I used Mike from HouseMaster for house inspection this week. Mike is the best person, very knowledgeable and goes very granular in conducting the inspection.. He spent almost 4 hours in doing the inspection and kept explaining all the details, findings and possible solutions. Much as I liked the courteous gentleman who did the 'inspection', I cannot recommend this or any other Housemaster franchise inspection Service. The Parent Company Housemaster and I disagree fundamentally on what an inspection should do. Housemaster doesn't evaluate the most critical and most expensive parts of a home. If you want a report with lots of photos of small things like a bent gutter or a missing shingle, then go ahead. But just know, you aren't getting useful information on your HVAC (very expensive), your roof (expensive), your chimneys (can be very expensive), and your plumbing (potentially very expensive). In retrospect, what I wish I had done instead was hire a plumber, an HVAC firm, a roofer, and an electrician, paid each of them to deeply assess those things. At least you will know something useful and potentially avoid catastrophic loss. I "lost" $16K in repairs soon after my inspection in one of these categories on an emergency basis. It was knowable to a real domain expert, but missed by Housemaster. The following are actual sentences from my report: "NOTE: The inspection of the plumbing system is limited to readily visible and accessible elements. NOTE: The inspection of cooling systems is limited to readily visible and accessible elements. NOTE: The inspection of heating systems is limited to readily visible and accessible elements. NOTE: The inspection of the electric systems is limited to readily visible and accessible elements. NOTE: The evaluation of a roof is primarily a visual assessment based on general roofing appearances."
I understand that my review is in stark contrast to others' reviews, but unless you stare down a $16k repair bill, and wonder why your inspection didnt reveal this problem, you wouldnt necessarily understand how little a Housemaster report is actually serving you.
