce for any project and would definitely work with her and her team again.

We used HKF Construction to install composite decking to replace a rotting wood deck and to re-paint the existing handrails and also to repair and paint rotting wood trim around our garage doors. They did a nice job - very thorough and nice looking and at a reasonable price. I would definitely use them again.

We experienced devastation to our condo Christmas of 2021 from water damage. We didn't find HKF Construction until June of 2022. All of the other contractors we received quotes from quoted us twice as much as the insurance company was willing to pay to put our place back together. We were thrilled when we found Hayce, her quote was in line with what insurance was offering and she said she'd have it done in about 4 months (it was a massive job, including two other units in the condo building). Hayce worked really hard to keep us on schedule to move back into our units. My husband and I are thrilled with the work that was completed. Hayce was very responsive to our questions and needs. I would absolutely use HKF construction again if/when another deserter happens or we just want to renovate!

Our association hired HKF to redo our 3-level deck in Cambridge. From start to finish, Hayce and her crew were very professional and transparent. Labor costs were fair and consistent as quoted throughout the project despite material costs being high, which was out of their control. The work was done efficiently and well and Hayce went the extra mile to make sure we were satisfied at the end of the project. Highly recommend them for your construction project!
