My Wife and I visited here for the very first time today and absolutely loved it! A STILL brand new and growing community development with loads of potential for anyone looking to get out of the Dallas area, but STILL close enough to travel to and from if you work in the Dallas area. Check out The Painted Tree Community ASAP! Lots and homes are being cleared, built and sold very quickly.

After 16 months the house still wasn't complete... we closed with a 40+item punch list outstanding. We had to close to keep our interest rate. Had to beg to get the items addressed deapite not moving in for a month and giving them key box access to finish. Gave up on many of the items. It's a job to keep up with getting Drees to address issues under warranty.

We had a pleasant experience working with Missy when looking to purchase a new home. She heard our requirements, walked us through the model home, recommended few floor plans and collaborated with us on few plan modifications. We liked that Missy was realistic in what can & cannot be done in terms of customization and that added to Drees' credibility.

This is complete disgusting and neglect! The Tripointe Manager’s trailers site in the Village District on Wyler Dr. is becoming an eyesore to nearby residents! Falling apart deck that can bring rodents under there! Overgrown grass and weeds, garbage debris next to their site! Loud A/C unit running day and night, residents can’t enjoy their space. This needs to be addressed!

Good builders coming together, seems like a nice huge community.
Good time to buy, only issue is lots are smaller 45’s / 50’s and max 3000 sq feet homes.

Tri Pointe has been very dishonest about the home prices in this community. They are advertising homes at a base price you can't even buy at just to bait you in. The real price is over $50,000.00 more. This is a warning because they are about to be reported for fraudulent activity. Their integrity is shot.

Love the community and the builder. Very professional and friendly staff. Quite a bit of options and floor plans to suit the budget for every one. Property is hot and has a waitlist for some of the popular floor plans.
Overall great community to buy a house in!

Bad construction, cheap quality. The walls look not even and bend all the corners.
They tried to force me to close on the house while it was not complete and ready to move in yet. Price is more expensive $65k as the price they advertised on their website.
They charge me $500 each day if closing date have to reschedule even it is not my faults.

We have visited the builder today and saw few houses on both 40 and 50 LOTs and impressed with the quality ,also met their sales rep Mr.Hunter Soper and he's extremely patience and answered all our questions .

This is my personal experience and posting to provide information to help others.

Overpricing: check all the included features in the base price, lot price and calculate design studio features amount compare with other builders in same community.

Low quality: Make sure to check the lumber used to build ( we found it very low quality).

Tripointe Lender: They will add Tripointe lender as our final lender in contract by default( we got much better rates with outside lender).

Sales rep: At least in our case sales rep has not informed us about the design studio deposit amount before we signed contract.

Non brick elevation : Their model home is brick elevation but their most houses are fiber cement.

Bought our first home with Tri Pointe Homes and had a wonderful experience from start to finish. Highly recommend this builder if you’re looking to move into Painted Tree. We were very nervous since it was our first time doing this, but these few people are the reason why the entire process was so smooth and honestly “fun” for us. Ryan in sales, Joyce in design, David Hass our construction manager, Megan and Becca in loan financing, and Bradley our customer care rep… the best group of people ever to work with!!

Our experience with this builder has been deeply disappointing. Since moving in last year, we've encountered ongoing issues with the property. Unfortunately, their warranty has offered little to no real support—every claim seems to be met with excuses rather than solutions. It's been incredibly frustrating dealing with a company that appears more interested in avoiding responsibility than standing behind its work.

Make sure you have all the incentives they tell you about in a written format. Initially they communicated that I’ll be receiving fixed interest rate + certain amount of incentives at closing. But later after going under a contract I found out around $4k-$5k from the closing incentives I was going to receive would be used to secure the fixed rate they already had promised me.

Also if you decide to work with their lender make sure you talk with another experienced lender to know you’re truly prequalified to purchase the house. Their lender prequalified me without any issues but after going under a contract a lot of issues popped up I had to add additional applicant to my loan to be able to still get the loan and at the end even that didn’t work out as just a week before closing their lender found issues in my application and I couldn’t get the loan secured at all. I ended up wasting more than $1000 in appraisal fees and home inspection + spent plenty of time and emotions (at least I received my deposit back). And all this could have been avoided if their lending and prequalifying team did a better job in assessing my application in the beginning.

Overall with good incentives their homes could be a decent deal. Their sales staff and lending staff is polite in communication, though I pretty often had to follow up with them daily, sometimes waiting for them to get back to me for days to provide updates. Definitely there is space for improvement in communication.

My family moved from California to Texas and had zero familiarity with the DFW market. Chloe from the Xsell Team took the time to walk us through different neighborhoods, school districts, and community amenities based on our family's needs. She even arranged virtual tours before we flew in. By the time we arrived, we were ready to make a decision. Could not have asked for a better experience!

We had a very good experience with Tri Pointe and their warranty team. A couple of side panels on our home flew off just a few months after the warranty expired. Although we were initially told it would not be covered, Brad stepped in, coordinated everything, and made sure the issue was handled.

He was professional, responsive, and treated the matter with urgency. The repair team did a great job replacing and securing the panels. We truly appreciate Brad and the Tripointe team’s support. showed us that Tri Pointe stands behind their homes even after closing.

Pine and Peak did a great job on multiple tasks for our home. They ensure quality work and are very responsive.
