This is how he left my leak telling me it would seal itself. So he never found the leak and still wanted to charge me 1200 dollars. He is a snake. I called American Leak Detection. Half price from Langley and pro all the way. Bill Langley's last words to me were "We don't guarantee to find anything" Think about that before you hire this crook.

We received notice from our City Water Dept that we likely had a water leak. We contacted Langley Water Company and want to thank Cody Langley for responding to our call. It turned out that the meter was not moving, meaning there was not a leak. He told us the high water bills were due to increased consumption. We have 2 greenhouses and other garden spaces that require more water during growing season. We appreciate your honesty, ethics and will definitely contact you if we ever suspect a leak in the future.

Langley Water and Leak detection resolved two separate issues (several months apart) at my property. They responded quickly and professionally. Once they were contacted by "Home Serve" insurance, they contracted me promptly to understand my issue, scheduled when they will be here at the house, arrived on time of slightly before the appointment, quickly located the leak, fixed the leak, and left the areas as they were before. They asked me to verify the leak was fixed by asking me to look at the water meter. I strongly recommend them as they are very professional.

The broken water line repair/replacement situation at my house developed a few unexpected complications. The Langley Water crew sought out solutions that ultimately were successful. I can't say enough praise for the Langley Water team. I received a letter from the city that I had a possible water leak. I just happened to come across a post on a local FB page of someone having the same issue and asking who to contact. A person replied to contact Langley Water. They said they fix 2 water leaks on a commercial property and was even able to fix both leaks under a driveway. They were responsive, quick, efficient, friendly and reasonably priced. I had this same experience today. They showed up with 2 trucks on time and a crew of 3. We discussed the letter, they asked a lot of questions , answered all my questions, and did a half hour of troubleshooting. They told me I didn't have a leak based on my water bill and the meter checks they did. They said they would even write a letter to the city stating the same if I had any issues. I was beyond relieved. The best part...they didn't charge me. I felt they should have charged me something but they wouldn't do it. I highly recommend them to anyone with a possible water issue. A great experience today and an awesome company. They have my business if I ever need them.

Today I had an unexpected water leak coming into my basement. It was covered in water and I called Langley water company. Mr. Bill and his son Mr. Cody WERE OUTSTANDING!!!! Their work ethic and willingness to come to my house in last minute notice was a true BLESSING!! They worked fast and was able to identify the problem within a matter of minutes. I am truly blessed to have these gentlemen come to our home and take care of the problem right away! Bill even went above and beyond by updating my system so it could be more accessible and user friendly, and he walked me through everything I had questions about. I called Bill on Tuesday evening to ask for help detecting a leak that Summit Water had alerted me to, Bill said he could be here Wednesday morning. 90 minutes after they arrived they were heading out the another job. The leak had been located, excavated, patched, and the excavation cleaned up. Bill was so generous and offered for my son to sit on the backhoe as well. While I hope I won't need to again the in future, I would absolutely call Langley again in a heartbeat. Stellar performance from Bill and his crew!

We had a major water leak and Langley was very quick to respond. They showed us exactly where the crack was located and explained in detail what the issues causing the crack were. We have older pipes and there were a lot of rocks in the ground that had shifted and were pushing on the pipes. They were extremely compassionate and understanding of our financial situation and the need to get this pipe fixed. They were also very honest in letting us know that because the pipes are old it may be necessary to put all new piping in eventually. They explained that the water company only allows a one time courtesy adjustment on our bill and therefore should wait before requesting ours be adjusted at least another pay cycle. This would insure if another leak happened it would be added to the adjustment. They went above and beyond to help us. We have recommended them to our neighbors in the past as well. You can't go wrong with this company. They are honest and care about their clients and their workmanship. I would give 30 stars if I could! They saved us with being able to get our water back on quickly so that my medical treatments could continue without interruption. I wouldn't hesitate to use them! Called them up about a significant leak at the water meter. First thing the next day they were out to investigate the issue. Turned out to that a fitting just needed to be tightened. Told me they wouldn’t charge me just to turn a wrench! We had used Langley Water years back to redo our main water line from the road to under the house using the trench less method. They did a great job at a very good price and their work has held up. Definitely recommend them for any water leak/pipe repairs you may have. Thanks guys!

Langley was recommended to repair a leak in our water line -they came out right away to fix the leak but it was determined that we should replace the 1957 line- we also asked them install a pressure reducing valve and main shutoff at the house. Those guys had to work very hard all day to get through our extremely rocky soil, but they did a beautiful job, left our yard looking almost good as new, and we have one less plumbing issue to deal with. They did all that work for less than the local plumber had bid for just a PRV! Super impressed with Langley- they deserve their 5-star rating!!

Jacob and Cody are great! Came out first thing this morning and advised us on the issue we were having. This is our second time using Langley and we have been impressed both times. Polite, customer service oriented and extremely helpful!

We noticed water on our driveway early evening on a Friday and within a few hours, it was obvious there was a leak somewhere under the driveway. We contacted our appropriate insurance and they recommended Langley Water Leak Detection. Bill spoke to me originally and asked could it wait until Tuesday? I said I didn't think so, there was visible water running from a crack. He agreed to come out and was there the next day on a Saturday - he and a few others (including his broker) showed up exactly when he said he'd be there. Bill used an acoustic microphone to locate the leak in about 10 minutes - he was spot on where it was. They dug a small hole right down to it, fixed the broken pipe and removed a large leftover tree root that was nearby in case it caused a future issue. I found them very professional and down to Earth. When the job was over, they filled the hole, patched over with asphalt, took time to wash down the driveway - and even left behind an orange safety cone to leave on the patch so we wouldn't drive on it too soon. They even took time to explain to me how the water meter shows a leak - they didn't have to do that. I appreciated the fast, professional service and fast response time. Good people!

An underground water leak is an HOA president’s nightmare. Your water meter is spinning cash, your residents are impossible to coordinate, you have no idea what the unbudgeted expense will be and it seems like no one you know can help.

I found out about Langley from the City of Tacoma. I’m not sure if they are supposed to make referrals but I’m glad they did. When I explained my situation, Cody Langley listened carefully and suggested that I call another firm to detect the leak. Detection is one of Langley’s services but our situation seemed complicated. Having specialized equipment would be cost effective and give us a higher probability of success. As hoped, their recommendation nailed the location of the underground leak, which made Langley’s work even more efficient.

Langley came on site with a full crew, a well equipped truck and a backhoe. They had already arranged for utility location and were digging within 30 minutes. Our leak was in heavy roots between a tree, a house and a driveway and the team was able to surgically remove 3ft of soil and expose a cluster of water, irrigation and drainage pipes with no damage. The leak was a fractured 90 degree elbow spewing 300 gallons per hour. In minutes the team made a robust repair with brass fittings (no waiting for glue) and had my 14 units back on line. We also reworked an irrigation pipe to make that stronger and backfilled the hole. The site was left clean of debris and neatly raked, and the irrigation head was even reaimed correctly.
