I reached out to Ed for air sampling and information about mold. I almost feel silly writing a review.. he's got so many 5 stars! I didn't use Ed for his services but he was very, no EXTREMELY, helpful with a situation i was having and would not hesitate to use him for any inspection needs. He's very knowledgeable (i was looking into a mold situation with my landlord) and generous with that knowledge. Not only did he make it very clear what he could do for me he explained how mold works, the remediation process and what i needed to be on the lookout for if my landlord went with someone else (which she did and i didn't trust their results). He let me know what the remediators should do, how to find out what products they would be using and about the product data sheets and what followup testing should be done. Hopefully i will use him for the independent air sampling after all remediation steps are complete, but also i would never hesitate to call him again if i had another job i needed done and happily recommend him! (only gave him 4 out of 5 stars because i hadn't actually used his services! Will update if and when i do)

Ed was fantastic! We were in a pinch for timing for an inspection and Ed was responsive and professional. During the inspection Ed was thorough, detailed, and precise in his report. We appreciate his knowledge and expertise in the field as it pertained to each area of the property. We are very satisfied and will hire again for a trusted inspection.

Ed is everything you can ask for in a home inspector. Thorough and honest with a keen eye for detail. Not only was Ed highly knowledgeable, he was also able to explain things to me in such a way that I feel much more prepared going forward in my search for a house. I would recommend his service to anyone.

Ed was very thorough with his inspection. He took his time to make sure he covered everything for us and explained what he was seeing clearly and concisely. We showed up for our 9 AM appointment and he was already there with his ladder against the house. He went over all the services he provided and associated costs before we began the inspection, so there were no surprises at the end. Report was delivered to us 2 days later as promised. Fair pricing and great value. We will use his services again in a heartbeat next time we purchase a home!

Ed was recommended to me by a builder after I had called a few other inspectors to find that they were either unavailable or super expensive. Ed answered when I called and gave me a super reasonable and affordable quote right on the phone. I was in a time crunch and although it was on short notice, he got out to do my inspection and did an awesome job! He was very friendly and very knowledgeable about construction of the house, what was good, what was bad, and the potential issues there could be in the future. Although he was very professional it was clear that I was not working with a large corporate company and that I was not just another work order. Ed took the time to make sure he did a good job and write a very in depth, descriptive inspection report. He also took some great photos.

Ed performed a prompt inspection and mold test for our house. We received lab results within a week. I found Ed to be straight forward, clear, responsive and knowledgeable. Ed has an excellent level of enthusiasm about his work, I would recommend him highly.

Wow! To say that Ed is good at his job is an understatement! Not only was he very professional, arriving early and getting right to work, but he kept us in the loop of what he was looking at. He didn't seem to mind the entourage I brought with me and he was happy to answer any questions we had while pointing out what might be potential problems and suggesting ways it could be fixed, but always suggesting use of a professional qualified to make those changes. The report that we got back was detailed, accompanied with photos, and well organized by areas, type of system and the information and suggestions for repairs or maintenance in the future. He was also a generally nice man, sharing fun stories of his own and just creating a nice atmosphere during what can be a scary and nerve-wracking time for new home buyers!

Ed completed my home inspection and I was extremely pleased with how thorough the inspection was. He was very helpful in pointing everything out to me as we walked through the house. Ed was extremely helpful in confirming high levels of mold in my daughter's apartment. He was able to schedule a time with us very quickly and was very thorough and detailed in his process. He updated us every step of the way, from taking samples, to sending them out to the lab, to interpreting the final report. I would highly recommend Ed if you suspect you have mold.

Ed Wagner is a consummate professional. In researching home inspectors, Wagner Inspection rose to the top after reviewing the glowing online reviews on Yelp, Google, and the Better Business Bureau. He recently inspected a home I planned to purchase in western Mass. Throughout the entire process, from our initial phone conversation, the onsite inspection, to his follow-up outreach after receipt of the thorough home inspection report, Ed strived to ensure that I felt secure that he held my best interests as his highest priority. He truly works for the prospective homebuyer and not the agent.

Ed is an educator at heart. He teaches homebuying workshops for first time homebuyers in the area, and this propensity to inform shines through during his inspections. He explained every aspect of the inspection to me in detail, regularly asking if I had questions or needed clarification. He not only explains the what, but the why and the how when examining the home. He takes pictures of all high-level inspection findings to include in the report and he categorizes findings by “note,” “repair,’ “upgrade,” “maintenance,” “aged.” The points of concern he highlighted during the inspection significantly influenced the final home purchase decision. If the next home I purchase is within Ed’s geographic range, he will be the first person I call when I need home inspection services again!

Ed is amazing!!! We put an offer on a house and got accepted. I called Ed late right before he closed and missed him. He still reached out though text and we were able to set a date and time for an inspection... He was very communicative during the whole process and extremely thorough... He did not miss an thing and raised some concerns on the house we're considering... We hired Ed for a recent home inspection as first-time home buyers. Ed was prompt, communicative, thorough, and flexible. After the inspection outside the home revealed substantial and expensive issues with the siding, roof, deck, and more that had not been previously disclosed, we determined without even finishing the inspection that there were too many safety issues with the home for us to move forward. His detailed, honest assessments likely saved us hundreds of thousands of dollars (and a lot of headaches). He even offered to charge us only a cancelation fee (rather than the full inspection fee) and wrote a summary of his findings up to the point we canceled for us to terminate our contract. As we continue our home search, we will hire Ed for any future inspections without any hesitation.

I have always highly recommended Ed Wagner to people as being the best in the business; however, I do so no longer due to his failure to provide his service to me and due to his lack of knowledge. Twice he has refused to test my home after I had informed him that I must have the mold report to bring a lawsuit, his NOT being required by law to be present in court. Twice he insisted that I contact DPH and my attorney although, as I twice told him, he SHOULD know that no one other than a mold company is able to state that it is toxic mold but a moldy-looking substance! This is the law! I informed him that I shall sue him as well and that he does not deserve to have his license. I am a former health-care professional and am a businesswoman, knowing this. I strongly advise everyone to do your homework. I state the truth. There are other mold inspection agencies available.

My sister recommended Ed to us because she used him when she purchased her house. I called and he scheduled us quickly. Ed came out on a holiday weekend on a Sunday that was 100 degrees with no ac in the home to a house we were hoping to purchase and was very thorough, he spent almost four hours with us going through everything and he was so Knowledgeable and personable. He taught us a lot as first time home buyers. He offers a variety of different test with the inspection which made it easy for us to have him just do everything we needed. He made us feel confident in our investment I would highly recommend Ed Wagner for your inspection!

I've had the honor of working with Ed for several residential and commercial inspections and I promise that you cannot get a better inspector than him. There are a lot of people in the realty purchasing process that bend the truth in order to complete a sale. Ed is the antithesis to those folx and a welcome breath of fresh air. Ed is honest to a fault and it is abundantly clear that his priority is ensuring the buyer has all of the facts before making the potential biggest purchase of their life. The buyer's wellbeing, safety and long-term happiness is paramount to him. He even provides lifetime support after an inspection where you can contact him with questions.

I recently hired Ed to perform an inspection on a house I am considering selling. I had used him in the past for a mold inspection at another house.
I find him to be extremely knowledgeable and easy to work with. He is respectful, patient with all my questions and listens to my input. He includes me in the process so I can learn, without being condescending. You can tell he loves his job. And I love how quickly he responds via phone, text or email, even if I reach out months later.
I cannot sing his praises enough. I will continue to use him going forward and I will highly recommend his company to any other home owner/buyer/seller looking for a fantastic, professional inspector.
