Read moreTract homes. Because of that I'd recommend to get a house from someone else considering the price. As far as the plans go, very little effort was put into the interior design AND there's nothing special about the homes. Looks "nice"; the space in, out and around the home is limited (hence, tract homes). Also, they could've used better materials and products to build the home, but it's all guidelines, and those have gone down in my opinion. Not spacious at all once you move in feels like my old apartment. Our master bedroom/shower/closet was nice though. There were bigger homes and they tried to make them stand out by adding a loft but I observed that this reduced in size of the bedrooms. There's virtually no back yards, some less than others. The communities where tract homes are built seem to be designed to fit more homes in it and because of that, the roadways are not as wide as normal, they are essentially one-lane streets, I say this because the driveways are also smaller, smaller than the ones our dads and grandads had so the cars spew out onto the curbs reducing road width and creating a parking battle. The community where I bought my home was built on a plot at a lower level than the community that had just been completed so my backyard got the slope end, that's 5-9 grand for a proper retainer wall... wouldn't even help with that... The garage is smaller too, you could fit 2 small cars but nothing else will fit around them so good luck with storage. My truck barely fit (down to the inch), wide was ok could've been 3-5ft wider in my opinion. We did get some help as far as credits went but you can get double even triple what we got as help from someone else come closing time. With that said, for the quality of them home, design and how much property you actually get I'd suggest going elsewhere that not only understands the value of your family income/dollar but respects it. Home did have some electrical, grout, caulking and paint issues but thankfully there are warranties. Nonetheless, we did purchase with them and got the home we asked for, but pricey tbh. Interests sucked, yes, but I think the home (because of the property) was over priced compared to what it was worth (hence what I mentioned above). The location is the reason we purchased with them, also in our budget... I recommend not buying into these new tract home communities, your dollar can get you more elsewhere. I guess they're Wathen Trumark now.
After doing some house hunting we had choosen a dirt lot to purchase and have our house built with Wathen Castanos. On the day we went to put our deposit to purchase we were were denied a realtor for representation. We were told that because our realtor was not there on the first day we went to look at a model home, that they could not get added to receive commission. There is a was a small sign on counter, (that honestly I never saw) that states this rule. We were then given a number to the sales manager and they responded four days later saying nothing could be done. We then decided to get a refund on the deposit because if there is already such a simple issue that they are not willing to compromise and work with us to fix, then what other unresolved issues would we run into in the future with this company. I truly never felt welcomed here but we will take from this experience and share our experience to make others aware. Do better Wathen Castanos.
More like 0 stars. We had to put 2% down for earnest money (7k) rates started to increase and the price of the home was still high. Backed out because payment went up and they kept the 7k. A month later their homes dropped 15k and we would've lost equity. I recommend going for lennar they requested only 2k for earnest money and it's refundable.
Don't even want to give them 1 star.... Horrible homes, very cheap. House is falling apart before 1 year.... Horrible customer service...
MELLO-ROOS TAX... They have beautiful homes but they won't tell you about the hidden tax that goes up every year. You have to read about that yourself. Not only that I was given a hard time about deciding not to go with them and then threatened that we would we placed at the end of their waitlist.
Pretty sleazy outfit. Make sure you carefully read all ten thousand pages they make you sign, and tell escrow not to close until you give your OK. They misrepresented the home they were selling me, and when I noticed on closing day and raised an objection, they quickly closed escrow before I could hold things up.
