I recently purchased a "flipped" home in West Adams that had been completely renovated by Julian. Julian did a good job of transforming it from a serious fixer to a beautiful house. When a couple problems emerged after taking possession, Julian stood by its work. Especially helpful was Jose, a Julian foreman.

Came across Julian Construction on the web, looked at the reviews and decided to try them. Was not disappointed, they promptly called to set up the appt, showed up on time and did the work as expected. It was an extremely painless experience and I would use them again. I guess that I will be able to really review their work after the next shaker.
I wish that all my home construction projects were like this. -
Julian Construction is a deceitful and untrustworthy company. I believe this because I was in escrow on a house (3501 Loma Lada Dr) and there were several questions about the foundation work that they had done.
Julian Construction had allegedly done some retrofit work including underpinning. We had 3 separate inspectors came out (2 structural engineers and 1 foundation construction company) all of whom verified that the work had not, in fact, been done. What’s even odder is that they had issued a 20-year warranty for this non-existent work.
I spoke with Shawn at Julian and he assured me that this work was done, that he had overseen the work himself. Essentially lying right to my face.
What they did do, however, was coat the foundation with some kind of slurry/stucco that prevented the foundation from being fully inspected. The work they did was all un-permitted.
Every structural engineer we hired said that the only reason you would coat the foundation like that is to hide something. Julian claimed that this was done to reinforce the foundation. In reality, it could accelerate the deterioration of the foundation if water became trapped between the coating and the foundation.
Eventually, we were able to remove some of the stucco and pull a bit of the foundation out. The foundation was crumbly and it was recommended by every foundation specialist that much of it needed replacing. Julian offered to do this work at a reduced rate and again un-permitted. But who could trust a company like this???
EDIT: Julian responded to my review with nothing but falsehoods. I personally spoke with Shawn at length about this property and the nonexistent "work" they did. This company is not to be trusted. Do your research and ask around before hiring Julian for anything. -
This review is 10+ years late...I have nothing to say but positive things about this company...They were easy to work with, affordable, and quality workmanship. I have a 1926 garage that needed foundation repair...they handled it with complete professionalism....Thank you

We had a home that needed some MAJOR foundation work - removing river rock foundation for retrofit. We had previously met with 4 different foundation companies and decided to go with Julian Construction. On our initial inspection, Shawn took the time to come by and meet with us to answer any questions we had. The entire process was great. The day team that worked on the home were very polite and helpful as well. The process of undergoing foundation for a home may seem daunting but Julian helped out and made it very smooth. We could not be happier with how the project turned out we highly recommend them!

Julian did 23 feet of foundation replacement on the downhill corner of the house and a brace and bolt. Excellent work, completely professional, tolerant of my many questions, and fair pricing. Of note, they initially recommended straps and underpins and only suggested a complete replacement after last year's wet winter made things substantially worse, and they didn't extort us in re-pricing. Definitely recommend.

I got in touch with Julian Construction from a partner of theirs. I asked for an estimate and the date of the estimate Julian himself showed up. He crawled in my crawl space, checked everything himself, and then a day later I got the quote for the foundation restoration, underpinning, and bolting of the home for earthquake protection.
I got a call a week later indicating the permit was obtained from the city of Long Beach and asked them what day they wanted to start. They said the next day. I was ready.
At 6:45am, I had multiple trucks, a port a potty, and a crew of 8 workers getting ready. Since I had cement all around the house, they had to do the entire work and digging from inside the crawl space. They did 5 underpinning which involved pouring 5 tons (11,000lbs) of concrete, installed 13 braces on 13 cracks, added a lot of extra plywood to strengthen the foundation, and bolted the house. It took 5 days to complete the work and passed all inspections with no rework. The crew cleaned after themselves took all the materials, and were respectful. All in all 5 star experience. I would highly recommend them. -
Julian Construction is great. We needed major renovation to our foundation at our home in Santa Barbara - new girders, piers, posts, and pads; lots of repairs to the perimeter stem walls; and a complete floor leveling. Shawn took the time to thoroughly assess the project, gave us a reasonable bid, and handled all engineering and permitting. Once onsite, they completed our job in less time than expected, and they even came in under budget. I highly recommend Julian Construction and their hard-working team.

We just completed a seismic bolt retrofit on our house with Julian Construction and I can't rave enough about them. This was...by FAR...the best experience I've ever had with a general contractor...and I'm an Architect! From the moment I contacted them, Mayo immediately responded back. I had a proposal in hand within days after one of their crew came by the house. When it came time to do the work, they showed up on time and on the day they said. At the end of each day they left our site clean and the way they found it. I never felt like I didn't know what was going on or what was next. Their crew were super nice and worked hard. I would recommend Julian Construction in a heartbeat!

Julian was definitely our best asset in this remodeling. Since day 1 showing up 15 minutes earlier and the way explain all the details of how he will handle our project was definitely what give us the feeling that we will put our hands in good hands. We are very happy because him and his crew did a extraordinary job precisely , he will have all the crews clean everyday my house just like they never where there it was so important for us to have such a professional on the job site . Thanks to all this people involved our floors showers and new kitchen are the reason I changed my mind and didn't sell my home ... Thank you Julian

Julian Construction's team replaced two foundation walls that formed a corner. My problem was the old corner had cracked from top to bottom in two places, one on each of the adjacent walls, and the detached corner was beginning to sink, causing the house to slide toward that corner. The lack of a long tube from the gutter downspout leading rain water away from the house was a likely culprit.
How did I know? The doors around that corner were not closing. I like treating issues as they arise and I knew this problem could stand no delay. I asked for estimates from a handful of foundation companies that other homeowner friends had recommended. Julian's was the only one that had a well-documented inspection, a thorough scope of work, a fair price, and reasonable contract terms.
Mayo was on top of it. She scheduled me within a week after I submitted the signed contract and deposit. The crew showed up at 7AM and the foreman spent an hour talking with me while he guided his team into action.They had to jack up the house. The foreman and I stood in the room being elevated and I could hear the creaking wood and straining nails like an old man stretching his joints to his limit (my house is 115 years old). It was scary but I felt like I was in good hands. The foreman was observing every reaction of the house and giving immediate instructions to his team. He also gave me an education on foundations and how houses slide, pointing out the the accelerating slant of the vertical wood pieces in my cripple wall. I do some much home repair myself so I ate up this education!
The team worked fast. I was onsite the first and last day. On the first, they asked me a lot of questions about how much leveling I wanted (I opted to keep a slight slant or else my old doors would be jammed) and I could show them all the resources (power, water, fusebox) to help them do their job. They were really nice and had a good sense of humor even though the work was heavy and hard and the summer temps were nearing 100.
Mayo had asked me to clear the space (remove plants, remove gutters, remove siding if I wanted to reuse them, protect the AC unit), so I did before they came. On the last day, I was dazzled by the new foundation walls. The floor in the house even felt better to walk on, much more solid. Julian's team offered to put the gutter and the siding back for me, making a vent hole to match the old one. This saved me so much time.
Their work passed inspections. The entire process was very smooth. The crew was orderly and handled all items with care. We spoke in English and in Spanish and it was fine. I'm a native Californian so knowing some Spanish comes with the culture here.
Up until this experience, I was nervous about foundation replacement but working with Julian Construction made me feel it is a manageable process, even a pleasant one. When I need further work on my foundation, I know who to call and I won't be stressed out about it anymore! -
Frank came and gave me an estimate for stucco and plastering. His price was EXCELLENT and by far the most reasonable. He and his crew were promt and most importantly neat. They did a wonderful job.

Frank remodeled my bathroom and did a fantastic job. For the remodel, he had to remove a bunch of shelves with my things in it, but he put everything back the way it was, down to the last bottle of shampoo -- that was much appreciated. He was great to work with and just a cool dude in general.

I met Frank about 7 years ago and hired him to remodel my kitchen in Burbank. He is impressive -- honest, hard working and a real professional. I have a real estate background and met many contractors. None as good, fast and reliable as Frank.

I have worked with Frank Mancini for over 10 years now. Originally for work on a small condo but then also on a new 4000 Sq ft home we renovated. He also updated many of the condo units with great results when I was the president of the board, which was challenging when dealing with different owners personalities, tastes and demands.
His work has always been exceptional and always the best price for the quality of work provided. I learned the hard way when giving jobs to lower bids and getting burned. I don't think any job goes exactly to plan but Frank always makes it right quickly and inexpensively, Usually only charging extra for additional materials or design changes requested by us.
I still try other contractors from time to time and am usually disappointed or find myself having to be a babysitter for fear of what might go wrong.
I for one don't want just anyone in my home or around my family so trust is a big component for me. He's professional, reliable and always trustworthy. -
Frank helped us with our kitchen repair after water damage from upstairs neighbors. Frank was always willing to go the extra mile to ensure we were happy with the job. I would absolutely recommend Frank and will use his services again for future jobs.

A contractor that communicates! Hallelujah!!! Frank was extremely professional and kind. Came out to look at a large and extensive window re-framing job that 3 other contractors said they didn't want to deal with. His price was very fair and him and his crew delivered top quality work. Since then we hired him to fix our bathroom and replace our wooden fence as well. Our nextdoor neighbor was so impressed he ended up hiring Frank for a bunch of things as well. Nice to have a local guy who works hard, has a ton of experience and doesn't gouge his customers. Absolutely 5 stars!

Really great with communication! They're super flexible and caters to the client well. There was some work done with the island in my family's kitchen and the way it led into the living room.
