General Contractor reviews in Seattle, Washington

Worked with Metis for 7 months on a renovation of two floors of our house and was continuously impressed with the level of professionalism and craftsmanship displayed by them throughout. Detailed and thoughtful throughout, they were amazing to work with despite the difficult supply chain and subcontractor availability issues that everyone is facing. The attention to detail and finishing is incredible. Would highly recommend them to anyone looking to refresh their home.

Metis was fantastic to work with. They created an arbor for my deck based on a concept I'd shared with them. John was on the project from start to finish and was responsive and extremely easy to work with. He listened and truly understood what I was hoping for--and delivered. The team that came out to the house to put the pieces into place were also amazing. I couldn't be happier and I'd recommend them anytime.

Metis was by far the best choice our family made for our remodel. Our architect, Richard Glasman (MG Architecture - also a great choice!) recommend them. They were efficient, transparent, trustworthy, skilled, and very personable. By the end of the 5-6 month project, we sort of felt like they were family. They truly had our best intentions in mind, were very transparent about all financial transaction and remodel purchases, and gave us good advice during the process. We HIGHLY recommend Metis to anyone, and will for sure use them again for any future projects. Thank you to Metis and the team that helped us remodel our home!!!

Metis did an excellent job completing a complex yearlong renovation for us. The entire team is great to work with from start to finish: they are very thorough in their bid process, communicate clearly throughout the entire project, and - most importantly: they do high quality work at a reasonable price.
We also appreciated that they had the ability to do fabrication work in-house - we ended up with railings and other details in the home that were much higher quality than we might have expected from a subcontractor or other source.
We would gladly work with Mikel, Marley, and the entire Metis team again on any future project. -
We worked with Metis to renovate our attic, turning it from a dark one bedroom to a full master suite with a bathroom. They were able to take the vision of our architect and bring it to life with incredible craftsmanship and attention to detail. Their in-house wood shop meant that we could do custom cabinetry throughout in order to maximize the space and ensure a cohesive design. Our builder, Mikel, in particular brought a passionate eye for detail, working through multiple mockups of the tricky parts of the build (including the coolest mirror cabinet you've ever seen), and taking obvious joy in building something beautiful and functional.
Our project manager was also a dream, clearly communicating each phase of the build, any requirements from us, and keeping the project moving. Metis also worked with excellent sub-contractors, and came up with an ingenious method for entry in and out which meant we could stay at home (and work at home!) for the duration of the project.
I've heard tons of horror stories from friends about renovations, and ours was the absolute opposite. We're so grateful for the care and incredible work they did for us, and we'd love to work with Metis again! -
We hired Metis for our kitchen remodel project in our 1920's Craftsman house. We wanted to stay true to the architectural style of our home but bring more light into the space and give it a more modern feel. We could not be happier with the result. Metis enclosed a back porch for us, turning it into an espresso-making station which we love and worked collaboratively with us on design ideas and execution of challenging aspects of our project. The quality of workmanship was excellent throughout the process; they stayed on course with the timeframe they provided to us initially and our communication remained transparent and friendly during the entire time they were working on our home. Metis will be our go-to contractors for any additional projects we have in the future!

We were overwhelmed with the task of preparing the home of our loved one for sale after he died. We faced years' worth of partly finished projects, DIY repairs that weren't to code, leaking skylights, an exterior deck that was falling down, and a roof that needed replacement. From the time we first met Nils Christian, we began to breathe again. He helped us identify and prioritize what we needed to do, and as he translated tasks into hours of labor, he used a term I'd never heard from a contractor. He'd say, "This is something a talented painter can take care of in X hours." And every one of the people from Metis, as well as the subcontractors they brought in (looking at you, Loberg Roofing), were TALENTED. We recommend the Metis team wholeheartedly and without reservation.

Metis came highly recommended to as a contractor that built too many restaurants. We are very happy that we got to use them to help with all the TI improvement for our tanoor in Seattle restaurant. Josh was extremely courteous and responsive. Unlike the contractor who built our Sammamish location, this project was well built and on time. We made too many change requests and still all requests were accommodated for and nicely handled. Feel free to stop by tanoor restaurant in Seattle to see the beautiful work they did for us. I am sure once we open for dine-in this winter, tanoor will be the talk of town for how beautiful of a setting and design it is. tanoor and Metis partnered together on this design-build project and we are very proud to show case our restaurant to everyone interested.
Thank you Metis team -
OSL Serves (formerly known as OPERATION: Sack Lunch) is a 35-year non-profit in Seattle, providing no-cost, nutrient dense, culturally relevant meals, to shelters, tiny house villages, permanent supportive housing, Open Meal Service sites, children’s summer meals, and other organizations needing nutritional support. We currently prepare, deliver, and serve 7200 meals each day; more than 2.2 million meals annually. Our Food in Motion Food Recovery program (FIM) recovers more than 2 million pounds of viable food annually, which we redistribute to more than 36 meal provider agencies throughout the greater Seattle area. Our Meals Partnership Coalition (MPC) program, represents and supports all the MPC member agencies throughout the emergency meal system, in the greater Seattle area.
For many years, OSL operated out of seven very small kitchen environments, with antiquated equipment, that continuously broke down. Our work throughout COVID catapulted OSL from 3200 meals a day, to 9000 meals a day, from a 30 staff members, to 75 staff members, and we out-grew all of our environments. We began a search for the perfect place to fulfill the dream of a home of our own.
After a two-year search, and a whole lot of disappointment, we found a 13,000 square foot warehouse in Georgetown (Seattle) that met all of our requirements in February of 2023. We were very excited to begin negotiations to secure a 10-year lease. However, the lease negotiations encountered a complication as the building was leased to a company that wanted to terminate their lease early, so there was a lot of back and forth with the landlord, our real-estate company, the current tenant, OSL, and everyone’s legal counsel. The clock was ticking, and we were losing precious time needed to build out our new kitchen. We had absolutely no experience with this type of commercial lease, and we were out of our element. We finally secured the lease agreement in late August of 2023, and signed the lease in September of 2023, which gave us only 8 months to complete the new kitchen.
We began the search for a contractor to make this dream a reality. It needed a lot of work to turn the space into a 5500 square foot kitchen, with 6000 square feet of cold, frozen, and dry storage, and 1200 square feet of office space. Time was of the essence as we needed to be out of our leased kitchen in Belltown by the end of May 2024, when demolition for the Belltown building was scheduled to begin.
In October of 2023, three contractors bid on the remodel which took several weeks to complete, and we decided on METIS and that negotiation commenced. We had a signed contract by 1/5/2024 and we were flat-out-of-time to complete a project that everyone, but me, knew would take longer than the 5 months we had left. What we did know, and what the City knew, was that if we didn’t open by May 31st, the emergency meal system would be losing more than 7000 meals a day.
We needed a miracle! The City and the DOH gave us one by expediting all our permits. Through their dedication to excellence, METIS and their subs delivered us the other miracle by completing our kitchen in 5 months! Even though there was a lot of finger-nail chewing, METIS, and their entire team, gave us a happy dance!
We cooked our first meal in our beautiful new State-of-the-Art commercial kitchen, on May 15th, 2024!
We can’t even begin to sing the praises about our experience with METIS loud enough! The quality of their work, their commitment to our project, and to the mission of our organization, was outstanding, and unexpected. All of their subs were excellent, and the management of the team and entire project went over and above what we expected. Pictures of our beautiful new kitchen, with a 37 ½ foot hood and cook-line are attached. Our kitchen is equipped to prepare 15,000 meals a day! It is awesome!
OSL Serves is thrilled and honored to recommend METIS for any project and construction dream you have imagined!
Special mention and thanks to Tom Hall, Sara Kautz, and Sebastian Kimura, you guys ROCKED IT! Thank you!!! -
I was so fortunate to work with Metis on my second location for Ristorante Machiavelli. Rob and Marley were a dream. Our build out was on a very tight timeline and they went above and beyond to overcome any obstacles. I cannot recommend them enough. They (and their entire team) were professional, fair, organized, resourceful and extremely knowledgeable. Their attention to detail is unsurpassed.

Metis does very quality work. They did a very complicated TI for me and a rebuild of a destroyed restaurant for me. Their knowledge of Seattle construction permitting/approvals and how to navigate it is excellent. Their quality and attention to detail are amazing. Tom Hall, Ford Sorita etc are wonderful people and craftsmen! Would use again A++++++++

I contacted Metis to put together a proposal and bid for a commercial tenant improvement project. Not only was Metis the fastest to respond, they were also by far the most organized, professional, and helpful. Once I hired them, their primary interest was always in the success of my project, and not just their bottom line and billable hours. The work was extremely high quality, expedient, and detail oriented. I'll never work with another general contractor in the Seattle area again, Metis has my business for life.

We used Metis for our home remodel and deck upgrade over the last year and a half and had a great experience! We did a main floor addition off the back of our house (added a master bedroom and bath) and remodeled our kitchen last year, and just completed the upgraded deck space a few weeks ago. We were newbies to dealing with any sort of construction, so we had a steep learning curve. The Metis team was super patient with all our questions, very transparent with how pricing was established, communicating costs (with receipts!) along the way, and super reliable. We were very involved with the entire Metis team that touched our project, and really enjoyed learning about the building process (truly, it was a ton of fun!). It's a fantastic group of people, and if we ever have another project, we would not hesitate to use them again.

Metis did a tremendous job with our large project, a commercial venture that took nearly two years to complete. They were skillful, reliable, friendly, insightful, and creative in their approach to many challenges we encountered along the way. (We renovated two large buildings for our nonprofit organization.) We highly recommend them!
-
Great experience and so pleased with this company! They were quick, responsive, great communication in general. Completed the job in a timely manner and were extremely transparent with how they charged me which I definitely appreciated. We had a very weird issue with a super huge old barn door. I wasn’t sure we would be able to find someone that could help us and they did!! Thank you!!

The project was a decorative fence which needed extensive repairs. Outstanding workmanship, very pleasant to work with, responsive to all requests for additions. The project was completed in a timely manner and I was kept informed of status at all times. The results exceeded my expectations and I have requested Zuma to work on the other projects I have.

Donald did a beautiful job with my fence and gate replacement and installation. He's great to work with, a perfect combination of friendly, chill, and professional. The project stayed within the predicted timeline and close to the cost estimate. Overall I'm very happy and satisfied.
-
Zuma has done a variety of small projects at my house and have been great to work with. Donald installed a door, built a small room in the basement, and built a dry well to keep water from getting in. Very impressed by the flexibility of this crew. Fair prices as well.

If you need a general contractor to help with home repairs or renovation, I highly recommend Donald Tillman at Zuma Contracting, LLC. He and his team do high quality and thoughtful work and are outstanding at communicating and delivering on time and within budget. They have restored our chimney, repaired drywall and repaired a window over the past few weeks and have been excellent to work with.

I was lucky enough to fine Donald through a neighbor. My basement had water damage because my hot water heater failed, it was a disaster! I am glad to say now my basement is the best it's ever been. Donald was able to transform my soggy basement and damaged drywall into a work of art. I have received many compliments on how my basement looks after Donald worked on it. As a bonus Donald is wonderful to work with, he is full of ideas on how he can work within your budget to get things done. I look forward to working with Donald again soon. 😊

Zuma built out my new tattoo studio in Downtown, Seattle. Donald and his crew were super communicative and efficient through the entire process. The space was finished quickly and looks incredible.
