This is were we signed to close on our new house we had built. It was alot of papers to sign and took about an hour but we have our new house! The staff was nice and made us feel welcomed and special.

Overall, it was a very pleasant experience with Lennar. We were able to view and buy a house very quickly and almost effortlessly. I would recommend them to anyone that is looking to buy a home.

Pretty far away to drive just to sign papers. They should have other locations around houston for just signing. The staff left us in a room while they were finalizing on their end and no one ever checked on us. We had to ask if everything went through so we could leave.

It's just terrible. The amount of inconsistent information presented when you're buying a $500k house is appalling. Not only did they try to duck us over several times, but they acted as if they're doing is a favor when in fact they we only honoring initially presented information.

Cannot get anyone to respond to my repeated requests to have home warranty offered. When trying to close the sale, they were very responsive but when it comes to standing behind their warranty and providing service - they are treating us like a bad relationship - ghosting is! Drainage is terrible and numerous requests to get it fixed have resulted in new sod being put down. Maybe ankle deep mud in the backyard is a new trend that I am not familiar with. Grass is so 2018....

DO NOT DO BUSINESS WITH LENNAR!!!! Lennar engages in unethical business practices and is notorious for not honoring warranty agreements. The home warranty representatives of Lennar blatantly discriminate against disabled persons, persons of color, and women. Home buyers beware!!!

Absolutely the worst builder I have dealt with. I have had Trendmaker, Perry and MHI homes in the past. Their attention to details and quality control is poor and their warranty follow up is horrible. Can't get past the warranty rep watch dog and can't get anyone in upper management to return calls on unfulfilled/incomplete warranty work

My fiancé, my friend and I started looking at Lennar last year around July 2020. We found a lot, signed a contract and started getting the “Next Gen” home we wanted built in Conroe in the Greystone Hills subdivision. The lender (Lennar Mortgage previously Eagle Mortgage) at the time pre-approved us and asked us to pay down credit cards, sell my home in San Antonio and move to Conroe or surrounding area and get jobs here in order to get qualified for the loan. I sold my home of 7 years, quit my job (so did my friend), packed up our lives and moved to Houston on 11/28. We were able to stay with my fiancé’s brother, lucky he let us stay with him. We get jobs and paid of credits cards, we did what was asked of us. Fast forward to the end of January the loan officer (Nancy) with Lennar mortgage contacts me, doesn’t have a clue about how much money we have already paid on upgrades ($13,000), earnest money ($5,000) or the actual amount of the home. She then tells us we need to pay off more credit cards and that she would see if we even qualified for the home. She calls us after all is said and done to tell us that we can not get the loan. Nancy had no clue what she was doing from the get go. Needless to say we are now homeless. They are willing to give us our $5,000 back but not the $13,000. My fiancé, my friend and I are all hard working first responders, we took money out of our retirement funds to pay the design studio and our debit they wanted us to pay. This is not right and they should return all of our money. I have tried to contact Tony Nguyen, a management at Lennar and have yet to get a response. We will continue to fight for the return of our money.

My clients and myself love the floor plans in Landera Creek and Landera Trails. If you time it right you can get a super buy on a move in ready house with favorable interest and sales price. Ask for Jim

There are several things in design of nearly every floor plan that don't make any sense. The house was thrown together quickly and poor workmanship. Some of the touch ups and repairs did not get fixed from walk through. They've made it such an arduous process to get things fixed and sometimes the repair is almost as bad as the touch up. William has tried to help but Lennar and their contractors treat women with little respect and are not willing to work around scheduling issues. I'm having to have the flooring (not carpet) completely redone......in a brand new construction home. It's extremely disappointing.

Having been through this with other home builders, so far this has been the best experience. Friendly staff, no stress environment, great selection of flooring, cabinets, etc. Only draw back was that they did not have a some of the standard (included) items to look at; specifically the standard appliances, some of the standard light fixtures, and stair railways. They did have pictures of them.

The dirtiest people to do business with is Lennar. We found a house that we felt in love with. They change they price last minute after we had signed a contract raising the price over $40K. Please please please do not do business with them.

Great location with more than enough parking and a one stop shop for all your Lennar home needs, the new home design center title company and loan office in onw building it doesnt get much better than that.

The worst builder you can buy from! Sheet rock and ceiling has so many defects. We had to pay out of pockets to have walls retextured. And then they tell you it’s cosmetic and not covered under warranty, when they them selves pointed it out!

We bought a village builder home in 2007. It was 9 months old. So we loved the privacy and floor plan was second. So seeing the shoddy work back then from caulking and dings and dried dripping paint you just deal with it. The Pex plumbing which is supposed to have a lifetime guarantee and be the best had a tiny pin hole discovered in master ceiling... they would not cover the cost given we tossed the piece...huge mistake. So we have have had plumbing issues and when we took off the access panel discovered so much junk left in the walls from contractors as well as drawings in the vents. So now with Hurricane Harvey our entire bottom floor received 2 feet and more trash in our walls as well as plumbing that has torn up concrete around the sink plumbing where it should have been flush and smooth it is disgusting to know village builders allowed this to Happen. We have pictures and are in the process of contacting other residents to see what discoveries they are finding. So grateful we took flood insurance as our home will be the quality it should have been. You don't seal up walls with trash in them. How disgusting. Park on clear creek

In the past 25 years we have purchased 4 new VB homes, each a step up from the previous. Our latest was also our final home. While the purchase/construction of this home was not as smooth and enjoyable as the first three, our Warranty Representative, Brandon Tanner, more than made up for that. He was the best ‘after the purchase’ Warranty Representative we have experienced. During the two year Warranty, (and beyond), Brandon was consistently professional, courteous, thorough, and detail oriented in our 25 years as a Village Builders customer. We can also say that he would often go the extra mile for us, making us feel like we were his only customer. We weren’t, and he makes all of his customers feel this way. He is amazing. Wish VB could replicate him.

House built less than a year ago and covered in build. Would not recommend.

We have had issues with the AC, roof, electrical, windows, and flooring within the first four years of a brand new house. Village said sorry, you are out of warranty. We have never had this many problems with any house we have ever owned. I would not recommend a Lennar home.

We moved to Samara community 3 months ago and in the first heavy rain, which came with the recent hurricane, water entered my office through the window, damaging the paint and infiltrating the interior wall. There is absolutely no visible defect in the window, not a crack, not a possible defect caused by the hurricane, clearly a poor installation that according to Lennar the warranty does not cover because it occurred during the hurricane, so it is the hurricane's fault. I already know what to expect from this “guarantee” from now on. I'm VERY disappointed, Lennar!

Would I buy from Village Builders again?
Don't think so!
The16 year old home by Village Builders we bought turned out to have serious undiscovered, unreported faults. Two very serious and others annoying, all expensive to rectify. All problems are the result of slip shot contractor work and incompetent construction management.
When contacted, the company did not offer any help.
We liked their design, and the basic structural integrity. But six years after buying the house we are still fixing things, many of which are from poor contractor work and construction supervision. Of course, normal wear and tear is not the builder's fault. -
We've been waiting outside in the cold for over 20 minutes with our clients. There are about 5 other buyers all waiting to get inside the building aswell. Pretty shocking lack of care even with Covid.
