I called to see how much would a two bedroom be and she told me that it wouldn't be none until July so I said okay but could you tell me the price range and she told me $900 and hung up on me.

I've lived here for about eight months so far. I realize that the manager on property is very prejudiced, she speaks with people in a very condescending manner. This just didn't happen with me. This happens with everybody! The apartments are not that great either... I live on the 3rd floor and the floor is damaged and bowed from water damage and excessive repairs! Never again will I live here!

If zero stars was an option, that's what this place would get. This place is the worst and the leasing manager is your worst nightmare. Rude, condescending, and a liar. My apartment constantly smelled like smoke and mold. No matter what I did, I could never get rid of the smell. I would find a layer of black film on my fridge, my computer, my picture frames, my walls, not sure what it was. The water smelled foul. I am glad I am out of there!

called to inquire about an apartment. Was treated very rudely and spoken to condescendingly as well. After asking a few questions, I received short, undetailed answers. Then just silence. I had to end the call after forcing an end from the leasing manager. If the community doesn’t offer a website with all their details the manager shouldn’t be so annoyed with inquiries. From past reviews seems to be the same rude lady. She should find a job where she doesn’t need human contact bc she is horrendous at it.

The leasing manager is really rude and she charged me and said i left my place a mess even though i cleaned it and i have proof. I would not recommend living here. It is your worst nightmare she is super nosey and will always be in your business and just very rude and condescending. I would rather live on the streets than rent from this place again.

Prior to moving in Hermitage Hill Way Apartments, I met with Ruth Patterson to discuss Amenties and fees. Conversation was going great at first. I was giving Ruth a brief overview about my daily task at work. One of them I mentioned that I dispense medications. Ruth replied, does that make you indispensable. At first my thought was to become offended and ask her to elaborate, Instead I ignored the comment and proceeded to give her respect. After leaving, not even a few days later , Ruth calls my roommate to tell us that we are obligated to pay an administrative fee. At this time I was in NY at my mother's bedside slowly suffering watching my mom slowly pass away from stage 4 cancer. I contacted Ruth to confirm the cost of the application fee and her response was , "Chanel if you think someone is hiding something you can find somewhere else to live". All because I inquired about a fee ? Eventually I moved in. Then there were termites all over the porch and inside the home. The dish washer was broken etc. A few months later I get a speeding ticket on the door for an amount of $50.00 dollars. I didn't question it, I paid it because I could've sped a little as I came into the community due to the traffic behind me. Then I receive 2 more speeding tickets and now I'm questioning myself like this is a joke right. be I've done my due diligence to go less than 5 mph. I disputed the tickets because the time she said it occurred I wasn't home. After that it went down hill with her making false allegations, we lacked effective communication. It went as far as her saying that I blast my music. We never blast the music causing any disturbances. I assumed that i was going to have to go to court after receiving a 7 day eviction notice. So i took initiative to do my research , obtain legal advice and ask for support from my neighbors. In which they all was willing to vouch for me. After doing all that she backed off. Now it has come to the result of her not wanting to renew my lease. The only thing I can commend her on is trying to keep the community safe. Other than that she has been very difficult to deal with and hopefully she will start changing... I would recommend this community as a decent place to stay as long as Ruth maintains good character as a manager.

I have been working with Ruth for over a month getting ready to move in to my new apartment. She has been very nice and helpful. The property is very clean, quiet and EXTREMELY well maintained. I have been looking for a new apartment in Brandon/Valrico for over 8 months and this is the first one that had everything I was looking for including: a personable property manager (very important), well maintained property, clean pool, well maintained appliances and bathrooms within the unit, and a feeling that I was moving into a place that would care about my child and I as we are all living there as a community. I am excited to move in on Jan 21st and look forward to a nice relationship with my neighbors and Ruth. <3

I just renewed my lease and truly enjoy living in the Hermitage Apartment community. My apartment is spaciously adorable & inexpensive (best price in Brandon/Valrico).The community is friendly, cozy and tucked away from chaos. I was reluctant to find such a great place for me and my daughter. Ruth and her assistant are both extremely compassionate and care deeply for our community. I would like to say thank you to both of them for their hard work and dedication! I plan to stay here for years to come :)

Wow! Fantastic! Cleaned up the carpet in no time! Looks like new! Highly recommend this firm. The owner and proprietor Tony took great pride in his work.

Service was great. Removed stains that was there for years. They use a UV light to detect bacteria in the carpet that I was not aware was in the carpet. they treated it and removed it great service I will use them again.

If you want clean carpet that smells wonderful call F5 carpet cleaning. I have used them three times and I have been pleased every time. Great price and service😊

DO NOT HIRE THIS COMPANY! Tony is a fraud and a liar. Claimed truck breakdown for first appointment, NEVER SHOWED for second try. Claimed he tried to call four times but we were home waiting ALL DAY - no call! Should not be in business. The carpet specials are a scam to get you to make appointment. Bad, bad, bad. He will refute but this is the truth about F5.

Hired F5 and Tony to clean my fathers tile floors at his home which was empty, back in late May or early June 2018. As the other reviewer stated it had to be rescheduled by Tony as they were running late and then next day he ran an hour and half late again allegedly due to a train. When he saw floors he said it might not get cleaned good because of texture to tile. He said it would take about 2 to 2 and half hours and I could leave if I wanted. I would suggest not leaving...I'm not sure he cleaned everything and I know he missed the bathrooms. I asked if he did them and he said yes. He also said there would be a film left on tile that I might have to wipe with a wet mop.

Well the bathrooms were not cleaned. I could wipe up dirt spots with a cleaner and towel. On phone he said give it a few days if it didnt dry right and look clean he would come back and make it right. I called about a week later. Keep in mind house was empty. The floors were so slick I almost slipped and fell several times. I had to get a floor cleaner and clean his "cleaning" It took me a couple of hours to get the "light" film Tony said might be left, so no one else would slip when showing house. I called and he said maybe he did miss bathroom and that he would make it right and bring a differnet cleaning machine.

Well it never happened. Very disappointed. A waste of money and I had to clean after him because floor was worse. I've had my tiles and grout cleaned before by another cleaner who was very good but was no longer in business. I would have been better buying an Oreck floor cleaner for same money and cleaned myself.

UPDATE After owners reply. I'm not sure who you're talking about because everything you've stated in there is untrue. I also have the text messages which you corresponded with me on. On June 15th we talked about this and texted and you apologized and stated you must have missed the bathrooms and stated you would bring another machine out that next week to make everything right at no cost to me. I said OK and you were supposed to schedule with me.

On June 22nd I texted you again to ask you when you were gonna come out since you didn't contact me or come out the week before and to make it right. You never replied back to me. Then I also put comments in a review on your Facebook page in early July all of this contact was well within the 60 day guarantee.

I never stated I had someone else clean his house 1st and 8 never complimented your work that was untrue. My father only lived in the home for 3 years. I stated I had used someone to clean my own home but they had gone out of business and they did a really good job. You showed me one little spot that you cleaned before you told me to leave the house for a couple of hours. And when I came back I clearly said to you that it didn't look that good and you said give it a couple of days and if I didn't like it you would come back. I dont know what system you are saying I used in past. I never discussed a system. And yes I did want a deep cleaning but that was certainly NOT a department cleaning.

Wow. I have the text messages. And again you could have made it right when I put the facebook post on your page which is the exact one here even after I tried texted you on June 22nd to ask when you were coming. But I guess Google was a better forum. Pretty sad reply from your company. Never seen a worse job or the audacity of your untrue reply. You must have me confused with another unhappy customer.

I've used F-5 a few times. And honestly these guys are courteous, friendly and professional. And does a great job cleaning my dirty carpet. And most of all I love the price. Thanks guys

Called this morning and by this afternoon my carpets are spotless and smell super clean! Tony did a great job and was professional and super nice! I highly recommend F5 Carpet Cleaning!

I had a scheduled cleaning for the end of August but had to reschedule for the end of Sept. Tony and friend arrived late due to who knows what. The y were supposed to do kitchen and 2 bathroom tile floors, 2 bedroom living and dining room carpets. When they left and we put furniture back into the kitchen there were numerous puddles of dirty water standing around and edges of the tile floors were not even touched.A sliding door was splattered half way up with dirty water. One bathroom barely done. A deplorable mess and we had a second cleaning company come the next week to re clean the mess left by Tony. When I called him he said he would refund the $289.00 I paid but in spite of multiple calls to him over a length of time I finally called my Credit Card Co and disputed the bill.He has asked me not to write a review if he refunded the money but since that did not happen I felt compelled to relay my experience and it was definitely NOT a good one
