When it came time for installation the crew for Jose Guerrero arrived early and finished the project in one day. They even stayed late to make sure everything was cleaned and put back into place.

Jared Dodds has been very professional with outstanding customer service. Olshan did work a few years ago with a lifetime transferable warranty. . I asked him to come back to inspect his work after seeing a few cracks in the ceiling. He was promt and courteous, brought a trainee to learn, and they were able to show the measurements before the original work and current conditions. The house is still level and the cracks were caused by weather. I would highly recommend Olshan Foundation Solutions for your structural repairs

North Central San Antonio. Edwin(Dusti) was very professional, detailed oriented, and personable during his estimation. Victor and his crew were extremely efficient, respectful of the property, and excavated around the foundation being repaired meticulously without breaking any pipes, gas, or electrical lines. Victor did an excellent job communicating with me the entire way including pictures requested by me. After the repairs they cleaned the area very nice. Marissa called me upon completion of the foundation repair and welcomed me into the Olshan family. Love their patented technology of steel stacked with thicker diameter concrete directly under slab edge and not using bracket technique. Highly recommend this company. I had another bid for the project and am so happy I picked the right company. They offered a MORE comprehensive repair plan with a competitive rate.

We initially looked at our home in 2013 and debated about purchasing it since we noticed signs of foundation work. Dirt was piled all around the foundation. The house was built in 1986. When we were told the foundation work had been completed, and included a Lifetime Transferable Warranty from Olshan Foundation, we decided to purchase it. We also had a pre-buy inspection and it passed, all the doors opened and closed properly, and no exterior foundation issues were apparent.

About a year later we called Olshan Foundation because we noticed some exterior cracks in the brick, several interior doors were becoming hard to close, and interior cracks on the walls. Olshan came and did interior foundation measurements throughout the house, we were told our home was sinking in the middle. 😲😬

That is when we were informed that the previous owners had only done foundation pilings around the EXTERIOR PERIMETER! 😲 Olshan Foundation had advised the previous owners they also needed INTERIOR PILINGS to prevent future damage, but that was not done. The realtor should have caught that!

In 2016 we were quoted $30,000 to tunnel under our home to prevent tearing up the floors to install the interior pilings. We could not afford to do so at that time, so unfortunately the house continued to sink.

At our expense we hired a structural engineer to do an assessment of our property to see if we really needed to spend that much money to have the repairs done immediately. After his inspection, he recommended that we grade the terrain to slope away from the house, and have drainage gutters installed. We did what he suggested, but our home continued to sink. 🫤

In March of 2025 when the baseboards started separating from the walls, several larger cracks developed, and six doors would not close, we finally had to bite the bullet and spend $47,000 to have the interior pilings installed and several previously installed pilings adjusted. We wished we could have done it back in 2016 when the cost was much less!

Gerald Daniels was the Production Manager, he answered our numerous questions and provided some photos and videos of the tunneling process.

Humberto, the Crew Leader, and Fernando, his assistant and translator, were our primary points of contact. The first day they explained what was going to be done and answered many more of our questions. Fernando even took a video of the tunneling process when I asked him to. He was very willing to help and always very courteous.

Humberto, Fernando, Samuel, Carlos, Freddy, & Rodrigo worked very hard to tunnel under our foundation to add 20 interior pilings, they also adjusted several exterior pilings that were covered by the warranty.

Humberto would check the interior measurements frequently during the foundation adjustment process to ensure the doors were closing properly and measurements were even throughout. He also used his bobcat to spread and flatten out the dirt in our yard that came from the tunneling process. They trucked away the excess amount we did not want. We did not have the tunnels back-filled to make it easier to access for any future adjustments. (Hope not!)

They covered everything in our garage with plastic sheeting since they also had to dig through the concrete to add 3 pilings in the garage floor. They filled them with cement afterwards.

The guys did a great job & cleaned up the area too. It's so nice to have all of our doors open and close properly, and several of the larger cracks even closed up significantly. 👍

Yes, our home looked like a disaster area and a construction zone during the process, but we stayed home and dealt with it.

One issue was the fact that they didn't bring their own generator to prevent our power from tripping several times. I believe it might have been caused by moisture touching the tunneling jackhammer that was tripping our GFI. They didn't bring a generator until the last day.

0n April 11th a structural engineer came to perform an inspection of the foundation work. He said all of the measurements are within specifications. 👍😊

We started seeing some issues which we attributed to our foundation. Les Hayhurst came to our home to complete an evaluation and gave us several options to consider. We did get several estimates from different companies. Olshan was not the cheapest nor was it the most expensive. We chose Olshan because of their warranty and the system they use. Les came back an additional time to check another area for us, so we had two recommendations. When we were ready, Victor’s crew arrived on time and ready to work. From start to finish, Juan answered ALL my questions each day. I was able to watch each aspect of the job being completed. The entire crew was very respectful and courteous. Once the job was done, we completed a walk-through in order to ensure everything was returned to its proper place. The driveway was swept and washed. I was very pleased with the work done by Olshan and will definitely recommend them in the future.

After many months of foundation repair research, I found the absolute best. From the first visit with Jarred Peeples, I knew my pick was right. Jarred was thorough, professional, knowledgeable, and just down right cool. He explained everything in detail and made it easy to understand how a transferrable warranty worked! My foundation repair was completed as of today, by Victor's Crew; Project Manager was Wilvin. This crew is full of hard workers who are friendly and determined to do the job right. They did an outstanding job of lifting my foundation, repairing all concrete areas, cleaning up, and placing everything back to the way it was. I could not have asked for a better crew than this! These guys are awesome! Step 1, call make appointment, Marcos shows up ,takes measurements and we walk through my home. As I point out my worries and concerns he takes notes. He then draws up a plan and walks me through the procedures they would be doing. After explaining the process, several times I am an old man, we discussed payment options. Step 2, the construction crew showed up ON TIME and went to work. I still can't get over how well they worked together as a team. Their leader Chris explained each step they did. After holes, and I mean holes were dug, Gerald came inside my home and marked the location to drill inside. Some of the holes were at least 4 foot deep and 2x2 square. Must have been at least a dozen of them. Three holes in the concrete slab and the rest of them outside. Blocks were set, jack in place and slowly in was lifted. Amazing work one heck of a crew. The process was smooth and easy. Michael Johns reviewed different options and helped us customize the work to fit our budget. He was also able to schedule the work for a day that was convenient for us. We chose the Cable Lock Steel Piling that included a lifetime warranty. On the day of our appointment, Alex, Roman, Lester, Gustavo, Edgardo and Gerald arrived on time, kept me informed throughout the process and finished the job the same day! Afterwards the engineer and production manager came out to assess the work and answer any questions. I would 100% recommend Olshan San Antonio for your foundation repair needs.

Our cement patio is a flood zone when it rains, has been for too long. We met with Jared Dodd who recommended a channel and surface drain install. Dodds Olshan crew, Josh, Eddie, Carlos, Roberto, and Jose, did the install yesterday with skill and professional acumen. Last night we received eight inches of rain and it drained away perfectly, no standing water. Thanks to the Olshan team for implementing an effective solution.

Excellent work from the entire team. We live in Boerne, just north of San Antonio. Starting from day one when Jason Martens the Certified Structural Technician showed up at our home and answered our numerous questions. He drew up a contract and off we went. On Day one of the job Joe Garcia and his crew (Gabrial Garcia, Carlos Soto, Caldelario Mucio, & Jesus Lopez) showed up on time and explained all they were going to do. They were very efficient in their work and once they finished the work they put back everything pretty much just as they found it. We are very happy with all the crews work. On day two of the job, Gerald Daniels the Olshan Production Manager showed up and stayed the last 3 hours and was there to answer any questions and lend a hand to the crew. It was good to see a manager working with the crew. Thank you so much for a very professional job. We would recommend Olshan to anyone who need the help to shore up a foundation. We are very satisfied with the experience.

Jerry’s crew, which included Juan, Alex, Axel, Ever, and German were great. Very respectful, knowledgeable and patient with all my questions. Finished the job in 2 days and left my yard and home clean and almost like they were never there. We had a crack in our ceiling and it closed seamlessly once the lift was completed. I had obtained quotes from several other companies, and although Olshan was a little higher we ultimately felt more comfortable with their reputation.

The initial contact with Jose B and Andrew C was very professional. We talked about the work that was about to take place and any concerns. The job took one day. They were able to do the work and return the surrounding area very close to its original condition.

They were nothing but professional. They treated my mother with all respect and did a quick job. I'm just glad that I found a company that is worth its money. I would also like to thank Victor the crew chief Fernando jurge Carlos Johnny Adan eduardo and George.

I was advised to have my foundation checked at the time I was scheduled to have vinyl planks installed in my home. After my son & I had three separate company assessments, we decided on Olshan Foundation; Bryan Britten, the CST manager who assessed the foundation, was thorough, showed a video of the cable-lock system that Olshan patented, as well as read us the company's core values. The work was scheduled and done in one day since only one side of my small home required a slight lift. I want to thank Victor and his crew for doing a great job keeping us informed as the work progressed. Project Manager, Gerald, came by and asked if we had any questions; and toward the end of the project the engineer came by and provided a final inspection, also asking if we had any concerns or questions. I would highly recommend Olshan Foundation Solutions. Sorry I did not take photos of the work as it was being done so the photo I attached is just a shot of the front of my home.

Jose Guerrero's crew did a great job, they were thorough and the whole team was very friendly. They cleaned up my yard and driveway thoroughly after backfilling the trenches, which I greatly appreciated. The new concrete patches were well done and smoothed nicely into the surrounding concrete. It is great to be able to use my front door again, the cracks inside the house closed up when they lifted. I highly recommend Olshan, great job!

Victor's Crew showed up at my address on time and highly motivated. Once the crew downloaded all the necessary tools and equipment, the got right to work. The crew was happy to answer all questions asked by me and my wife. Also we was allowed to observe but definitely kept out of the way. After the job was completed and passed final inspection, the crew did an outstanding job cleaning up the site.

We had an excellent experience with Olshan from start to finish. The technician took the time to thoroughly explain the foundation issue and walked us step-by-step through the repair process, which gave us complete confidence in the work being done.

Alejandro's crew dug 26 outside piles and 15 inside piles to raise my house by 2 1/2 inches in back. I observed that they work well together to accomplish the work efficiently. The house seems back to the original elevation from 45 years ago. I am pleased that the doors hang evenly and it should stay this way.
Alejandro was able to communicate with me, but his assistant, Gonzo, was always available, too.
I selected Olshan based on their pipe and concrete combination because it makes good sense. I wish all the other foundation leveling contractors used the same technique.
