this company built my daughters home . I watched it everyday , never saw Dave Richard's come to inspect progress once. so many mistakes I would never have them build me even a dog house . I have spoke with others that have had the same bad experience with that company. I do think he hires the cheapest contractors out there and his homes show that. stay clear. I don't even want to give him one star.

DO NOT buy a Dave Richards home and if you do make sure you get a real warranty company and not K2 Even though I could list several reasons that DRHi deserves 1 star I will focus on the one that took me far enough over the edge to write a review. We have lived in our new home for 10 months and our DRIVEWAY is crumbling to pieces. We reached out through email back in January right after the first snow melted to DRHi about it and the response was that concrete is not warrantied. We still submitted a ticket with the warranty company with no response. We attempted to email and call with no return correspondence and finally we see the ticket was closed with a note about chemical agents. We don't salt our driveway. This is the 3rd home we have purchased in the past 20 years and the first time a driveway began deteriorating at all let alone in under a year. There are multiple other driveways on my street alone with the same issue all new build. The only satisfaction I get from the condition of our driveways is the awful curb appeal will dissuade future home buyers to sign without better warranties. Perhaps I will help advertise and put a sign that says built by Dave Richards at the end of my driveway with an arrow pointing at it for them.

STAY AWAY!! From when we broke ground to now, this was a joke of an experience. My wife went to the house 3-4 times a week because we saw some negative reviews but still decided to move forward. Thank god we did that because we were able to catch a few things that we had changed in the plans (apparently the builder doesn't communicate with the contractors they hire to do the work). I could list all of the things that went wrong during the build process but I'm not going to. The biggest reason I wanted to write this review is to warn a future buyer because they're "throwing up" more houses in the neighborhood. I've spoke with all of my neighbors and they all have some issue with their house with little to no communication from the builder. I've spoke with a few attorneys to address this situation because we are going on 1 1/2 years trying to get items addressed that were all sent through the warranty. Please dont make the same mistake my family made. Find a better builder and do your research. These guys are CROOKS!!

The home building process with DRI has been a nightmare to say the least. Our initial meeting was great, they sold us dream. We were excited about building, as this was our first time, and we didn't want the "cookie cutter" style of home and DRI really impressed us during our first meeting. We met with them November of 2021 and entered contract with them December 2021, the expected closing was September 23, 2022. Of course, we received a few extensions (December 8 & January 9) finally closing on January 31, 2023. There were several problems that occurred before closing and since closing we have been ignored, lied to, and totally disregarded. Here are issues that could have been prevented had they communicated with the contractors they had doing the work or at least had a project manager that oversaw the work in accordance with the SPEC sheet and building plan, some of these things had to be completely re-done further delaying the processand there are some things that haven't been resolved to date: Incorrect plumbing placement Stairs on the Deck Flaws/cracks in sump pump Primary closet design We didn't want a cooktop, they installed cabinets and countertops made for cooktop and wall oven instead of the range as outlined in the SPEC's Exposed nails in the decking Cracking, crumbling and holes in the patio and driveway concrete Sodding issues, and they didn't even pick-up the trash left during the build They didn't clean my home before closing (there was grit and dust throughout the home) we called and complained the cleaner came out and cleaned the windows that's it, nothing else. The cabinet screws keep coming out, we were told the by the cabinet guy, that when they took the cabinets out to paint them, the screws they used were too small, every week we have an issue with a different cabinet. Incorrect front door, and still haven't placed the window over the door Missing bathroom light Haven't placed one screen on any window Leaking garage sink Door hinge screws missing Missing indoor keys Outdoor lighting issue if I'd known that they wouldn't have finished everything to my satisfaction before closing, I wouldn't have closed. PLEASE DO NOT CLOSE UNTIL EVERYTHING IS COMPLETED.

Dave Richards has been the most unprofessional company I have ever worked with in any industry. They are unorganized, with terrible communication and poor quality. I promise you that your closing will be massively delayed, your punch list items will never be complete, and your questions will never be answered properly. They will blame literally everyone else and take no ownership. Do not build with these crooks. If you do, expect lies, delays and one of the worst experiences possible. Every negative review in here is an accurate representation of this Dave Richards Homes.

I will do my best to fully describe how awful this experience was, but I fear my words will fall short (I would give negative stars if I could). When we first met with the team almost a year ago we were very optimistic. This was our first home building process & all who attended made my wife and I feel at ease about the whole process. We were shown a customer portal tool where we could have constant contact, ask questions, post pictures, see progress updates of our build, among many other things. This was great. My wife and I quickly attended all of our design meetings & the process began. It only took a few short weeks for the problems to begin. At the time we signed our contract the foundation for our home had already been poured. For weeks we were promised the basement was going to be finished so that framing could begin. Not only were we promised this several times, we were even told the basement was finished only for us to stop by the house & see no work had been done. That is when the lies & empty promises began. This became a constant theme with this company. Remember the portal I brought up earlier? They maybe responded twice. After months (June - December) of little to no communication from them they tell us they are "no longer going to use this tool because it isn't working as well as intended." I'm not sure how they came to this conclusion, because they never used it, to begin with. Fast forward to December & framing is now at the point where we can do our electrical walkthroughs. This, my friends, is where our updates stopped. We had almost ZERO movement on our build from December to May. We finally convinced them to send us weekly email updates, but I'm not sure why we did. We were basically presented with a copy/paste response for months. Just this morning I was looking back through our emails & saw an update we were presented on January 27 that a service should start "any day now." Well, its May 6, & that service still hasn't happened. Communication was laughable. It was beyond difficult to get a straight answer from anyone about anything. There were upgrades we brought up in August 2021 that were not answered until January-March of 2022... questions that if answered would have saved us time (plumbing and electrical needed to be updated in certain rooms because they didn't answer our questions about our master bathroom for over 6 months). Our closing date moved 4 times: December 2 - January 27 - April 7 - June 30 - July 20 We only found out about the April 7 & June 30 change in the WEEK OF THE PREVIOUS CLOSE DATE. We weren't even told about the last change, it just happened to be on the cancelation contract we signed. We put up with this for a long time. Almost a year of trying to be patient & understanding. Not only this, but my wife & I felt stuck because we had put money down towards this house, and we didn't want to leave it. We were so happy with the designs we had picked out. This was supposed to be our dream home. Our forever house to watch our kids grow up in. However, a person can only take so much. After these 11 months we finally both agreed to cancel our contract & move on. They did return our earnest money, which I am thankful for. However, they are refusing to return any money for upgrades we paid for. Updates, I might add, THAT HAVE NOT BEEN DONE YET. I will also add that, if you remember, no updates had been made to our house in almost 6 months. Yet the VERY NEXT MORNING after signing our cancelation contract, drywall is now magically being installed. It feels dirty, like we got forced out of the house via sheer negligence, so that they could sell the house for more than we signed for. The last point I'll make is through all of this there was not one shred of remorse shown from this company. There was not ever once an acknowledgment of the lack of work done on our house. Not one apology for needing to move the closing date AGAIN. Not one mention of none of the work getting done that was being promised week after week.
