My experience with Carefree Homes has been wonderful from start to finish! I am super impressed with the quality of the homes. My sales agent, Gio, was truly exceptional! He was incredibly helpful and always available to answer every call and question asked. He, as well as their preferred lender, Sam Guido with City Bank, make the perfect team! I couldn't be any happier with my decision!

The Carefree Homes team is absolutely amazing! They made my first time buying a home a smooth and fun experience. From writing the contract to color selection and through the building process the whole team went above and beyond. The staff are very professional and helpful. The amount of knowledge they have between them is astounding. If you are looking to buy a house, I strongly recommend Carefree Homes.

Our new Carefree home is by far the best house I’ve purchased in the military. This is our third home purchased near an Army post and the craftsmanship and quality out shows the other two by a mile. Very nice homes. I recommend them to any small family and/or starting families wanting a quality first home.

We've been living in our new CareFree home for almost two years and we love it! This was our second purchase from CareFree, and this is definitely our Forever Home. Marie at the design studio gave us so many options to customize our colors, and the sales reps felt very invested in us and our home. Joe and Gio sent us constant updates and photos and provided excellent service. All of our family and friends complement us on our style and home and we tell everyone we can who built our two homes!

We recently bought our home and we are so in love with it! It’s so spacious with a carefully thought out floor plan. We didn’t get to pick everything because we found our home a little late BUT the people who did pick our tiles, paint, etc… chose BEAUTIFULLY! They make sure that it’s something everyone will love! Gio made sure we were educated on what we needed to know during our home buying process and he helped us out so much! He was super kind and friendly and the perfect representative for us and for carefree! You can see the love and pride he has in his work! He helped make our dreams come true! If we do decided to buy another house we will 100% be going with carefree

I cant begin to tell you how happy we are with Ruben Valles with Carefree Homes. We got the keys to our home yesterday and he made the process easier for us. He showed us compassion when we were having trouble with the mortgage company and reassured us when we had doubts. Honestly I dont trust sales people that much but Ruben was not like any other sales person I have ever worked with. He put himself in our shoes and answered all our questions every time we called. I felt like I was working with my own brother or uncle. If you are looking to buys a home and haven't decided what builder you are using reach out to Ruben Valles at Carefree Homes.

CareFree Homes is an excellent builder! I did my research, I saw the quality of other builders and I can honestly say, this builder has much better quality homes! I can also honestly say the customer service was excellent. My agent Laurencia Baca Duncan did an amazing job! Her experience shows and her excellent customer service is the reason why I will be more than happy to continue referring her friends and family for any future home purchases!

I would just like to formally say that I’ve had an overall wonderful experience with Carefree. They built me my first ever home, which is BEAUTIFUL. I do want to give a HUGE recognition to Miguel Rodriguez. That man has been absolutely amazing throughout this entire process. Very helpful and wastes no time. No matter what I need he is the first to offer to come take a look. Very courteous and very helpful. I wanted to make sure he was highlighted and got the recognition he deserved!

My husband and I are in the process of building our Carefree home. Carefree Homes is a great company to work with. Our home representatives Martin and Marcos have been wonderful. The design center offers an abundance of choices to create your dream home. My only suggestion would be to do your own research on colors and styles you want to implement in your home, so that the design center experience does not become overwhelming. We are happy with our choices and cannot wait to see our finished home.

We purchased a new carefree home in 2018. I noticed Recently that my energy efficient double panel picture window had condensation inside. We inspected the window and no cracks were found, so it was not properly installed. I contacted carefree and told me alpine windows are the window company and I would have to make a claim with them. After 2 months of trying to work with alpine warranty, I contacted carefree and spoke with veronica, who assisted me with finding a company to replace the window. Within a week of Veronica's help the window was replaced at no cost to me.

$400k home and an AC system failure after 14 months; not good. I see the same failures around multiple carefree homes within the neighborhood so there is a an issue with these systems. Warrany department does address issues during the first year but as soon as that year is up, you are on your own. Do better Carefree specially with reocurring common issues within your homes. Your AC systems, electrical, rock walls, outside stucco, and your cabinets are substandard. I will not be buying a Carefree home again.

We love our Santiago but Carefree needs to make lots of changes and they need to find better subcontractors for almost all the trades. I need to state that at this time I am rating Carefree a 2 because they are working with us on our concerns.
30 day. Working through issues. I have had 3 different area superintendents at this point, none better than the original...Roy. The last two don’t seem to know much and aren’t very hands on.
6 month. At this point most issues have been resolved but there are a few pending and we’ve been told they’ll be taken care of at the 1 year mark. Also, we have a new area superintendent, that makes 4 in 6 months. Corrected issues:
1. Living room ceiling finally fixed with a low hanging light fixture (see photos)
2. Bathtub refinished
3. Great room window made level.
Pending issues are:
1. Interior and exterior cracks from settling
2. One exterior decorative pop-out needs to be fixed (see photos)
3. Master bath seems to be too hot during summer and too cold during winter.
Previous problems and remaining issues that Carefree is refusing to rectify:
1. Driveway was poured and incorrectly stamped twice! Carefree will not fix or reimburse me.
2. Exterior lighting upgrade package wasn’t installed and Carefree refuses to refund the amount I paid for the upgrade.
I would still not recommend Carefree. Maybe my opinion will change in April of 2019 if everything is corrected. -
It’s unfortunate I have to write a review to hopefully get a response finally but I’ll start by saying Carefree homes buying process and floor plans are amazing we got exactly what we wanted in a home, Gio and Ruben were amazing with the buying process, no complaints, until, the warranty department…
Unfortunately nothing is ever 100%, but when you’re told that you’ll be able to write down a list of what’s wrong and they’ll take care of it at the 30 day mark, unfortunately for myself I submitted said list to the email provided to me and about 10 days passed and I sent a follow up email then another two weeks passed. Finally I decided to call Mr. Fernando Toraya. Who said he hasn’t received anything but will ask and get back to me, but once again I haven’t heard anything after 2 months. I even called him again today 01/13/25. I’ve called the main office countless times and for some reason no one ever picks up. So if you decide to move forward with buying from carefree don’t be surprised if they put you through the same burden as myself and my family. -
My initial experience may have been good but that has changed. Within a year the water heater broke, cabinets broke, roof leaked, hole in the stucco, and missing tiles off the roof. We reported the needed repairs and we were told that they were behind but the repairs would be made. It’s been over 6 months and we haven’t heard anything about the repairs being made. Today our carbon monoxide detector went off and after some investigation from the fire department and the gas company there was a furnace leak found. The level of carbon monoxide in our home was 30 ppm which is extremely high and could have killed my family. The gentleman from the gas company said that if we had been asleep we would have died from the level. When I informed carefree of the problem they informed me that I was out of the year warranty and that I would have to have the problem fixed myself. The firefighters, gas company and even the police officer that came to the home said that there is no reason for the furnace to have a leak this soon. I don’t know if Carefree is using used parts or the installation is faulty but there have been way too many problems in less than a 2 year time. I would never recommend Carefree homes to anyone. They are not interested in providing good customer service or providing a good product.
My experience was great! Our design coordinator, Roxana, guided us through the experience which made it so much easier. The selection and quality was great. Would recommend to anyone looking to build a new home! We can’t wait for our home to be finished!! -
Go with a different builder. The NE subdivision crew is sloppy, unresponsive, and are all about finishing to move onto the next. Had to have them replace and redo multiple pieces of the framing due to bad wood being used. Good thing we caught it before walls went up. Their cleaning crew is HORRIBLE walked in on a lady and her young kids cleaning and they did a horrible job. Dust and paint still on floors, shower had grout stuck on the floors. Paint on door knobs. Just completely sloppy. Getting ppl to come out here to fix things after it was completed was a nightmare!! Fix things on a new build ridiculous!! Just go elsewhere! This is my second new build and I would never recommend Carefree! I've advised ppl to look elsewhere when they see us outside and ask us questions about how the process went. Advised all our realtor friends to not refer their clients to CF Homes. Would have canceled had it not been for such a loss of down-payment we had to put down.

If you buy a house from them, get a professional to test the quality and thickness of stucco. Also, go through your entire home and remove all the electrical outlets and light switches to make sure they arent a fire hazard. I have photographic evidence so just hit me up if you need proof...UPDATE. no surprise they didn't have records. They sold me a house under a subsidiary that was dissolved according to my attorneys at the time. This is apparently a common practice to swerve the ability to file after warranty claims which have a 10 year limit. Make sure you are buying from the parent company so you can hold them accountable when your house inevitably starts having major issues.

The craftsmanship in these homes is horrible. When they sent their representative to do the walk through for warranty work they denied most of the complaints! Cement is cracked from wall to wall in the garage, the back porch, the driveway, according to them that's to be expected. I know there is settlement but not to this extent. The baseboard looks like someone who knows nothing about cutting 45 degree angles installed them. That goes for door trim as well. Grout was missing in several areas. There is a tile installed that is a factory defect and they still installed it!! Blows my mind. But nope not their problem!!?? Not one, ok maybe one, but all the switch plates & outlet plates have big gaps and don't sit flush. all it requires is removing the plate making sure it sits flush and some caulk, but nope they cant do that. Sinks are not centered in the counter. Thats how its supposed to be 😆 Missing wood trim in several cabinets. Tape & texture was horrible in several.areas they did fix that. Whoever painted doesn't know how to cut the edges so you have a nice crisp line instead you see ceiling color on wall and vice versa. The list goes on but I'm sure yall get the idea. If you buy from them before you sign make sure you do a very good walk through and make sure you and them have it documented and they sign off on acknowledgment of the issues. There were several people that came that day and the Quality Assurance guy & the lady representative ate the ones that said everything was fine. I told him I would be ashamed to call all of these issues quality.
I guess Carefree homes are not what they used to be.
Oohhh I almost forgot it took 3 appointments to have the tile guy to come & let us know he was not going to switch the tile & to apply grout. These people have no consideration of peoples time. Work schedules were switched to be available when they said they would be here. No phone call or text. Until we reached out.
Be very careful if you go with Careless Homes!! I mean Carefree. -
First, I like to share my experience about a recent encounter with Carefree Warranty. When I purchased my Carefree home and did the initial walk through of the home we opened the sliding doors. We immediately noticed the doors did not open easily and were very difficult to slide. We were told the rails had dirt and need some TLC. Then several months after we moved in one of the sliding doors got stuck and would not open. Carefree Warranty was contacted and they sent a company to check the sliding door. It got fixed. However, I asked one of the men that fixed the door, why the sliding doors did not easily slide. He told me that the rails had dirt. Well, I cleaned the rails on numerous occasions and I followed basic maintenance of sliding door rails. Then over this past weekend I dutifully cleaned the rails and then I noticed the doors were canted (all three) and were not level. I then slowly closed the sliding doors and I immediately notice the sliding doors closed at an angle. I further inspected the sliding doors and I then noticed drywall screws were used by the Carefree builder to install the latch catcher in the mortice and if I were to adjust the sliding door the latch would not line up with the latch catcher (not sure it is called this). I immediately notified Carefree Warranty and I was subsequently told my home warranty expired and I was further told these type of doors need maintenance. Well, I have been doing the maintenance but since the doors were installed incorrectly and I can not adjust the sliding doors due them not lining up (level) with each other. Now I have three inoperable sliding doors thanks to this company!

The issues we had when built were never resolved, correctly. The workmanship is below standard, and it's obvious kickback are involved as this home should not have passed inspections. From tile, paint, water, electrical, HVAC, we have had it all. And the 10 year building warranty is a SCAM. The only part of your home warrantied past the 2 year mark is the foundation. RUN far away, from this company and their partner Tropicana.

If I could rate them lower, I would!!! We thought we found our dream house, and it's definitely been a nightmare since our purchase!!! I understand that there will be small issues that develop on a new build, however we have been in our house only for 1 year and a half, and we've had 4 leaks in the master bedroom because of the AC. They've sent people out twice (Omega Air, who also installed the system), and yet here we are still dealing with this. A $350,000 dollar home, and my master bedroom ceiling looks ridiculous already. If I would have known this, I would have never went through with my purchase. Hands down, worst home builder that I've had the experience of dealing with!!!!

Care free...I think not! Purchased our home and have had issues. As with most homes you buy, you are probably going to have some issues and I understand that. However, I shouldn't get the run around when requesting repairs, especially if it is stull under warranty. Do better!!
