Four Twelve has done several roof jobs for us this past year: a complicated residential apartment building in Roland Park with many dormers, valleys, flat sections and new gutters. They did a fabulous job! The did a job in Oakenshawe where we replaced a decaying slate roof with architectural shingles. Again, we had dormers, flat sections to deal with. Most recently, they replaced a pitched shingle roof on a 9,000 sq.ft. warehouse in South Baltimore. They did a fabulous job on the tear-off, replacing sheathing, as-needed, and installing the new shingles. They started on-time, stayed on the job to completion, and with minimal interruption to the operations of our tenant. Price, value, responsiveness, attention to detail, and efficiency in starting, and finishing, jobs, are all what we experienced with Four-Twelve. They have quickly become one of our preferred vendors.

I scheduled a quote to repair/replace two gutters on my rowhome. They had to reschedule my estimate appointment twice which was annoying, and when they gave me the estimate it was $3,000. That's right, 3k to replace my 15 foot K gutters that cost $40 at Home Depot. I had Next Day Gutters do an estimate which came to $1,200, and guess who I had do the repairs? Pretty crazy, make sure you get a second estimate.

I had my roof completely replaced by 4 12 roughly 5 years ago. I was impressed with how fast it was done and the price they quoted me. Fast forward to now and the recent rain/snow, customer service was less than enthusiastic about getting someone out stop a leak in our home. We had active leaking and we couldn’t get anyone to come out for over a week. Had another roofer out and he provided these wonderful pictures. Cracking with the call and ripples in the roofing from the rear forward on both sides. If you look at the gutter area they noticed a place that was messed up and decided to caulk it . The gutter is held on with 4 screws. The roofer that made time to come out moved it and it moved easily and very flimsy. I would never recommend them to anyone. My roof 5 years later still has grey particles coming down the gutter that by the way was installed but not even at an angle for maximum flow.

Talked to several contractors for a complete flat roof and deck replacement and FourTwelve was by far the most responsive. They weren't the cheapest but not near the most costly, were very upfront and explained recommended plans, options, and didn't try to sell unnecessary items. They were very communicative on schedule and project changes. The crews were professional, timely, and kept their work space cleaned up.
Since the work was complete we have had many serious storms and significant hurricane-type downpours and there are zero signs of water ingress (which we'd know almost immediately due to the 3 previous years of patches and chasing leaks!).
They were a pleasure to work with and the quality looks great. I highly recommend and will be using them again for a second deck addition. -
My roof was leaking so I received multiple quotes from different companies. I decided to go with 412 for multiple of reasons. JP not only provided me with multiple options to fix my roof and remove an old skylight, he took the time to explain in depth and made me feel very comfortable with deciding to completely redo my old roof. The team came in February for two days and I was so excited to see multiple women working onsite (woman power :)) in a male dominant industry. My roof was difficult because it is slanted and has a rooftop deck over top of it. The team had a difficult task ahead of them and they executed beautifully without damaging my rooftop deck at all. Thank you so much! I will definitely recommend you all to neighbors.

Our flat-top roof had developed some minor leaks. We purchased Four-Twelve Roofing's roof "Tune-up" service. The workers arrived on time. The were very polite and did a fantastic job. No more leaks!

Four Twelve Roofing has earned a customer for life in me.
When we bought our house last month, we were told the roof was brand new. Turns out, just the flat part was new and the slate shingles were ancient. Our homeowners insurance threatened to cancel on us if we didn't get the shingles replaced quickly.
The folks at Four Twelve Roofing took into account our short timeline, and worked with us to schedule the project as soon as possible. They also provided the lowest estimate out of all the roofers we spoke to, and were willing to do some research to bring that estimate even lower to help ensure it was less of a financial burden on us. They also offered financing if we needed it.
When the roofers actually came and started the project, they were efficient while still ensuring quality. At one point I happened to see them noting a small defect in one of the materials they brought and they made sure to cut it off and use only what was in good condition. Additionally, at the end of each day they were working on the project, they made sure to clean up after themselves with great care - they even swept the dust off of my neighbors' porches!
The project was completed right on time (our insurance is no longer being cancelled hooray) and the final cost was pretty much spot-on with the estimate they'd provided previously. I will definitely be calling Four Twelve for any future roofing needs! -

I am so thrilled with my new roof, gutters, and skylights from Four Twelve. I needed a new roof because my roof was old and starting to leak. Four Twelve was recommended by a friend so I called them up and had a great visit with an estimator who explained the issues and gave me a lot of options on how to address them. They gave me estimates with and without skylights and gutters and I didn’t feel I was being pressured in either direction. The price was competitive with other estimates and I was very pleased with Four Twelve’s professional and responsive service. The crew was incredibly professional, efficient, and friendly. They completely cleaned up after the job too. I couldn’t be happier with my new roof and skylights and highly recommend Four Twelve.

Four Twelve was SO accommodating and all around wonderful to work with. We had damage to our house after a storm, and after contacting SEVERAL contractors, Four Twelve was 1000% the way to go. The blue house with the red door in the photos is my house (before the storm), and the green with the black door is my house after Four Twelve got done with everything! My husband and I LOVE our house, and recommend Four Twelve to anyone who needs anything done to their house, big or small.
For reference, we got new roof, siding, shutters, gutters/downspout, chimney, fascia, some electrical work done, and painting. -
Paul and his team at Four Twelve did an excellent job replacing our Facia and Soffit that was damaged by high winds. They were quick with a quote and the only company that was able to find an exact match of our materials. They coordinated everything including a lift rental and were on time and very professional throughout the entire process. I highly recommend them!

I had a great experience working with the 412 Team. I got a great overview of the services before I had to make any major decisions. I'd also like to share that this was not a "sales pitchy" interaction, I felt comfortable contacting them to get scheduled at my pace and didn't feel backed into a corner to make a decision on the spot, which is not my usual routine with contractors. Once I was scheduled, the guys were here bright and earlier and finished my roof with a few hours. The administrative team was also incredibly responsive and efficient. Overall this is the best experience that i've had with a large home project in a very long time and I am incredibly thankful. Great Work Team!

I worked with this company because of the good reviews online. Unfortunately, it was a mistake. The intitial meeting was fine. The salesman seemed knowledgeable. I had the company work on one side of the roof to slope it more because water was puddling and not draining from my flat roof. Unfortunately, within 1 year of the completed work, we started seeing signs of a roof leak. The leak was coming from the side of the roof they worked on. They had to patch and repair at least 2 times and we are still experiencing leaks. My recent contact with them was disappointing. They were going to charge me several hundred dollars to patch up again because the 1 year warranty had passed. It's about 3 years since they did the roof. I feel a roof shouldn't fail within a year and it shouldn't be patched up every few months. I have learned an expensive lesson. The initial work cost me over $8K. Please save yourself the hassle, the time, and the money. I am going with a different company this time to resolve this leak issue. There are reputable companies out there that guarantee their quality of work for more than 1 year. The attached pictures are the current state of my children's bedroom. Their ceiling is right below their failed roof work.

My landlord scheduled a roofing repair appointment with this company for Friday, December 5, 2025, with an appointment window of 8:00–9:00 a.m. At 9:30 a.m., the company contacted my landlord by email—not by phone—to reschedule due to the snow, which was completely understandable. The new appointment was set for Tuesday, December 9, 2025, between 1:00–2:00 p.m.
However, the company unexpectedly arrived on Monday, December 8, 2025, at approximately 1:06 p.m. I answered through the Ring camera and spoke with the technician, who appeared unaware of the updated appointment date and time. He asked if he could perform the work at that moment, and I informed him that I was not home. He stated that he would return the following day during the scheduled appointment window. At this point, I began to question the company’s professionalism and anticipated further scheduling issues.
As expected, on Tuesday, December 9, 2025, the workers arrived again at 11:44 a.m.—well outside the 1:00–2:00 p.m. appointment window. I spoke with the technician and reminded him of the scheduled time, explaining that I was still at work. He stated that he would wait. I arrived home at 12:45 p.m., and he returned to my door at 1:11 p.m.
Upon entering the condo, he inspected the ceiling where the hole was located for 2 seconds and informed me that he would begin working on the exterior roof. I asked whether he would be repairing the interior afterward, and he stated that I would need to hire someone else to complete that portion of the work. I immediately notified my landlord, who was also unaware and confused as to why the company requested interior access if they had no intention of repairing the ceiling.
The workers were on the roof for less than an hour before leaving. I looked out the window and noticed that the company vehicle had already departed. Neither of the technicians knocked on my door to provide an update, so I have no information regarding the status of the repair, whether the work was completed, or whether it was successful.
The level of unprofessionalism demonstrated by this company is unlike anything I have previously experienced. -
Big project to replace our roof. The quality of workmanship was excellent and the crew was fantastic! Kept us informed, kept the worksite clean.

I wanted a chemical/detergent cleaning at low water pressure rather than the high force of pressure washing. I also wanted very high quality removal and replacement of old caulking throughout my house of every door and of every window replacing the previous water-based caulk with polyurethane based caulk. Added to both these factors, I wanted workpersons who really cared about what they were doing and would make every effort for a quality job. I got all of this from Fick Brothers.

Had a downspout replaced. Only 2 of the 3 sections were replaced. Invoice was nearly double the estimate because they sent 2 workers instead of one on estimate. They also left part of old downspout in my yard.

I have contacted this office several times. Shannon in the sales office is not responsive. Every time I call she tells me they are either booked or there are no spaces available just to get an estimate. So here we are, a year later, and I really believe that this company either does not do houses in Baltimore city. Or potentially they don't service black homeowners. Or potentially they only do homes and businesses that would yield a tremendous profit. I called and I told them I do not want my roof done by just anybody who is a general contractor. Instead, I wanted it done by someone who does a roof all the time. I have called and called and called with no luck. So I'm posting this review for the next person I hope you have a better experience. I seriously doubt it, if you are a black homework owner in baltimore, beware. They don't want ur hard earned money.
