After residing at Stanley Court Apartments in Bloomington for over a year, which is managed by 1st Select Properties, I regret to say I cannot recommend this place despite its affordability. Here are the reasons based on my experiences:

1. **Property Management**: The management turnover was frequent, making it difficult to establish consistent communication. Contacting them was challenging as calls often went unanswered, with sporadic management of the rental portal. Communication was primarily through email or text, even when requesting a call back. Prior to moving in, there were organizational issues such as confusion over assigned storage lockers and garage units. It took a month to address a cockroach infestation, necessitating intervention by Bloomington inspectors.

2. **Property Maintenance and Upkeep**: Common areas and exteriors were consistently neglected, appearing dirty with uncleaned parking lots and persistent pothole damage. The promised pool was never opened during my stay, and there were no other amenities available. The absence of package lockers led to frequent thefts, compounded by a lack of regular extermination services for pests. Trash bins overflowed frequently, with irregular cleaning schedules exacerbating the problem.

3. **Billing Issues**: There were inconsistencies in water/sewer billing, often resulting in late postings within the rental portal, impacting timely rent payments.

4. **Maintenance Service**: Requesting maintenance was a frustrating process, involving a centralized phone line for all properties managed by the company. Response times were excessively long; for instance, it took nearly a month to address some issues and three weeks to replace a malfunctioning AC unit, while living with roaches in the meantime. Scheduled maintenance appointments were unreliable, reflecting poor communication practices.

5. **Incident Observation**: Witnessing inappropriate behavior in a neighboring unit, which was visible due to open blinds.

In conclusion, based on these experiences, I do not recommend living at a property managed by 1st Select Property. The management's lack of responsiveness and organizational challenges significantly detract from the living conditions and overall resident satisfaction.

I’ve rented a couple different spaces over the years with Rozie and 1st select. They have always been fair, communicative, affordable, and safe. I would highly recommend looking at their availabilities if you are ever in need of commercial space or property management services.
