The home that they delivered was of exceptional quality, and the follow through, from their end, was well received by my clients, who are absolutely thrilled with their new home. We purchased a Paradisa newly built home three years ago and could not be happier with the experience. First our home is beautifully built and attention was paid to every detail. Our house is nicely designed with many features you do not see in homes - even with bigger price tags. What impressed me most however is how they bend over backwards after the sale to make you happy. There were a few issues that happened after the sale and Paradisa was there to fix them to our satisfaction - and really went above and beyond in many areas to make sure we were satisfied. We could not recommend a better builder in Austin - and we don't say this lightly.

Paradisa Homes may seem nice on the surface, but when I've seen an entire build through, with how little management & oversight there is, I wouldn't recommend buying one of their homes or selling your house to them as a tear-down.
The fact that they think it's OK to plant a live oak tree within a foot of gas & plumbing lines and we have to call multiple times pointing out the safety hazard before they address it, makes me question their judgement with the entire build.
Here are some other things that shows how they cut corners & have total disregard for the neighborhood:
-One of the biggest, most beautiful, old-growth oak trees was growing on one of their lots. It was protected by the city, but because they bulldozed so close to the base of the tree, they tore into the roots, & the tree had to be then taken down because it's root system was no longer strong enough to hold the tree up. Clearly, there was no attempt to "protect" this tree---all they care about is having as much space as possible to build a monolith of a home with a pool.
-All of the Paradisa Homes sites I've seen are junkyards. They are too cheap to rent a proper dumpster, so they build this rick-rack box to put garbage in, which only blows out because it's too small, and ends up all over the site & in neighboring yards. They also don't put up proper barriers along the property lines so we had to pick up garbage blown over from their site in our yard on almost a daily basis, even after we would ask them to clean the site up.
-They also have no regard for neighbors when they are blowing or blasting dust from the street, creating plumes of dust that would cover our cars & garden.
-Workers got drunk on the site & were seen peeling off in their car at the end of the day, going WAY too fast on a quiet street where kids regularly play in the street. Again, no oversight.
I could go on, but I think you get the idea. The only reason I didn't give them 1 star is because at least the facade doesn't look half bad. But it's just a facade. If you saw how they favored speed of the build over quality of decisions and how disrespectful they've been in the process, you wouldn't want anything to do with them. Without a doubt, Paradisa homes is doing more harm to the neighborhood than improvement---they should be called "Basuro Homes". -
Lived in our Paradisa home in South Austin for 2 years. We love it!! Warranty program is great and warranty team are super helpful for the few minor items we needed.

We bought our Paradisa home 10+ years ago and love it. The build is exceptional, the design is practical and ultra modern and we have had zero complaints. If you are looking for an extremely modern, high quality home from a local builder that stands by their work, then Paradisa is for you. Highly recommend!

We bought our Paradisa home in 2019 and have loved living in this house. What really stands out is their thoughtful floor plans that really makes it live-able, their beautiful modern designs, and great customer service.

My Paradisa condo is one of the best home purchases I've ever made -- and I have bought multiple houses. My husband had just passed away unexpectedly, and I needed to move back into urban Austin. My good friend told me that her relative had purchased a Paradisa home, and was very happy with it. Then we accidently drove by a Paradisa open house. Walked in and immediately liked the layout/craftsmanship, and overall positive, professionally-finished feel. Looked at several more new/re-done homes over the next 2 weeks, and kept coming back to this Paradisa home. Bought it, and very happy with it -- great craftsmanship, well -designed, and overall good home vibe. Very happy with my purchase.

We bought a home from Paradisa in 2016. We came across them looking at one new home, liked it, and our realtor took us to another of theirs which we liked even better - and bought.
We were new to Austin and, almost 10 years later, I’ve come to deeply appreciate:
- the locations they pick
- the design of the home (optimized for heat and position of the sun)
The fit and finish were excellent and our home largely feels “like new”.
We didn’t have any sense of them as a company but have been pleased to find them committed to Austin and long term partners. They’ve been friendly and helpful through the years and stood by their work. Even the purchase process was straightforward and fair.
We don’t want to move…but if we did, I’d look for a Paradisa home or work with them on a custom build.
Highly recommend - to the point of using their listings as a guide to the best streets in Austin and a benchmark with which to compare other homes. -
My wife and I selected Paradisa to custom build our 'forever' home in the Bouldin neighborhood of Austin. We chose Paradisa after touring new builds in Austin for years, and after meeting with several prospective builders.
We are very thankful that we chose Paradisa--the experience has been about as good as it can be building a home (it can be a challenging process). Of course, there were unforeseen issues and changes that had to occur, but what sets Paradisa apart is how they handled those situations. Paradisa never tried to back out of doing the 'right thing' for the integrity and finish of the home. The Paradisa team always tried to correct anything that wasn't up to standard or wasn't in line with the design documents.
We really appreciated that one of the Founding Partners of the company, Thomas Brown, met with us before starting the project to ensure that Paradisa understood our vision and goals. We then transitioned to working with Paradisa’s in-house design team. We had the pleasure of working with Todd, their architect, who was able to create a smart, useful floorplan that included our entire wishlist of items (it was an extensive list). We then got to work with Brandie on the interior design finishes, and thankfully Brandie is extremely patient and has great recommendations for how to proceed with the look/feel of the home. Once construction started, we were very fortunate to have Brandon as our project manager. Brandon is incredible-- he's never phased by any issue, and he never makes false promises. Throughout the process we worked closely with Luis, who guided us through the home building process. He helped us understand what we needed to focus on to clear the next hurdle and kept us up to date in a timely manner regarding the whole project admin, timeline, and financials.
There are too many positives to list in a basic google review regarding our experience with Paradisa. But hopefully this post helps any prospective clients feel more comfortable with choosing Paradisa. If we were to do this home build all over again, we would choose Paradisa once more.

Interior work is okay, but their siding quality is abysmal. My home, as well as 2 neighboring Paradisa homes have experienced issues with siding boards breaking and rotting for several years now. The homes are only 10 years old. When I contacted Paradisa a couple years ago to see if they could help address the issue, they told me I needed to hire a 3rd party to document any poor or incorrect installation of the siding. $500 later, I have a very detailed report with several pages of such documentation of incorrect installation directly resulting in the broken and rotting boards. Paradisa then decided it wasn’t their problem anymore. Now I’m looking at $30k in repairs they acknowledged to be their own fault, but won’t address.
Buyer beware. I won’t buy another home by Paradisa. -
We bought a home from Paradisa in 2016. They made the entire experience as easy and stress free as possible. We felt they were the best combination of quality, design and value of all the Austin builders. Even 9 years later we are still able to reach out to them to ask questions about the house (replacement parts, paint colors etc) and they are very responsive and helpful.

Paradisa built an unpermitted deck with our house that was too large (over 200 sqft), encroached on the setback (up to the fence line), and caused us to be over the impervious cover limit. Now, we're being forced to remove the deck completely. All Paradisa has come back with is "the city inspector approved the final build of the house." That's not enough for the city. Paradisa has a survey that shows the deck (regardless of the fact that it's still over 45% IC), but that's not the survey they submitted to city. That survey doesn't show the deck.
All-in-all, Paradisa has been unwilling to help other than repeating the line of "the city inspector signed off on it." We're stuck with the added costs and headache that's been dragging on for over six months.
Do NOT trust Paradisa. Get every document verified and checked against city records. -
We bought a paradisa home in 2017 and lived there for 8 years until simply growing out of the footprint. We absolutely loved the lay out of our home and the quality of Thomas Brown's work is par none. I would highly recommend a Paradisa home to anyone looking for a high quality, top notch home in Austin, TX.

We bought our home from Paradisa back in 2020, and the whole experience was fantastic. They finished the house right on schedule, which gave us a lot of confidence from the start. Working with their in-house designer to choose finishings—like cabinets, lighting, and hardware—was smooth and stress-free, even though we had little experience with interior design.
The 1-year warranty was a great reassurance, and overall, we’re so glad we went with a new build. We’d heard beforehand that Paradisa is known for some of the best quality homes in Austin, and we can honestly say that’s been proven true. The design is not only practical and functional for everyday living, but it also has a beautiful curb appeal and thoughtful details inside.
We couldn’t be happier with our Paradisa home and highly recommend them to anyone looking for a new build in Austin. -
We’ve been living in our Paradisa-built home for about 8 years now, and overall, we’re still very happy with it. When we were originally house hunting, we toured roughly 8–10 homes—mostly new builds—and the two Paradisa homes we saw clearly stood out. The look and feel, modern aesthetic, thoughtful layout, and overall quality really set them apart from the rest.
Even years later, the home still feels modern and has held up well. It’s in good shape overall, and we could easily see ourselves living here another 5–10 years and remaining satisfied. Fundamentally, it’s a good house.
That said, there are a few areas worth noting. Some of the finishes are quite sensitive—the wood floors scratch easily, the marble countertops require a lot of care, and there are small alignment issues like door knobs and light switches. The biggest functional issue has been AC control, as 3 of the 4 bedrooms tend to run either too warm or too cold.
While these are valid criticisms, they don’t outweigh the positives. Paradisa delivered a home with strong design, a quality feel, and a layout that still works well for us years later. Overall, a solid experience and a home we’ve genuinely enjoyed living in. -
While we were initially more familiar with Paradisa as a spec home builder, we partnered with them for the end-to-end design and build of our custom home in central Austin—and the experience exceeded our expectations. Compared to other builders we evaluated, Paradisa struck the perfect balance between value, efficiency, and quality.
The entire process took about 18 months from purchasing the lot through move-in. Roughly half of that time was spent thoughtfully designing every detail—from the floor plan to the full set of design specifications—and the other half focused on construction. As expected, Paradisa truly shined during the build phase, moving quickly without ever compromising craftsmanship or attention to detail.
Their custom home design process was highly structured and organized, which we deeply appreciated given the complexity of decisions involved. Every team member we worked with was knowledgeable, responsive, and genuinely eager to help. That level of care and commitment is what truly sets Paradisa apart from other builders.
It’s been a few months since we moved into our new home, and we couldn’t be happier. Building a custom home can often feel like a second full-time job, but Paradisa made the journey as smooth and manageable as possible. We look back on the experience fondly and are incredibly grateful for the dedication, patience, and professionalism the entire team brought to bringing our vision to life.

We had an amazing experience purchasing our spec home from Paradisa Homes in Central Austin. From the very beginning, their team worked closely with us to design all the little details that truly made the home feel personal and special.
Even after closing, they continued to go above and beyond during the full two-year warranty period, taking great care of everything and making sure any questions or needs were handled quickly and thoughtfully.

We have lived in our new DRB home for less than 2 months and have termites. We saw them immediately upon move in and continue to see them in multiple areas. We have had 4 different pest control companies come out and confirm they are termites so I recommend if you choose DRB request your new homes wood to be treated for termites because they do not do this service for whatever reason and get in writing that they will treat the home for you if you experience termites within x-amount of days. The cost is not cheap. They will try and say the likelihood of termites is minimal but look at us and we’ve lived in the neighborhood for many years so it’s not the neighborhood it’s the fact that their homes are not treated to prevent this from happening! We even thought it was weird in the pre-drywall walkthrough that they pointed out the wood is not treated so pay attention to everything and get it treated by DRB!

While I understand that termite treatment is explicitly excluded from the standard DRB Homes warranty, the lack of support following an infestation less than two months after closing has been disappointing.
Despite acknowledging the warranty terms, my requests for a professional referral or assistance in negotiating a treatment rate were met with repetitive scripts from the construction and area managers rather than actual solutions. For future buyers, I strongly recommend securing a written agreement prior to closing that requires the builder to cover termite treatment within the first 90 days. Alternatively, ensure you have the home independently treated immediately upon moving in to avoid significant out-of-pocket costs.
