From start to finish, Frank's did an outstanding job waterproofing our basement. Our sales associate Andrew laid out some great options to address our wet basement. The install crew did an amazing job and were an absolute pleasure to work with. Can't recommend Antonio, Dylan, and Steven enough. Communication with the whole process was was fantastic. Very happy with the whole process.

Update: just had the mitigation system serviced today after one year of operation by Erik. Super professional, answered all my questions. Did a thorough job with cleaning out and testing. Highly recommend.

We had our annual sump pump maintenance by Service Technician Bill Grunzweig last week and he saw a small amount of water seeping on the basement floor. We were in the middle of selling our townhome and a potential buyer was concerned about it so we called Frank’s Basement Systems for their help. David DiMaria from their Real Estate team responded very quickly to our call today for an estimate for repair and investigated the origins of the water. Another firm had given us a very expensive verbal quote over $20,000 without an onsite inspection that scared us. David came onsite opened the paneling and recommended how to fix the problem. Sean D and his crew showed on time and the first thing he did was introduce his crew of 5 men and they shook my hand and said good morning. And then they got to work unloading equipment while Sean explained every step of the work they would be doing. These guys are pros, no hesitation to do whatever needed to be done . Everyone worked together. The job was done perfectly and a few hours ahead of schedule. I will be calling Frank's for any future need for sure. And I'll ask for Sean and his great crew !

Jake, Joe, & Lenny did a great job on my basement. They took the time to answer all my questions and Micheal the sales guy was very informative and helpful though out the process. Would highly recommend this company.

We woke up to our basement flooded. Our 8 year old sump pump had failed. I called Frank's Basement Systems immediately and was met with courteous and friendly service. They advised me someone would be out soon. A short while later I received a call from Bill Grunzweig, who said he'd be there in 10 minutes. Sure enough, 10 minutes later he arrived. He diagnosed the issue and quickly replaced my sump pump. He was strait forward explaining the pricing and quick and efficient with installation. He was friendly and personable. I called at about 7:50 am and Bill was walking out the door job completed at 9:50am. I have been a customer of Frank's Basement Systems for 10 years and have never had any negative experiences. If you need anything serviced in your basement, do yourself a favor and call Frank's Basement Systems.

Very impressed from start to finish. I reached out to schedule an appointment on a Thursday morning, and by Friday afternoon I received a very professional and informative packet in the mail from Frank’s. Not only was this packet full of information about various basement issues, but it contained info on the gentleman who would be coming out to do the estimate. It’s small things like this that make a hectic experience a little less stressful. I appreciate that!

I was not here while Josh F did the actual work on the small leak in my basement, but my wife said he was very professional and respectful. He did a great job from what I can see. Thank you Josh!

Franks Basement did an excellent job, They Replaced piers , repointed masonry, added jacks, replaced beams and installed new insulated skirting of the crawlspace in our 1880s house. Our crew of Brian, Dale and Jake was the best! Very polite and accommodating, hard workers and know their stuff. Donnie, the estimator, also did a great job and kept us abreast of the project and timeline. Highly recommend this company, & especially the crew sent out to work on our project.

Our floors were sinking and Frank’s fixed it! They were very helpful and informative going through the options, and we ended up having smart-jack posts installed to support the existing beam. The quote came back on-par or better than the work recommended by other companies, so we went with Frank’s. The work was scheduled quickly, and the crew did a fantastic job. They even made sure everything was cleaned up before they left. 10/10, would recommend.

WOW! What can I say...this company is amazing! I had Frank's Basement Systems install Drain Tiles & a new Sump Pump. From the start, working with Michael T., Design Specialist who was excellent with answering any of my concerns to preparing the estimate. The team, Anthony, Dan, Steven & Josh F. were very professional & knowledgeable. The service was excellent , they were on time, courteous & very considerate of my home. The process went smooth & the cleanup was flawless. This group is a team and the finished job shows just that. I would recommend Frank's Basement Systems for all your basement projects!

Let me start by saying that the installation crew was very friendly and professional. That said, getting my basement work completed by Frank's was a horrible experience. First of all, I am left with an undone project because the scope of work written in the contract was not what was discussed at the time of the sale, and I missed it (my fault) and assumed that it was just a component of the process, given that wall height and measurements are indicated. Looking at my basement, the need is clear. My insulation is falling off of my walls, and one of the things I wanted desperately as an outcome of process was replacement. The salesman says he does not even remember talking about it, but we did 100%. The issue is so clear that I would be very concerned as a supervisor if selling that work was not presented to the customer. Had I known that insulation replacement was not included, I would have gone elsewhere due to pricing. To be fair, I was told that they could do the work for an additional (DISCOUNTED) rate of more than 20% of the cost of the entire job. Another issue, the crew damaged part of one of the walls, as they ripped off something that was placed along the border that they said was not needed. It now looks absolutely terrible with clips sticking out of some holes, broken clip ends sticking out of others, etc. Additional stressors: I have a perfectly good/functioning sanitary line, which was to be used for discharge of the new system. The crew was going to cap that, drill a hole, and shoot the discharge out of the side of my house. This was caught by the town inspector, and if he had not visited the site, this would have happened. The job was projected to take 2 days. They ended up being here across three days, working an abbreviated schedule each day. There is more that I could share, but this is enough. Attached are photos that show my insulation as well as the newly created/exposed damage to the side wall. This is an honest review of my experience.

These guys are awesome. No smoke and mirrors and tricksy tactics by the salesman, Noah. Install crew of Anthony, Dan, and Steven were polite and quick and did a great job. No more having to flex seal my leaking windows thanks to them and the folks at Buffalo Glass Block who did the window replacement.

Erik the service tech came to service my sump pump and flush my drainage system that was installed last year
I also had him install a battery backup pump. Erik was great. Explained how the backup pump works. Took care of the drains and pump. He was fast and left my basement clean as it was before he came. Very happy and satisfied with Erik's work and with Frank's Basement Systems.

Sean and his team were awesome! They arrived as planned and after brief information exchange and Sean giving us the final bill information they went straight to work. Sean informed me that it was a two day job and he kept me informed of any issues or concerns the whole time. The final product looks great and the team did a great job. I would recommend their services to anyone!

Had Franks basement systems at my house yesterday. The team of Anthony,Dan and Steve were the guys that performed the repairs. Let me say all three men were very courteous and professional and there work ethic was exceptional. I can't say enough about how professional these guys were . I can’t say enough positive comments about my experience with Frank’s Basement Systems. Specifically the real estate partnership with Andrew out of Rochester. He went above and beyond to come out to my home in Buffalo that I was in the process of selling to provide and estimate for work required by the town’s inspection and then quickly got the work scheduled. He even helped me personally (going above and beyond) to extend my downspouts as required by the inspection. Something I would have had to hire a handyman for. Andrew came to my rescue! I hope other real estate professionals sign on with him. You won’t be disappointed. I also commend his team for the quick turnaround including the scheduling group and Zach who was helpful on site addressing the work. Thank you for this superb job!!

From the initial inspection of our crawlspace and estimate provided, every person I spoke with was informative, professional and friendly.
Sean D. with a team of other co-workers completed the initial phase of the crawlspace encapsulation, worked non-stop for several hours. Sean kept me informed with the steps the team was completing and offered opportunity to ask questions throughout the day. The team took all the debris that was cleaned up from the crawlspace. I can tell the difference in the temperature of the area that the was done, it definitely feels warmer and it's clean enough to use for storage if needed.

Josh F did an impeccable job on my basement! He introduced himself, informed me what he was going to do, and answered any questions I had. He got the work done so fast! He was kind and kept the area as clean as possible. I highly recommend Frank's! Thank you Josh!

Working with Frank’s was a great experience from start to finish. I needed a foundation crack repaired and a sump pump installed. Christian explained everything clearly, mapped out my basement so I could see exactly what the plan was, and answered all my questions leading up to installation day.

I needed an electric line installed for the sump pump, and Zach and his helper managed to run the line through a very difficult ceiling, without having to cut any holes, which I really appreciated.

Sean D. and his crew did the installation and repair work, including digging the pit, installing the main sump pump and battery backup, and fixing the foundation crack. I was amazed at how quickly they worked and how clean they kept everything. Keeping the mess to a minimum was my biggest concern! Sean was communicative throughout the day and answered every question I had. He and his crew are clearly very experienced and know what they're doing.

I’m so glad I went with Frank’s for my basement work and have nothing but positive things to say about the entire team.
