I’ve been sitting on this review for two years, and since Madison has decided to mark all of our warranty items as “complete” (they are NOT), I feel it’s time to get into it.
First of all, we chose the second cheapest plan, seeing as we are a young couple who were lucky to be in a position to purchase/build our first home. It was obvious from the jump that because we were not going all out or choosing one of their more expensive plans, that we were going to be on the back burner. Our home was not completed in the projected time frame, though we were warned from the beginning that may be an issue. Was it aggravating? Sure. But we dealt with it. Communication at that point was already spotty. At one point the supervisor over our build had guys come to our home and take materials to another build close by without even informing us, which caused our neighbors to get suspicious and warn us that someone was stealing our materials. Madison has responded to several bad reviews saying that due to market demand, supply chain issues, and labor shortages affected their company, which is fine and understandable- but us waiting a month + for an electrician while the home just sits and having multiple different crews come out to work on the house is strange. The workers were using our toilets before plumbing was ever even installed. LOL.
We will have been living in our house for 2 years in April. As one does, we obviously had several minor and major warranty items to be worked on. Most have been completed aside from our flooring and sub flooring issues. This item was marked as an issue very shortly after we moved in. So almost 2 years ago. In this time we have had multiple people come out to diagnose what the issue is. Every time my husband and I have told them what the issue is. And every time they have come, looked, left… Told us we needed to provide the flooring to be replaced (we only have what materials were left over, how is it our issue if there is not enough?). We have been given the run around for so long now it is crazy. “It’s the subflooring. It’s the LVP. It’s fine, this is normal. No this isn’t fine, we have to take up the floors.” Someone will come and look and leave and we won’t see anyone else again for 6 months. They’ll send someone out to shim, when that isn’t what the issue is. They do not communicate. Maybe they will respond to this review and say that they have tried contacting us. Well do you know anyone in 2024 that doesn’t filter their unknown callers? Leave a voicemail, send a text, I promise you one of us is gonna get back to you.
Just yesterday someone for Madison came to our house in regard to the floors. FIRST TIME a madison rep was there for this. And apparently all the info he had was “sub flooring issues”. As many times as multiple people have been out here in almost 2 years, that’s all the info he had. They tried something that didn’t work, and when we called, we were told to stay off the floor and give it a couple of days. Today we get a notification from the warranty place that our items have all been marked as completed. THE FLOOR IS NOT FIXED. Aside from the other issues (our shingles being too long is apparently not an issue that is covered under warranty) the floor is our biggest concern and has been for almost TWO YEARS. We are over this. Over the run around. Over the poor communication and not knowing who to contact. We have been so patient this entire time. We are not the kind of people that like to cause or escalate issues. But our next step is civil court so we can get our floors fixed by someone else who gives a crap and move on. Would NOT recommend Madison.
EDIT: In response to Madison’s response to my review: yes, someone did come shortly after my review, a representative from the flooring company (has been out before) who was here for all of 5 minutes, like he was the first time, told us again that it was going to be a large repair that had to be scheduled, and left. Have heard nothing since. And not a single person from Madison has reached out to us. Instead of two stars, have one. -
We had the absolute best experience with Madison! The home building process is stressful, but they made it as easy as it could possibly be. Jeff, our sales guy, was great and Jimbo our super kept the process flowing smoothly. We ended up with a beautiful, well built home that we are proud of and can’t wait to spend years making it ours. Thank you Madison!

The 2-10 home warranty is horrible. Madison tells you that so many items is covered but when you put in a request, they find a way not to fix anything. After my first year in my home, some of the systems that are supposed to be covered are not being fixed by the builder think twice.

Our home is beautiful! From the first meeting with our sales Rep, Scott, to the final stages and walk through with our builder, Roger, we had a great experience with Madison. When I needed information or something explained, I had someone (Amy) to reach out to. She was quick to respond and give me the honest answers I needed.
If you think you can't afford to build your own home, you're wrong. Call Madison; they make it work. We are beyond happy with the process, the craftsmanship, the people and the final product; our forever home. -
I was trying to give Madison the benefit of the doubt when it came to correcting issues with our house but since it has been 9 months since we submitted our 1 year Warrenty claims with little to no communication it is clear they have no intentions on coming back to fix my house. We have quarter round that came completely off, the side piece on my island is hanging on by a thread, we have had two doors come off the hinges. One came completely off and almost fell on my children, both A/C units went out. One of our biggest issues is the fact that we have low water pressure which I am assuming is because a filter was never placed during the build. This is our first time with a well and we had no clue that was a thing until our neighbor told us. I am so disappointed in the way our house has been handled and wish at this point we would have chosen another builder.

We were happy to find Madison Homebuilders. We owned land and wanted to build, and Madison offered exactly what we needed. We are very pleased with our home. The quality is wonderful! Jeff and Jimbo were easy to work with. Building is a process, and can be difficult at times, but overall we had a positive experience with this company and got a beautiful home for a fair price.

Building a custom home is not a perfectly smooth process, but with Madison, we were - and we remain - in good hands. Madison always addressed questions, concerns, etc in a timely fashion. Our contractor allowed us to stop by during the build as often as we wanted and was incredibly kind and flexible. Our flooring went in a bit too early and pulled up over the cold winter months after weather delays; Madison replaced them without an issue right before we closed. We only needed one minor follow up about 6 months in and they had someone out to us within 3 days. We get so many compliments on our home. It definitely feels like we go A LOT for our money. We love it and we absolutely recommend Madison to anyone else looking to create that perfect custom home.

We recently closed on your new home with Madison HomeBuilders. David Hinson was the best superintendent to work with throughout the process. He is professional and passionate about building homes and it showed during our build. Mike Boyce also played a huge part in our build. He was always quick to answer any questions we had and made several site visits to ensure things were going smoothly. We are very happy with our home!

We have been so grateful for Madison Home builders to take on building our forever home. First day of construction was November 21st and we just did our final walk through yesterday!! The amount of time that it took them to build our custom home was phenomenal! Jimbo was great with communicating with us through emails, calls and texts. Tim was very knowledgeable with pricing and making sure that we stay in budget. Janice was fast with getting the final numbers and a closing date is such a short time. I will be referring all of my family and friends to Madison Home Builders for their new home!!!! Thank you guys so much!!!

I'm a single mamma that has STRUGGLED most of my parenthood.
I FINALLY found land that I saved and saved for and 2.5 years later, I was able to build a home for my kids and I!
I thought this would be my dream come true. To have a home of our own after years of struggle, hardship, loss, abuse and displacement.
A good portion of the subcontractors they hire are subpar! I feel like could paint way better then whoever they hired and im not trained.
There's missed areas, pain runs EVERYWHERE, HORRIBLE patch jobs around windows and outlets and THICK slopped on paint around others.
My back door with a window looks like it was picked up at a second hand shop. Blemishes, dings, bondo, and thick sloppy paint all over it, includingthe window.
There is significant daylight coming in all around my "sealed" doors. French doors are hung NOTICEABLY uneven.
Door knobs weren't removed when painting. There's white all around them and missing paint where the door handle moves a little that's is VERY visible.
Bedroom door handles won't stay on, one time leaving my son locked in his room because it fell apart in his hand.
The bathroom accessories have all come off in both bathrooms. IE, Toilet paper holder and towel.
Blue tape items "fixes" were kinda a joke. They seemed in a hurry, unprepared and ill trained. There is STILL blue tape in spots that weren't touched 😂
I was talked into NOT putting knobs on any of the cabinets... HUGE mistake.
Good luck trying to change ANYTHING after going to the design office and signing. EVEN things like cabinet pulls that are already included in the price!
OR pay them extra to change the flooring before anything has even started 🙄.
I HATE the carpet in my main areas. They do NO landscaping and almost non existent hay layed just barely around the red clay circled house.
It would have been NOTHING for them to extend in in my open floor plan from the kitchen.
I could go on, but I will leave you with, they also do little to NO cleanup of your property. Trash and cigarette butts from the workers and screws, weather wrap nails and roofing nails GALORE!
Expect to get some tires repaired if you park anywhere close to your new house.
Then make sure you invest in a rolling magnet 🧲 to pickup as much as you can, so your not trying to get to work in the morning and come out to a flat. -
Ok, I didn’t want to write this review because it’s been almost 1 1/2 year since we moved to the house that Madison built for us. I could have written this review when the issue happened but we decided to just let it go but now that we are dealing with another problem because of the poor quality of the Construction/ system of Madison then I have no choice. First of, I want to say that our house is beautiful and we loved it but when we moved to our house there were a few issues that took over a month before it was resolved not to mention the VERY POOR communication from the Construction Supervisor Tim.
1. The master’s bathroom tub- When we moved it still has that green covering on it and we were not able to use it immediately. It took over a month before the green thing came off.
2. Touch up paint was not even done when we moved and basically took them 2 weeks to finish the touch up.
3. The metal vent downstairs was not fitted on the air condition vent so for a while there were just holes on the floor until the company came and have the correct metal vent.
4. We moved in December and few mos after that we had a big Typhoon and our windows started leaking and it took Madison more than a week to send a guy to fix it.
5. Door knobs and towel handles started falling and getting loose few mos after moving in.
6. The septic smell coming from the bathroom has been a CONSTANT problem one year after we moved in. We had plumbers come out a few times,at first the plumber that they have sent said it was a stagnant water that was stuck in the pipe so we just had to run water every now & then to avoid the smell to come back but few mos have passed and the smell is back and since house is no longer on warranty we had to call a local plumber to check/ re-seal the toilet which cost $500 then again now we are dealing with it again so another plumber is coming out to do a smoke test which would cost $700. I do not think that an almost brand new house ( <2 yrs)should have problems with septic if it’s really done correctly.
The NIGHTMARE from a subpar builder hiring subpar contractors is just endless. So if you’re trying to build a house DO NOT go with Madison.

After 3 mos. from the time I wrote this review until now there were NO warranty Manager or whatsoever that reached out to us to fix Septic smell issue. So I would still up to this day would NEVER recommend Madison.
UPDATE:
3 years since our house was built & we're already having problems with our brand new-ish AC unit for a year now!!! ALL of the heat/air technicians that came out here has been telling us that this should not be a problem since this house is not even 10 yrs but because this builder chose probably the LOWEST QUALITY unit in the market now we have to deal with it. So for those who choose to go with Madison- Enjoy your new built, it sure won't last long until a problem starts arising. I have ZERO clue how did this house pass inspection due to the fact that it was poorly made & we the paying customers have to face & deal with consequences because builder chose to use the CHEAPEST materials & allowed POOR & LOW QUALITY LABOR -
I recently closed on a home deal representing the buyer of one of Madison Simmons’ homes, and the process was honestly so smooth. Working with their agent Amanda was a breeze — she was so proactive and made sure everything stayed on track.
The attention to detail in the home itself is amazing. You can really tell Madison Simmons takes pride in their work. During the new home orientation, every single thing we noted was addressed right away, and by closing day everything was handled.

I wanted to wait until we had been in our home for some time before leaving a review. We are coming up on one year and we have not had a single major issue. I haven’t even found a single bug in our house and we live in the woods so I think that speaks to the quality and things done right. Madison built a beautiful home and we truly love it. We were going through some pretty heavy stuff during our build in our personal lives and weekly site visits was something we looked forward to and kept us going. Over all once the build started we had pretty smooth sailing after a few hiccups before construction began that didn’t have anything to do with Madison. They have been very communicative post construction on small things we needed and we are very satisfied and would use them again!

Madison Homebuilders gave us a wonderful home building experience. You always hear horror stories about building a house and this was far from it. Jeff was great about answering any questions and helping us select a plan. Our builder David was awesome. We were always kept in the loop about what was going on. Very proud of our Madison home!

Working with Madison Homes was a wonderful experience. We had the best Superintendent, David Hinson. David was always available for questions. He returned texts promptly. He kept us informed every step of the way . He was so organized with his subs. There was no long wait while no one was working on your home. As soon as one set up subs completed their tasks another group came in right behind them . We had a wonderful perso who helped pick out our options and another helped with our closing. I would not hesitate to recommend Madison Homes.

His excellent and quick communication gave us complete confidence every step of the way. He is a master at scheduling the subcontractors! Our home was completed quicker than we expected, and thanks to this incredible team, our dream home became a reality. We are truly grateful and highly recommend Madison Homebuilders.
