Disappointed and Tired...an honest father's review, from a United States Marine and a Law Enforcement Officer.
We've truly enjoyed everything up until today...My beautiful wife and I have a one-year-old baby boy and wanted to expand to a bigger home for our ever-growing family. Two months ago we fell in love with one of BRANDL ANDERSON'S homes. Today, after two months of meetings, after two months of floor plan reviews and preparing, we received a DENIAL on our purchase agreement that we signed two days ago. At that meeting, we handed over the LARGEST check we'd ever written, took a chance with a builder we knew very little about (but trusted) and then placed our little pink SOLD sticker on their lot map. Photos followed, we hugged and kissed and then drove home through a rainstorm to see our baby boy and told him that we had bought a new home.
Today our REALTOR was forced to call us and tell us that our purchase agreement was now denied because BRANDL ANDERSON and the developer decided they didn't want to let our style (not color) home into the new neighborhood.
Mind you; this is the same style home we had been discussing and planning to build in this development for the past two months. Our realtor said that they had never seen a denial on a purchase agreement for a new build in their lengthy, very lengthy career. It seems unbelievable to a young, successful, new family that BRANDL ANDERSON would just pull the towel out from underneath us this far along.
Clearly there are many good reviews for this builder here but it's tough to be one they didn't care bout. No one should have to break news like that to their significant other after a hard days work...especially two days after we hugged, kissed and placed our SOLD sticker on the lot map.
What did we do wrong here....

I discovered a water leak in the master bathroom on a Thursday evening. I sent an email to the warranty department that evening, not expecting to hear anything back right away. Before 8 am Friday morning I had an email setting up an appointment to get it fixed. Wenzel was here around 8:30 that morning, to fix it. While arranging this I talked to Jodi about a few other issues and she wrote up the service order and everything was taken care of right away. I have been happy with their response time and also love my new home.

Brandl Anderson built a great house for us. We love it. They are very professional and maintain a healthy relationship with the customer. They provide great customer service end to end. They met the date they promised. No delay on the closing. Great options included in the base price. Reasonable upgrade prices. Above all great job with each and every aspect of the new house.
They provided $3000 escrow incentive towards our landscaping which is a great program but tied us to no major upgrades after completing selections. Only area for improvement we could suggest is providing some minor changes flexibility to the buyers and not impacting the incentive.
All in all we are extremely satistfied customer for Brandl Anderson and would highly recommend them to our frens and others looking to build new houses.

Eva, John and Mike are amazing. They are very communicative. Eva is great to work with. I enjoy the process. It was my first time building a new construction house. Floor planning was great. One thing I would recommend is to ask a question for every part of the house building. During my selection process, some options were not explained to me, I wasn’t given some options to choose. I would recommend asking the dumbest question to make sure you get the house you want. You are going to live in it.

I built homes for 10 years. Brandl Anderson Homes is impressive when it comes to customer care and quality service. I highly recommend you consider this company if you are buying new in the areas where they are building Homes. And a shout out to Jeremy Robertson for the work he did to get the deal done.

This was a great experience. Curt our salesman and Jennifer in the office were awesome. We love our new home! We had a few issues where our after care team was taking a long time to get back to us on the very few issues we had, but we kept on them and are now getting back in a timely manor.

In all the homes we looked at, and there were A LOT, Brandl Anderson had by far the best layouts, best finishes, and best bang for our buck. They were also extremely easy to work with throughout the entire process. Very happy with our purchase. Although we won’t be building again any time soon, we would use them again for future builds.

We selected Brandl Anderson to build our home after seeing the Carmel model we liked.
From the initial stage of getting the process initiated to starting the foundation to framing and finishing the whole process was professional, responsive and resulted in a home of good value and quality. We started the whole process while in AZ and we were able to sign the purchase agreement before we got back to MN. The construction supervisor, realtor rep and others were responsive and timely and professional.
I highly recommend Brandl Anderson as a home buiilder. -
Lisa Norton was incredibly attentive and always accessible for a home tour. She always calls back within five minutes if she doesn't answer the phone. She spent an extraordinary amount of time and effort guiding me through the procedure. Lisa was always willing to give me the information I required. I looked at a lot of homes before making this purchase, but I wasn't satisfied for a variety of reasons, including location, quality, and pricing. However, after examining some Brendl Anderson homes in Lakeville, I believed this was the best area to locate the perfect home. The single-family home I bought was brand-new and of great quality. The accommodations were really spacious. All bedrooms have excellent lighting, and there is enough natural light in the living area and sunroom. Brendl Anderson delivered the house by the deadline she set. Regarding cleaning and wood finishing, little care is required. When I am looking to buy again I will not hesitate to call Lisa.

Responsive but not with details. Despite being told that the home would be cleaned 3 times prior to moving in, a month out and I'm still cleaning. I think that new cleaners need to be hired, OR, the current cleaners need to be taught how to clean and what's important. I realize there is a shortage of employees but, that doesn't mean we turn a blind eye when the work is shoddy and in need of major improvement. I also feel strongly that the entire interior needed another coat of paint. A little more attention to finishes would be an improvement. The fireplace mantel .... has a LOT to be desired. Carpet installation ... needs improvement. Corners and edges are poorly tucked. Windows should definitely have been washed much better than they were. I realize we are still living in a construction zone but that's no excuse. All in all I am happy with the overall house. But, there's always room for improvement.

We bought a home with Brandl a year ago. We were planning to build with them but found out they were building a soon-to-be model with the layout we wanted plus some nice upgrades. We worked with Wilson Mills, who was very personable. They ended up not using our home as a model for Fall Parade of Homes which was nice because we got to move right in. Brandl has been great with responding to us about things that needed fixing (nothing too major), and they have not given us any fuss regarding our 12-month warranty requests. The only reasons I am giving 4 stars is because we had an issue with our contract. We agreed to put a tree in the front but were never told when we had to do that by. We ended up getting a call stating that they were going to put one in and charge us for it. After a discussion, they informed us that they would be more clear with buyers in the future. Whoever put the tree in messed up our yard a bit, too, where they drove on it. Overall we had a great experience with Brandl Anderson, and we love our home!

We feel completely taken advantage of and let down by Brandl Anderson. We picked Brandl Anderson because we were promised to have our house built in 4-5 months and in our price range. We are expecting our first child in two weeks which is also why we went with them due to the time frame. Our permit to start the building process was not submitted to the city for over two weeks after signing all the paperwork and then when it was submitted and approved it was not picked up from the city for another week or two which pushed our closing date from end of August/early September to mid October. We were also told it was the city delaying the process, but I don't think they were aware we could see things were not submitted by them/picked up for weeks. We were always on top of any change orders or paperwork sent to us and would have it signed and sent back same day. Our new home was treated very poorly in the building process. I know it is not a clean process, but our carpet was covered in mud and hardwood floors dented and scratched. Our hardwood floors are still damaged along with trim damage and has still not been repaired. Our bathtub sat outside for weeks being filled with rain water, dirt, and sand and then was installed into our home still filled with dirt and sand. Our guest bathroom floor had a huge hole in it and was just recently repaired while living in the home. The day we moved in we still did not have hardware on any cabinets throughout the entire home. Again, we have lived here 24 days and still have workers coming to repair things and getting them to come repair anything is always a hassle. We still do not have sod because Brandl Anderson graded our yard incorrectly and we were told by the city we needed to install a retaining wall to fix the issue. That was done 3 weeks ago and we are still waiting for them to get the as-built so we can hopefully get sod before winter comes. Curt Sticha is someone I would NEVER recommend working with. He will promise you the sun and the moon until he is locked in for commission and then you will never hear from him or will be treated beyond poorly. He promised us guys would be working on our house 7 days a week (which is something we would never expect but were promised by Curt) and we were lucky if anyone was at our house 4 days a week. When it was a week to closing and we saw how much still needed to be done we met with Curt because we were a little panicked about it being finished on time. He was completely rude and dismissive and annoyed we were bothering him with these concerns. Curt also told us our landscape package would completely cover sod for our entire yard and we found out we will have to pay an addition $2000 to finish the yard with sod. Our child is expected any day in the next couple weeks and we will still have to have workers coming into our home to fix what was promised to be fixed by closing. We love our house, but we aren’t sure the process of getting here and the ongoing process of repairs was worth it.

Buyer Beware! The best thing you can do is take them off your consideration list now! They "take care of you" up front, but then you find out their quality of work is horrible and their warranty department is even worse. Book your one year walk through and make sure you hold them to it, or they will tell you, "it's past your year so it's not covered" even though you were trying to get things scheduled and they kept pushing dates back. We've had considerable issues for over 2 years. They MAY assist with easy fixes or a band-aid (only if you keep bugging them to come out), but when it comes down to the big things they have an excuse for everything. Stairs support system, drain tile destroyed, poor craftsmanship of finishing's, driveway issues, sidewalk issues, porch craftsmanship issues, loose studs, uneven foundation causing window framing issues, kitchen ventilation, drywall installation, etc... (the list goes on). After 2 years of trying to get Brandl to come out to address one of the biggest ongoing issues, they finally sent out a specialist to do an inferred scan of our sons bedroom because it has been freezing in the winter (by 20+ degrees) and hot in the summer. The scan showed cold air coming out from under his door when it was closed and 17 degrees in the corners of his room! We asked for a plan of action based on our experience with them over the past 2 years, which they would not provide. We found the framing was a botched job and there was no insulation in parts of the room. They agreed to do some spray foam insulation in some areas, but after several days, we have yet to see a difference. They are refusing to do anything else, even though their warranty says we should be covered if temps are different by 4 degrees! There are still significant drafts coming into his room! They do not follow their warranty standards. Do yourself a favor and find another builder!

I bought an amazing house with Brandl and greatly appreciate the work done by Lisa, Patrick, Mike and Velen. Great craftsmanship from Ricky and John. 1 year in and the service and communication has been excellent. Would recommend this neighborhood to anyone interested

As a real estate agent, Brandl Anderson is great to work with and partner with! Jody in warranty department does a superb “new home orientation” walk through; teaching new owners about their house and checking for any last minute things that they might need to fix prior to move in. The entire team has been great to work with !

We build our home in Lakeville with Brandl . We loved the process and the home came out real nice . There were few cosmetic issues but team fixed those also all our warranty requests were fixed within short span of time . Everybody from team was very nice to talk to and work with . Landscaping team they recommended has started the work at towards the end of the summer but they did decent job on our lot .

Where do I start? I am here not to exaggerate or lie. Everything I am writing is based on our experience and some neighbors' complaints. We purchased a brand-new house in 2022 and as a first-time home buyer, we wish we could have talked to someone who dealt with Brandl Anderson. To come to the point, it was June, and here in Minnesota it was scorching summer times and we felt like we didn't have an AC because outside was coming from the windows, garage, and above rooms. We thought it was because we had a hot summer. Winter came and the whole family was complaining about the cold we felt as if we were sleeping outside. We contacted BA and a technician came and tried to fix the issue, but nothing changed. My children couldn't sleep in the rooms above the garage until the spring of 2023. Last month, we submitted a complaint with the MN attorney general and the Department of Labor. Now, we are waiting for Brandl Anderson to respond. BEWARE OF Brandl Anderson from buying a house or dealing with them. Worst customer service and arrogant.

Walk away while you still have the chance. I would NOT recommend Brandl Anderson to anyone. We moved into a spec home in 2020 and it’s been nothing but issues. First off, before we even got sod, we brought to their attention how there was low spots in the yard. They claimed it would “all work out”. Yeah it didn’t. They laid our sod (half acre lot) and we had a swamp. The water never drained because there were a low spots. Brandl Anderson blamed everyone but themselves. It took us going to the CITY and sending them pictures and the city threatening to not close our building permits until our yard was fixed. Shock, they “fixed” our yard real quick. They had to bring in 2 DUMP TRUCKS full of dirt in order to fix our yard. Instead of laying sod, they seeded. Our yard looks horrendous and you can clearly see where the issue was. Don’t even get me started on the electrical work with this house. On 2 occasions our power went out to half the house. Dakota electric told them they should replace the main leg that went from the box to the house. Well that would cost them even more money, so they took the cheap way out and did bandaid fixes both times. We can’t even use our ice maker on the fridge without blowing fuses. Our vacuum runs and it blows fuses. Our kitchen floor has lumps in it. Our AC can’t keep up on hot days. Our front door knob falls off multiple times. I wish we would’ve read reviews and stayed away from this builder.

We decided to wait a few years after our build to see how the house held up and the answer is, not good. The structure of the house seems to be ok, but they use the absolute CHEAPEST materials they can and cut corners where ever they can. We had to spend a ton of money on painting when we first moved in because they don't paint the ceilings which caused them to look yellow and awful right away. They used the absolute cheapest Sherwin Williams flat paint on the walls (Sherwin said even contractors refer to the kind they use as "SherCrap") so we had to have the whole house repainted. They made an error with the location of the basement floor drain (across the room from the furnace) and routed tubes around the whole basement and didn't say a word about it. When we confronted them about it, they said it was "within code" and denied the error for the longest time before finally confessing it and agreeing to put in a furnace condensation pump, which is just kind of a band-aid fix because it is loud and obnoxious, but there really weren't many other options at that point. The wood flooring is cheap junk and gets gouges and cracks if you drop a can of soup on the floor. If you have pets and kids, forget about it holding up. We have to replace our carpeting already which is coming up in clumps and not good when you have a toddler around. The nail pops on our walls were never fixed after our 1 year check-in. Nobody ever contacted us to come out to fix them and an additional email to the warranty dept was ignored. The wood cabinetry, railing, built-ins are just awful quality "wood" if you can call it that. It is basically the same quality as cheap Ikea furniture and is falling apart already. The most recent thing we are dealing with is the windows and moisture getting in between the panes. They used Silverline by Andersen and we had an Andersen rep come out because we were looking at replacing our lookout windows (we didn't realize on the plans they didn't open) and they said they sold the Silverline line because they had nothing but problems with them, and that we likely would end up having to replace all windows within about 5 years because they are going to deteriorate. Apparently Ply-Gem, the company they sold to, doesn't reply to warranty claims for months to years. Windows, as everyone knows, are NOT CHEAP to replace. Honestly the list goes on and on. The house is only a few years old. We love our neighborhood but are so disappointed with the house and it is going to cost us a fortune to replace everything when we could have just bought a good quality existing house or went with a builder that actually uses good quality materials that will last! We are looking at selling when a nicer, QUALITY BUILT home in our neighborhood comes up for sale in the future.

We purchased a townhome (new build) from Brandl Anderson Homes.
Positives - we overall enjoy the place & they respond to warranty issues in a reasonably time frame.
Negatives - Poor attention to detail with finishes, the company was obviously rushing through to sell quickly. We did a walk through before closing, and pointed out these issues that we would want fixed before closing including a hole in the wall in a closet! This was a new build! The contractor only addressed some of these issues and we are pretty sure our realtor actually fixed a lot of our complaints to complete the sale. Nevertheless, we closed since we had cancelled our rent lease and had to move shortly accepting the fact that we would have to patch a hole in the wall, touch up paint, etc on our own. The contractor treated us like a number during this entire process, which was also disappointing. We opted not to do the 1 year walk through as we learned that it is more effective for us to take care of thing’s ourselves (noting that we don’t have any major settlement issue or structural issues for them to address, anyways).
Our Conclusion - We plan to work with a builder in the future to build our forever home. We honestly will opt to work with another company based on the lack of care regarding details/finishes and how we were treated during closing. Details matter when buying a new build! It shouldn’t look lived in and worn or have holes in any of the walls! -
We recently bought a beautiful Brandl Anderson home in Prior Lake and couldn’t be more happy with the design, craftsmanship and quality of the home. Scheduling walk throughs, modifications and maintenance has been easy thus far too. When we have questions, they are quick to respond.
We look forward to a great experience moving forward with any quick fix resolutions and our 1 year walkthrough. I would absolutely recommend Brandl Anderson to a potential buyer.
